612 will welcome you with its crisp white shiplap and stunning updated kitchen. Even better - step right on the patio to enjoy the sights and sounds of the Gulf. Grab a lounger at one of the complex's 2 pools or head down the boardwalk for a day at the beach - there's plenty to do at Beachside Villas plus its location puts you central to shopping, dining and entertainment across Seagrove and all of 30A.

Beach Access:
If you’re ready for a beach day, head down to your access right at the end San Roy Road, about a 4-minute walk. Enjoy both the Gulf and Eastern Lake. This is a 2+ acre stretch of beach with plenty of room and is the recommended beach for your stay at Beachside Villas. And, for your convenience, Beachside Villas provides transportation to and from this beach access via golf cart service from March – October (please call us for specific dates).

An initial Benchmark signature box of amenities is provided for all guests. For each bathroom it includes: 1 roll of toilet paper, 1 set of facial and bath soaps/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom.

Great condo with a great view

The condo was just right. Clean and up to date. Benchmark Management was awesome to work with and very attentive. The view was wonderful and the beach access was only a short golf cart ride away. The Beachside Villas provided the shuttle service and they were super nice and responsive when we called. A great trip!

Property as advertised

I was there with my 18 yr old granddaughter. The condo was great clean and tidy. Beds were great! They do give you starters toilet paper, trash bags, dish and laundry soap and toiletries. If staying more than a few days bring some extras. A couple things we brought were extra towels and a rug for inside the front door. Trolly is great I suggest taking advantage of it. The walk to the leased beach can be a lot specially if you have young kids. Pool was great. We arrived on Sunday before labor day and it was quiet. It picked up over the holiday. But nothing crazy. The condo is tucked away like a hidden gem.

One bedroom locked so had to call maintenance to unlock, no toilet paper or towels in the bathroom, the keypad required multiple attempts to open the keypad, no paper towel in kitchen Beaches private beach was to quite hike and no companies would place chairs and umbrella there.

Not worth the expensive cost

Beachside Villas 2 bed/2 bath unit was sub-par at best. For that much money, I expected a clean property with easy beach access. The ocean view you have, is just that. You CAN NOT utilize the beach unless walking way down the coast or getting a ride on the trolley cart(about a mile) which is very inconvenient if you want to take chairs, tent, coolers, etc. No wagon or anything like that is provided. There was a man and his crazy wife literally running you off the beach at the end of the boardwalk. The unit itself was dirty. The floors had clearly just been half swept, not mopped. There was debri under all the furniture (trash and even a unknown pill). I also found a generic hanger on one of the beds, under a coverlet which let me know the linens had not been changed before our arrival. Some things have been "updated" like the kitchen area but definitely not the entire unit. The carpet was also dirty and stained. The TV's didn't have a signal but that wasn't a big deal for us. Internet access is very spotty. Our upstairs neighbors had several children so it sounded like they were tap dancing starting at 6:30 every morning. As for the complex, it was decent except for the fact that the pool heater was on in June which made the water feel like a bathtub. We addressed that with the young man at the office but he nonchalantly brushed us off and said we were wrong. Everyone could feel the hot water flowing into the pool. As for positive things, the unit did have a pretty view, the water pressure was great, it was very convenient to shopping/restaurants and the people driving the trolley were super sweet and accommodating.

Second times a charm!

We are a family of 4 with a 3-year-old and a 10 month old. This was our second time staying at this property and one again we were very pleased with it. The unit is clean and in good shape. The kitchen is very new and modern. The two bathrooms are a little small but very clean and well maintained. During our last stay we noticed that the mattresses were worn out, well that has been corrected and the replacements are much more comfortable. We love to take photos of our kids and share them with our family back home so the strong and fast WIFI is a big plus. The beach access could not be any better, there is a public beach access 15 yards from the door. You can see the ocean from the sofa. Unlike other parts of town, you do not have to walk up and down dozens of stairs when you go to the beach. One of the main reasons we like this property is it is almost at sea level. We really like this area of town. It is close enough to everything but far enough away it is quiet. If I have any complaint it is the sliding door to access the porch. The salty air has really affected it and it looks rough and doesn’t lock well. There is a metal bar you can use to secure it, but this seems like it is holding back an otherwise awesome property. We do plan to stay again next fall.

Love this property. It is in a great location! I wish the rental chairs were not in the middle as you walk out to the beach and the pool had a way to keep smokers out farther. Even still one of our favorites!!

Great condo practically on the beach!

Great condo practically on the beach! My wife and I love the Sea Grove area, but we do not love being 3 stories above sea level. When you have small kids going up and down those stairs is exhausting. This is what lead us to looking in this area for a place to stay. The condo’s in this are only a few feet above sea level so the trek to the beach is much easier. To further increase our ease of access to the beach we wanted a ground floor unit that was close to the beach access ramp. Let me say this condo exceeded every one of our requirements. The condo is right across the street from the beach access ramp and is on the ground level. The only thing that separates this condo from the beach access ramp is a driveway that at least while we were there saw very little traffic. The interior of the condo is very clean and contemporary. It appears to have been recently remodeled and my family found it very comfortable. We had everything we needed for our stay, even a nice coffee maker. The two bathrooms were a bit small but very clean and adequate for our needs. My wife and I like to take a lot of photos of our kids and share them with our family so the very fast wireless internet in this condo was a big plus. If I have any complaints it is the mattress in the master bedroom. It is very worn out and does not provide much support. The exterior of the condo is very clean, and parking is very close to the unit. During our 4-day trip we were able to park right beside our unit all but once and even then, we were only about 30 yards away. I would like to add one thing. I booked our condo through VRBO. I have used this site many times and I would like to point out to potential renters that you will not be dealing with the owner. You are renting form a rental company. So be prepared to agree to a lot of rules and guidelines. I understand that the company must do this to protect its self, but it was a little impersonal.

8/13 - 8/17/2017: Amazing remodel!; fantastic location, literally steps from walkway to beach access. All amenities on grounds pool/tennis, etc. Super clean with brand new appliances; washer/dryer a welcome touch, though we did not take advantage since we were only there 4 nights. Not a lot more you could ask for - except a little more of that remodel $ spent on brand name mattress. Wife and I are not mattress snobs; but my goodness, this is a pretty large overlooked detail - at least for the master br (teenage boys did not complain about 2nd bedroom mattresses). Could literally feel springs through top and when we laid down we tended to roll toward middle (I am 205 lbs, my wife 135) so weight not really an issue. Hated to leave surroundings but glad to get back to a mattress we could sleep on. 1 star discounted for mattress in master; otherwise a stellar unit.
