Villa with private pool and terrace of new construction located in a quiet area of Sirmione near Lake Garda.



The villa is inserted in the context of new terraced houses. The house is on two floors and opens onto a bright and spacious open-plan living room equipped with a double sofa bed, television, and dining table. The open-plan kitchen is fully equipped with an oven, microwave, dishwasher, kettle, juicer, toaster, and coffee maker. From here there is access to the patio with a beautiful private infinity pool. To the rear of the house is the green garden with sun loungers.

The sleeping area consists of three bedrooms, two on the ground floor and one on the second floor. The master bedroom has a queen-size bed, a large wardrobe, an ensuite bathroom with shower, and access to the villa's private garden. The second bedroom has a queen-size bed and a wardrobe. Finally, the third bedroom, reached by stairs, has a queen-size bed, walk-in closet, television, and ensuite bathroom with access to the terrace. This magnificent cottage continues to impress on the lower floor, with a small sauna at the complete disposal of guests and an additional shower. Finally, a third bathroom with shower completes the layout.





Guests will enjoy amenities such as free Wi-Fi, air conditioning in all rooms, and independent heating for colder days.



Guests will benefit from a garage inside the property (width 6.65 m - length 5.40 m - height 2.15 m).



The swimming pool is open from the 1st of May to the 30th of September.

Surrounded by the plants of a suggestive park, the spa offers everything tourists need to regenerate and regain serenity and well-being, thanks to the curative sulphurous waters that flow warm from the bottom of the lake. Not to be missed is also Villa Callas, a residence that hosts musical events, and the wonderful beaches such as Lido delle Bionde or Jamaica Beach.



The villa is 15 minutes by car from the Desenzano train station and about 30 minutes from the airport.
