The apartment is located in a building on the second floor, reachable with a comfortable lift, it is 65 square meters divided into 2 floors; on the first floor we find the kitchen (with a dishwasher) immediately connected to the living room, a bathroom (with a washing machine) and a balcony with a table for lunch / dinner.
On the second floor there is a single attic room with a double bed, a single bed, a bathroom and a terrace overlooking the sea.

The accommodation has 5 + 1 beds the sixth on request, with a double bed a single bed and a double sofa bed located in the living room.
Both on the first and second floors there is AIR CONDITIONING (very important in July / August) and a TV.

The house is located 50 meters from the beach, in a residential neighborhood within walking distance of the marina and the center.

It is located in a very quiet and peaceful area, a few steps from the best restaurants in San Vincenzo. It is possible to walk to all the activities of San Vincenzo, including the railway station and the ferry to visit the islands.

Points forts : Propreté
Die Ferienwohnung ist sehr stilvoll und romantisch eingerichtet (genau wie auf den Bildern zu sehen) und sauber. Die Ausstattung entsprach genau der Beschreibung (Waschmaschine, ausreichend ausgestattete KĂŒche, SpĂŒlmaschine, 2 Badezimmer, 2 Balkone, Aufzug usw.). In dem Doppelbett haben wir hervorragend geschlafen. Die Aussicht von den beiden West-Balkonen Richtung Meer ist wunderschön und man kann von dort traumhafte SonnenuntergĂ€nge beobachten. San Vincenzo wĂŒrde ich als einen lebhaften, touristenfreundlichen Ort bezeichnen. Wer also absolute Ruhe sucht, ist hier falsch. FĂŒr uns war die Lage perfekt. Im Erdgeschoss befindet sich ein Supermarkt, der alles bietet, was man fĂŒr den tĂ€glichen Bedarf benötigt. Wenn man die Staße Richtung Hafen entlang lĂ€uft findet man zahlreiche Restaurants, sowie SouvenirlĂ€den und BekleidungsgeschĂ€fte. Zum Stand braucht man nur ĂŒber die Straße, wir sind allerdings immer zum Hundestrand BauBeach gefahren. Die Kommunikation mit unserem Gastgeber Andrea war hervorragend. Wir haben eine Woche vor Anreise per Whatsapp sehr detaillierte Infos zum Check in, sowie einen ReisefĂŒhrer mit Restaurantempfehlungen und Ausflugstipps erhalten. Zu erwĂ€hnen ist allerdings, dass die Parkdauer rund um das GebĂ€ude wĂ€hrend der Hauptsaison auf 2 Stunden begrenzt ist!Wir hatten einen traumhaften Urlaub und haben uns sehr wohl gefĂŒhlt. Wir wĂŒrden die Wohnung defintiv weiterempfehlen!

Die Wohnung hat uns gut gefallen, wir haben gerne dort unseren Urlaub verbracht. Uns hat nur die Karaokebar in der NÀhe gestört, es war mal schon lange richtig laut.

A nice holiday

Das Appartement ist sehr schön und sehr nahe am Zentrum von San Vincenzo gelegen. Es liegt im Obergeschoss des ‚Il Cantinone‘, eines komplett renovierten ehemaligen Weinkontors, und ist sehr gut ausgestattet mit Steinböden in der ersten Etage der Wohnung und einem soliden Holzboden in der zweiten Etage. Auch die beiden BĂ€der sind komplett im landestypischen Stein gehalten ebenso wie die KĂŒche. Die Möbilierung hat uns ebenfalls gut gefallen. Die Ausstattung ist sehr gut mit mit einem sehr guten Doppelbett, WLAN, zwei Fernsehern und zwei Klimaanlagen, die wir allerdings trotz Sommertemperaturen nur selten benutzt haben. Im Erdgeschoss des GebĂ€udes befindet sich der kleine Supermarkt Conad, der recht gut sortiert ist und fĂŒr fast alle EinkĂ€ufe geeignet ist. Die Lage nahe des Zentrums ist sehr praktisch, da alles in Laufweite ist
 der Strand (Bagno Nettuno), ein kleines Cafe, Restaurants und die Stadtmitte mit der Shoppingmeile. Durch die zentrale Lage ist die Wohnung nicht wirklich leise, aber das gehört in Italien in einer Kleinstadt am Meer dazu. Wer absolute Ruhe möchte sollte in ein Agriturismo außerhalb der Stadt gehen! Nach dem Schließen der TĂŒren und Fenster war es so ruhig, daß wir 12 NĂ€chte gut geschlafen haben! Andrea hat auf Anfragen normalerweise innerhalb Minuten reagiert und war sehr nett. Alles in allem war dieser Urlaub eine sehr angenehme Erfahrung. ---- The apartment is really nice and situated near the heart of San Vincenzo. It is in the upper levels of ‘Il Cantinone’, a renovated historic building with many apartments. Andrea’s apartment has stone floors in the first level and a nice wooden floor in the second level. Both showers and the kitchen are also in the stone typical for the region. Equipment is really good with good beds, wifi, two TV sets and two air conditions that were needed only a few times despite summer temperatures. In the base of the building you will find the small supermarket Conad that takes care of almost all your needs. The location near the heart of town is really nice since everything is within walking distance
. The beach (Bagno Nettuno), a cafĂ©, restaurants and the center of the city. This lets you take part on the life in an italian city on the coast to some degree, we didn’t mind the occasional noise. Someone who wants absolute silence has to go to the mountains or to an Agriturismo outside of town! Once the doors were closed it was so quiet that we had 12 nights of good sleep!

Vacanza di coppia con cagnetto al seguito

Abbiamo soggiornato in questo appartamento dal 2/9 al 9/9. L'immobile Ăš in perfette condizioni comodo a tutti i servizi (il conad e' sotto l'appartamento) ha un balconcino vista mare molto suggestivo e dotato di ogni confort (eccetto il microonde x noi nn indispensabile) Andrea Ăš un padrone di casa molto cortese ha incluso nella quota di soggiorno la biancheria da bagno e da letto e la connessione wee-fii. Consiglio a tutti di soggiornare qui soprattutto per la comoditĂ  alle spiaggie dog friendly al centro e a cittĂ  bellissime. La maremma va vissuta e scoperta anche con i ns amici pelosi che sono per lo piĂč ben accetti in spiaggia e nei locali Grazie Andrea

Vacanza a San Vincenzo

appartamento bellissimo arredi nuovi e molto carini davvero di buon gusto, dotato di tutti i confort. Posizione davvero comoda sia perche sopra ad un supermercato e sia la vicinanza al mare: basta attraversare la strada! Inoltre il proprietario Ăš una persona gentilissima e molto disponibile. Lo consiglio veramente noi ci abbiamo passato Pasqua e Pasquetta una piccola vacanza che ricorderemo con piacere
