The small villa NESPOLO, is part of the small property La Collina degli Ulivi. It has a kitchen-living room with a sofa bed that opens onto the loggia, an ideal place to enjoy excellent dinners and to enjoy the beautiful sunsets over the countryside, 2 bedrooms with bathrooms. The house has independent access, garden on the olive trees of the property, free private parking. The owners live nearby to treat and welcome guests, leaving them with the desired privacy. Excellent starting point for trips to the sea, (Tirrenia, San Vincenzo, Forte dei Marmi 30 minutes by car) visits to the cities of Pisa, Lucca, Florence, San Gimignano and Volterra, trips to the wine cellars. CONVENTION and discounts with the POOL of warm healing waters of the nearby Spa of Casciana Terme open all year (10km).

Not what expected
The location is very nice, although not what was expected. The photos give the impression that the house is on a hill surrounded by nothing but it’s actually very, very close to lots of other houses. Not a problem initially. The view is stunning and the house is nice. However, be warned, you are only getting half a house. The house is very basic. There is no toaster, no microwave and a tiny oven, no iron or ironing board and very little kitchen utensils. This would be a problem if you were staying for an extended period. On our third night we were joking while having dinner on the terrace about how it looked into the neighbours living room and wondered if someone was also eating on their terrace what it would be like. There is no separation. Well, later that evening we found out when we were woken up by the arrival of the next door neighbours very late and were woken again the next morning before 7am. Our stay was ruined at that point. I was thinking of contacting the owners when suddenly I was surprised to learn they were the owners!!!! It’s like you are renting rooms in their house. You hear everything, including a screaming child. There is no privacy. We do not recommend this place and don’t know how anyone could charge people to stay in their own house as if it’s a separate house. If the owners want to rent this they should do it when they are not at home. I do not know how previous reviewers could find this ok.

Loved the View!
Great location for this part of Tuscana. Super clean place. Great parking. Silvia is a delight and a great host. Could use a little more kitchen things and a proper oven, but we did great. Mosquitos were an issue in this area of Tuscana so be prepared. Silvia needs to fix the screen door before the next guest they host (it was an entry point for mosquitos). Once that is done, all well be great.... ciao!

Charming location with fabulous hosts.
We thoroughly enjoyed our stay at Nespolo Cottage on the outskirts of Pontedera`in Tuscany. Our hosts, Silvia and Giuseppe, couldn't have been better. They went out of their way to make our stay enjoyable and memorable. The villa comfortably accommodates 4-6 people (depending on the "mix"), is immaculate and enjoys a scenic view of the nearby valley. You do need a car here, because you are in a charming hilltop village away from the surrounding city. I would also suggest that you use the directions supplied by the owners, because the GPS in our rental car initially took us to a location several kilometers away. We took several day trips to Pisa, Florence, Siena and other local attractions that were recommended by our hosts. We decided to travel by train to Florence (7 Euros each way), which turned out to be a good decision for us. We were also able to experience the Chianti Trail (part of it) and a cheese factory near Volterra, thanks to our "tour guide" hosts. If you happen to be familiar with the area, I can assure you that there will be absolutely no pressure of any sort to participate in any of the activities that we took part in. If you want to experience the Tuscan life-style and are willing to drive yourself to most locations, you can readily schedule as many local experiences as time, and your personal preferences allow. Enjoy!

Nice, pastoral setting.
Nespolo offers a quiet, peaceful environment away from city life but five minutes walking from a small, hill-top village that has a small grocery store, a café and small restaurant. We spent every morning and evening sitting on the balcony watching the pastoral view. The owners live close and were able, if needed, to help out in anyway. The train station was about 15 minutes away and we use the train to travel to Florence and Ravenna. We also had a car and travelled to Cinque Terre, PIstoia and Lucca. A car is necessary to see any sights.

Quiet and off the main track , just what we wanted. Definitely need a car. Find the local bar and have a couple of gin and tonics , serious measures of gin for 4 euros. Great location but car essential. Thank you Silvia & Giuseppe

Beautiful Tuscany
This is a gem in the heart of Tuscany. The view from the covered patio is beautiful. Silvia is an excellent host, very attentive if a problem arises, and it is obvious she takes great pride in her holiday home. There are hiking trails close by and it is very close to Pisa, Lucca and Firenze. It is quiet, relaxing, and you can truly soak in the beauty of this region. Stay here, you won’t regret it!

Silvia was so very helpful, informative and friendly. Perfecto!!
Roomy, beautiful view, comfortable, clean. A perfect launching location for Tuscany, it’s medieval hilltop cities, vineyards and Pontedera is a short drive north with a large grocery store, Panarama. Treggiaia is a small village with lots of character and characters. There is a lovely restaurant with a beautiful view in Treggiaia called ale 3 Rane. You must eat there and please say hello to the chef, Betha!
