Perfect for two families with queen and king bedroom suites, Twin/Twin bunk bed with a separate twin in the third room, and a queen sleeper sofa, there is space for everyone (sleeps 10).


The great room has a fully stocked kitchen, bar with chairs, dining area, large game table and comfortable living space. Enjoy alfresco dining in the large screened porch on the main deck. Grilling is easy with the new gas grill.


The upper deck is perfect for morning coffee and star gazing at night - so be sure to brush up on your constellations! Check your email (if you must) with high speed WI/FI. Nice place

Property was in a fantastic location and the house was overall clean but
 it definitely needs a deep clean and the yard needs to be wrangled. Trees overgrowing the drive way made it difficult to get in and out of your car and the grass was tall. If those minor things were handled I would definitely stay here again. We love the area and the house.

The house was great for our group of 10.If you have walking issues an plan on walking to the beach that will be difficult,It is a treacherous walk through the sand for the elderly . Cookware is kinda warn out and not much of it.Glasses ,cups silverware a plenty.Beds were comfortable.Coffee pot took a hour to make a pot ,we replaced it and left it for the next guest.Garbage pick up is on Monday so we had 6 days of trash with 10 people we cooked alot ,which meant alot of trash that wouldn't fit in the cans .That may not be a problem for most guest that arrive on Sunday. Over all the house was perfect for us, the walk to the beach was my only complaint. plan to walk to the beach it is a very difficult walk through the sand .

Family pet friendly home

The house is great and living room actually much better than pictures. Kitchen has everything you need. Could use trash cans in bathrooms. The pool was small and warm- and closed a few days by the health department. But the beach is close and not crowded and the house a great vicinity to area restaurants. The lock on the house is ridiculous. There are zero instructions. Be sure to ask rental agency. It really needs to be replaced. Master bedroom needs black out curtains. Bring eye masks. If there are heavy rains there are leaks in downstairs master and living room. Check in: they said we couldn’t check in until we got a text. But we NEVER got a text and after a long day of travel sat in the rental company parking lot waiting for the mystery text. The rental agency found this highly amusing. Jokes that we would get it at 3 in the morning- when we would have really liked to be starting our beach vacation. Advice: SIT in their office and ask every five minutes of your house is ready because if you are out of sight you are out of mind. Do not go to your car. Wave your arms. Remind them you are waiting. Tell them repeatedly the text hasn’t come. You are paying thousands of dollars to stay at this house. You deserve prompt check in.

Great property for a relaxed family beach vacation

we love our experience at this beach house
the view was great
the house was very spacious for our family of 7. we loved the enclosed porch that our dogs to sunbathed daily
a quick walk to the beach with clean community pool
the house was clean with adequate cookware available. Coastal Joe was very helpful since pool had a locked gate which required a code but they quickly responded to get access. It is a rural area but the local piggly wiggly was only a 10 minute drive for groceries. There were a couple reviews about outdated property but we found the home was update structural sound
also very clean property. It definitely show that Coastal Joe takes pride in their rentals. Would definetly recommend this beach house!!!!!

We love Cape San Blas

We love our time on the Cape. The location is perfect. You can sit on the porch and watch the ocean. The home was clean and presented just as listed and just as other commenters mentioned. The home does need some TLC and some repairs but we knew that going in and were happy with our stay. The kitchen has what you need for pots and pans, grill outside and an area to wash the sand off at the end of your day. The beds were comfortable and there were plenty of pillows. The location, view and porches are perfect. Read the instructions before you go so you bring all you need. I would recommend a keyless entry to the rental company. We will be back.

Great location but needs some repairs

The location was fantastic. The property was close to the beach and was in a very nice neighborhood. The pool was a great plus as well as there was a horrible case of red tide in the area when we arrived. The managers were very prompt about answering questions or responding to emails and were able to help us through booking since VRBO was acting a little janky when we went to book. That being said, the house was a bit rough when we arrived. There was a fair bit of storm damage from the hurricanes which was not mentioned in the listing. For example, the sliding door from the living room to the porch was broken and had yellow duct tape on it with a sign saying a replacement had been ordered and the curtains over it had been ripped all over. The floor at the front door was very soft and the laminate floor was buckling up. The gate going off the porch down to the ground had a nail stick through the latch and bent into place instead of an actual pin which ended up cutting my hand several times. Also, several of the fabric folding chairs at the bar had the seats ripped and really couldn't be used. As well the house hadn't been cleaned particularly well when we arrived. We ended up cleaning soap, sand, and hair out of the bathtubs, the cushions on the couches had been turned up but there was still food on them, and the floors were fairly dirty when we arrived. There are also no vent fans in either the upstairs or downstairs bathrooms, just passive vents going through the closets to from the bedrooms which had mold growing around them. With all that being said, we were up front with the property managers when we left about the state of the house and they were very apologetic. The folks at the office told us they would have been happy to have the cleaners come back to go over the house again when we arrived had they known. I told them we just cleaned ourselves because it was late when we arrived and didn't want to pack everything back in the car and take our toddler and dog off for a few hours while they cleaned as we were ten hours from home. All in all we still enjoyed the vacation but will probably not be back to this property.

Needs repair

The location and neighborhood were great, the house had plenty of space for the 9 of us. However, the property is in need of repair and I wouldn’t stay there again based on those needs. The exterior of the house needs to be painted And cleaned, there are holes cut in some of the siding so it’s obvious they have been doing some sort of exploration. The outdoor lighting on the porch doesn’t work, there are soft spots in the floor on the main level, the main level bath has a leak/hole and the repair has been done with duct tape. The house sways when people are walking around which is a strange sensation (not sure if this should be noticeable but with the other tape job repairs it made us a tad nervous.) Aside from the needed maintenance and repairs, the neighborhood, beach access and community pool were great! I would stay in the neighborhood again but not at “All Conched Out” until it gets the attention it needs.
