King Bed-Peaceful Modern Cottage-Garden Setting

This is a cottage on a large property surrounded by lush landscaping and located behind the main house. The main grounds are shared with other tenants but you will have your own patio and private entrance. The Cottage is decorated in mid century modern decor with its own private kitchen, bathroom, walk in closet, and washer & dryer. You will have a seating area with TV and a comfortable Cal King bed.

This is a modern studio cottage that includes a kitchen, Cal King bed, desk, seating area, bathroom with shower, washer & dryer, and patio area with BBQ.

We help the home owner manage the property. There are some long term tenants on the property as well as a few Airbnb guest. We are available by Airbnb messenger and we are also available by phone/text during your stay. We live close by so we can always come help out as needed. We prefer you go through us for any questions instead of the other tenants on the property.

This is a quiet, well-established neighborhood in Carmichael. You are close to the beautiful Milagro center that features a bright, airy indoor food court with Mexican food, burgers, poke, sushi, Italian food, coffee, gelato & other eats. There are plenty of shopping centers and restaurants in the area. You are about a 25-30 minute drive to downtown Sacramento. The Sacramento airport is about a 30 minutes drive. Arden Fair Mall is about 20 minutes away. You are close to the river here with great recreation areas such as the American River Parkway - William B. Pond Recreation Area. There are a few trails nearby as well including: Effie Yeaw Nature Loop Trail or the Ancil Hoffman Loop.

You will need a car to get around or you can use Uber or Lyft. You can walk to the American river. The bike trail is accessible at the end of Arden way.

There are motion sensors and camera`s at the front of the property on the exterior only for security of the home and to help prevent unauthorized parties or guests. There are no cameras inside the cottage for your comfort and privacy. If you break any of the rules listed you may be asked to leave.
Our properties are protected by SUPERHOG - globally recognized trust and safety insurance that allows hosts and guests to confidently transact. Once you have booked, you will be contacted by SUPERHOG directly to complete an ID verification process.
Please keep noise down after 10:00pm

Please do not knock on other doors on the property. These are also short term rental guests. If you have a questions, message us on the hosting app, as this is monitored 24/7.

If you have an unauthorized party we will ask you to leave.

All visitors to the property must be approved by us. $25 fee for each guest who is not reported. This is to help prevent parties.

$250 fee for smoking cigarettes or marijuana because we will need to clean the carpets, furniture and drapes.

Please share backyard and front yard areas with other tenants.

Please talk to host about the number of cars you have and do not block other cars in the driveway

Please be kind to the kitties that live on the property. They may wish to visit you but they will not come into your home. They are indoor/outdoor kitties.

Utilities: Lights / Heating
We kindly ask that you switch off lights and thermostats when leaving the home.

Pets
Pets are not allowed without our approval. There are 2 kitties that live on the property so we ask that guests don’t bring any pets, it could stress out the kitties living here.

Furniture
Please do not rearrange furniture. We have had guests rearrange and damage the furniture and the flooring. It is also difficult for our housekeeper to put it back where it belongs.

Damage
We understand that accidents happen. We ask that you please let us know when something is broken so that we can replace or repair it. There is stain remover under the sink in the kitchen for the carpet and bedding.

Candles
We do not allow candles in the home, this is a fire hazard.
