LA CASA QUE CANTA (the Main House) is at the top of the property. It's a 3 bedroom and sleeps up to 8.

EL NIDO DE LA TORTUGA is located on the pool deck. It is a 2 bedroom (with a bunk bed) and sleeps up to 4.

Our BIG HOUSE at Villa de Vistas is truly one of the most special places in San Pancho that makes itself available to guests. The VILLA is 6200 sq. feet. You have 2 complete kitchens, multiple living rooms/sitting areas, dining spaces, multiple terraces, a roof deck with spectacular views, and a pool to relax AND goof off. The property's expansive and distinctive character invites conversation and relaxation!

It was designed with ample space for groups to gather and also plenty of spots for intimate conversations or even solitude. The living room and the media room are both generously spaced. The dining room and an area right outside on the terrace can easily seat your party for dining.

The pool, which is perfect for young children, even infants, is also comfortable for adults. There is plenty of space for conversation, games, jumping, and splashing.

Our generator sets us apart from most of our competition. The power grid going down is not uncommon. This is not an issue at our property due to our generator. AC and internet are reliable.

Thank you for considering our home for your vacation. We assume you are considering others, which in a sense represent our competition. We invite you to take into consideration:

A Brief History of our experience of San Pancho-

In 2000 San Francisco was a precious little fishing village with about 4000 Mexican citizens, most of whom had lived here for generations in relatively modest homes “in town.” It also had approximately 250 expats. All homes were built in “the old style,” which required lots of laborers and masons and stone workers, carpenters and iron workers, artists and painters.

In 2006 when we (Melissa and Bill) arrived, San Pancho still had about 4000 Mexicans and 250 expats. It also had one hotel, five restaurants, no internet, few houses for sale, and lots of parking spaces. In less than a week, we fell in love with the village. So, we bought land and began to design and build a home for our family – in “the old style.” It took three years.

Sometime in 2007 the area north of Puerto Vallarta was declared an Economic Development Zone and re-named the Riviera Nayarit. (The first EDZ was the Maya Riviera, extending south from Cancun). Economic Development Zones are advertised as a place for developers to come and invest. Eventually developers did come, bought property, and began to build, but in “a new style.”

The difference between the old style and the new was dramatized to me (William) one day. When “our men” were adding finishing touches to our home, we drove into town and for the first time, we saw a cement truck and a pumper blocking the road. They were pouring concrete for a house or hotel, a condo or apartment complex that would soon be completed and ready in a matter of months to bring the ROI (return on investment), that made San Pancho attractive to investors. Before long, our precious little fishing village became a bustling beach town. What does this history lesson mean for you as you consider where to rent?

Well, if you mostly want to go to the beach during the day and relish the nightlife in the evening– and do so for a super cheap price, and experience a cramped, pressured, loud version of San Pancho – it makes little sense to consider renting our home.

On the other hand, if you wonder what it might be like to stay in a gracious, expansive Mexican villa that was built in “the old style,” check us out. The Villa de Vistas is a home, built with love and care, with art, tile, and crafts sourced from all over Mexico.

San Pancho might be divided into three areas.
- The bustling “downtown.”
- The more sedate residential area of Costa Azul
- The Jungle Road

The Villa de Vista is located at the beginning of the Jungle Road. We delight in sharing this remarkable home. Many guests report that they can feel the love that went into it – from our workers, our craftsmen, and our family – and also from our staff that has kept our home looking like new. It has been a labor of love.

This was such a special place to stay. You could feel the love and intention that was put into the design and building of this wonderful property. Perfect for a family with adult children as each bedroom was separate/private with its own bathroom. Almost like suites and a small boutique inn.

Fantastic family getaway

We stayed at both the El Nindo and the Big House with our family and had an amazing time. The concierge Marie was so helpful with suggesting things to do and for making sure we were comfortable. We had one small issue with some work that was being done in the house and the property manager took care of it quickly. The housekeeping and grounds staff were also so lovely and helpful. The biggest plus was the heated pool - perfect for swimming with our baby. Would definitely stay here again.

Amazing Home, Beautiful Views, the Perfect Stay.

This property is absolutely beautiful. The home is well thought out, well designed and while spacious it is also comfy and cozy. It is clear that much love went into building this home down to the fixtures and artwork. The views are great too, we enjoyed sunset from the numerous patios each night. We enjoy cooking and found the kitchen to be well stocked. The staff were very nice and helpful. Bill and Melissa are wonderful hosts and we can't wait to return to Villa de Vistas.

Perfect, memorable experience!

Our group of six, three couples, had a fantastic stay here. There are two fabulous(!!!) Master Suites and a nice third bedroom with king size bed so it was wonderful that each couple had a great space with privacy and en suite bathrooms. The house is very large with big spaces including a family room with large tv where we were able to catch a playoff game. The pool was great and there are several terraces that I really didn't notice in the photographs. The house is nicely appointed with anything you could need and the staff incredible! We loved the three people who care for the house and gorgeous landscaping and Iris was very helpful and quickly came to our aid when we locked selves out of one of the bedrooms. Bill and Melissa provided all kinds of information about the house and area. Do be aware that you have a pretty bumpy ride from San Pancho out to the house but that made it all the more special once we arrived. We would definitely stay here again. Thank you!~

Grande space for groups. All together had a great time. 20-25 minute walk on the beach from the house to the town. Muchos stairs to get to the beach. 10 minutes by car on at times a rough road to the pueblo. Kitchen and bathroom accessories need a refresh.

Great place between jungle and the beach

High up, but still just less than 5 minutes walking from the beach, this big house provides great views of the pacific ocean. As a family of five, we very much enjoyed our five days in this spacy and fully equipped villa, supported by friendly and helpful staff. The location is at the peaceful end of the wonderful San Pancho beach on the one side but as well close to jungle wildlife. Highly recommended.

Fantastic Ocean View Property

We rented the main house and El Nido. We were a party of 7 and there was plenty of room for everyone. The pool was great, the hike down (and back up) to the North end of the main San Pancho beach was relatively quick. The house is built into the hillside and has absolutely gorgeous views of the ocean and lights of Sayulita at night. There is an abundance of stairs, so be prepared for some stair climbing. Iris and Rodrigo were great to work with on-site. The kitchen and family room were very spacious. The bedrooms were well appointed and the bed in the master bedroom was very comfortable. The A/C worked well in the bedrooms and kitchen area. We would definitely stay here again.
