Tropical 3BR Villa Retreat with Private Plunge Pool in Tulum
The space
Casa 90 at Edena by Tao is a contemporary three-bedroom, two-bathroom villa tucked into a quiet, jungle-fringed corner of Tulum, Quintana Roo — a two-level retreat built for up to six guests. Natural wood, warm neutral tones, and handcrafted textile details run throughout, and floor-to-ceiling sliding doors dissolve the line between the open-plan living area and a private plunge pool shaded by a woven pergola, complete with an alfresco dining table and sun loungers. A private rooftop terrace adds a second outdoor escape under open sky. It's an easy fit for families, groups of friends, or multigenerational trips who want genuine privacy alongside real comfort — a king suite with its own bathroom, a queen bedroom, and a twin room sharing a second full bath give everyone their own space to unwind. Just minutes from downtown Tulum's restaurants, cafés, and boutiques, yet wrapped in tropical greenery and set within a gated community with its own shared pool and gym, Casa 90 offers the rare combination of a jungle hideaway and genuine convenience — the best of both worlds in one of Mexico's most sought-after destinations.
✩₊˚.⋆⋆⁺₊✧
Casa 90 unfolds across two floors built for real indoor-outdoor living, with a private plunge pool and rooftop terrace that most Tulum villas simply don't have. Here's how the space flows, room by room.
⇨ THE HEART OF THE HOME
An open-plan living and dining area flows straight into a fully equipped kitchen — a gas range and oven, full-size refrigerator, dishwasher, and microwave, backed up by a blender, coffee maker, and toaster, plus a full set of cookware, dishes, and glassware. Floor-to-ceiling sliding glass doors erase the wall between this space and the terrace outside, so the room stays bright and breezy most of the day.
⇨ REST & RETREAT
Upstairs, the master bedroom is a private suite with a king bed, an en-suite bathroom, air conditioning, a wardrobe fitted with an in-room safe, and a TV. The second bedroom offers a queen bed, air conditioning, and its own TV, while the third bedroom has two single beds, air conditioning, and a walk-in closet — a second full bathroom serves both.
⇨ LIFE OUTSIDE
Sliding doors lead out to the pergola-shaded terrace, home to the private plunge pool, an outdoor dining table, and sun loungers set among the greenery. ✦ One flight up, a private rooftop terrace adds a second lounge area with open views over the treetops — a favorite spot for a sunset drink.
⇨ TWO FLOORS, ONE FLOW
The villa is spread across two levels connected by an interior staircase, with all three bedrooms upstairs and the living, kitchen, and terrace access downstairs. It's a layout that gives everyone room to spread out, whether that's a quiet reading corner or a full house gathered around the pool.
Guest access
Guests have exclusive use of the entire villa for the length of their stay — every bedroom, both bathrooms, the kitchen and living space, the private plunge pool, the terrace, and the rooftop. Here's what to know about arriving and settling in.
⬧ ARRIVING AT CASA 90
Casa 90 sits inside Edena by Tao, a small gated community just south of Tulum's town center; a few of the access roads are still unpaved, so a car or scooter is the easiest way to arrive and get around. Tulum International Airport is roughly 40 minutes away by car, and downtown Tulum is closer still, at about 5 minutes.
⬧ MEET & GREET
Check-in is in person — a host or local representative meets guests on arrival to hand over the keys, walk through the villa, and share a few local tips before stepping back. Please coordinate your arrival time in advance so someone's ready to greet you.
⬧ EXPLORING BEYOND THE GATES
Tulum doesn't have a metro or rail system, so taxis, rideshare-style apps, and rental cars or scooters are the standard ways to get around; many guests rent a scooter for the length of their stay. The gated community itself is quiet and walkable, but a vehicle makes the beaches, cenotes, and Mayan ruins far easier to reach.
⬧ WORTH KNOWING
▸ Guests may also use the community's shared swimming pool, sun loungers, and gym alongside other residents. ▸ Free private parking is available on the premises.
