Ground floor apartment 4 bedrooms 4 bathrooms

Strategically located between Florence and Siena, in the heart of Tuscany. A relaxing area about a 15-minute drive from San Gimignano. Our property consists of 3 units that we rent out. This listing is for the ground-floor apartment. During your stay, the pool and grounds of the farmhouse will be shared with up to two other groups. My family and I stay at the property only occasionally, mostly on weekends. Wi-Fi, air conditioning, parking! More info below in the description.

IMPORTANT NOTE: YOU MUST HAVE A CAR TO STAY HERE.
1.5 km of gravel road. Not ideal if you have a low-clearance sports car, but fine for all standard cars. I usually drive a Smart Fortwo here with no problem!

The apartment, which occupies the entire first floor of the main building, is exclusively yours. A separate entrance from the ground level of the property leads to the living area with sofa sets. Fully equipped kitchen (refrigerator, freezer, sink, dishwasher, stove, cutlery, dish towels, and everything else you’ll need), plus a table that seats 9 people.
4 bedrooms (3 double rooms and 1 triple room with 1 double bed and 1 single bed). Each bedroom has an en suite private bathroom with a shower, sink, toilet, and bidet. All bedrooms feature a modern air conditioning system and French doors that open onto the property’s grounds.

- shared pool (15 x 7 metres). The pool area is fenced for children’s safety. You will share this area with up to 9 other people from the other two units we rent (each of the other two units can accommodate 6 and 4 guests, respectively). My family and I visit the villa only a few times, mostly on weekends if one of the three units is available.
- parking area right next to our property with direct access from the farmhouse grounds.
- a small laundry area is available on the property for you to share with any other guests. There is a washing machine (no dryer).

NOTE: No loud parties, please. We prefer to maintain a quiet atmosphere. Children, of course, are welcome.

PRICE INCLUDES:
- Bed and bath linens: you’ll find the place already set up for a comfortable stay.
- Pool towels: 1 per person upon arrival.

- Final cleaning (However, we kindly ask you to take your trash with you before leaving the property and to leave the kitchen in good order, with no dishes left in the sink, etc.).
- Property parking area next to the villa’s garden

PRICE DOES NOT INCLUDE:
- Tourist city tax: 2.5 euros per night per person for the first 5 nights of a stay (children under 14 are free of charge)
- Any additional cleaning or changes to bed and bath linens
