This charming home is a quiet, bright, and spacious retreat located in the heart of East Austin. Recharge in this serene space or step out to enjoy nearby coffee shops, bars, and parks. Immerse yourself in the minimalist ambiance of this brand-new four-bedroom home, highlighted by soaring ceilings and an open, airy design.



The Space:

This charming residence boasts a contemporary décor, exuding a delightful Austin, TX ambiance. Situated in East Austin, it offers the ideal setting for relaxing and socializing with its adorable pool, grill, patio, and a range of other amenities for your enjoyment. There are 2 parking spots available on the driveway and free street parking.

- 1 ground-level bedroom with a private entrance (no ensuite option, but there is a powder room nearby)

Guest Access:

Guest will have access to the entire house minus the garage and a few closet spaces.



The Neighborhood:

The East Side is known for its restaurants and bars, which range from quaint and funky to chic and cool. Walk to downtown, Lady Bird Lake, South Congress, Rainey Street, and the University of Texas campus!



Getting Around:

Quite easy to get around using ride-sharing apps or bikes/scooters. There is also parking at the house and free street parking.



- Moody Amphitheater and the University of Texas are less than 2 miles away

- East 6th Street Bars are 1.5 miles

- Rainey Street District is 2.3 miles

- Zilker Park is 6 miles

- Barton Springs is 5.9 miles



Other Things to Note:

Important: To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, FCM Homes Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



HOUSE RULES:

- Occupancy [10]

- Primary guest must be at least 21 years old and present for the entirety of the stay.

- Pets are not allowed.

- Smoking is not allowed.

- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Fireworks are not allowed.

- Parties or events are not allowed.

- Quiet hours are from 10 PM to 7 AM.

- Please ensure that the entrance gates remain shut at all times due to the presence of an unsupervised water feature (swimming pool) on the premises.

- There is a BBQ grill in the backyard. We kindly ask guests to bring their own supplies, extinguish any flames/coals after each use and adhere to any county burn ban in effect.

- If you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

- Outdoor shower (Will not be available in the winter due to winterization)



Pool Rules:

- No lifeguard on duty. Swim at your own risk.

- Supervise children at all times.

- Please rinse off before entry.

- No glass is allowed in the pool or pool area. Additional fees may apply if glass is found in the pool area.

- Each Monday or Tuesday (depending on weather), the pool will be serviced.

- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.



HVAC Rules:

Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



Landscaping:

Our landscaping team will be on-site every other Friday, to keep the grounds looking their best. You might notice them during your stay, but they’ll be mindful not to disturb you.



As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.

Very cool and comfy home - Austin vibe for sure.

THe property was perfect. The neighborhood, like most of Austin, is just weird, but I like it. the bedrooms, baths, furnishings, even the art was all in sync. Parking is a little strange, in that one must get out of their car and punch in a code for the gate - same to close it. Otherwise, super place. I’d stay here again if back in Austin.

Quiet, Convenient and Beautiful East ATX Property

My wife, our 4 year old daughter and I had a great trip to ATX while staying at this property. Super well kept and beautiful property that has everything you need for your trip. We loved the pool and convenient location that got us and our rental car to all the local playgrounds, restaurants and sights.

Cute Austin house!

Cute, clean, comfy, convenient to UT campus, stadium & downtown. A few close by coffee shops & restaurants. We liked that it has a pool! We enjoyed our stay here very much!

Great Vacation!

The house was exactly as described. The house was clean, the AC worked great, and the pool was very clean as well! One thing I didn’t notice anyone else really talk about in other reviews was the perfect location! It is walking distance to Sour Duck Market (7 minute walk) and to Bird Bird Biscuit (22 minute walk). It seemed like a 10-15 minute Uber/Lyft to just about anywhere you would want to go. 6th Street, UT, Whole Foods, and Rainey Street were all nice and easy rides. The pool being in the front yard sounded like it was a different concept, but with the fences, it was great! Plenty of space to relax and enjoy inside or outside of the pool. We would absolutely stay here again in the future. Thank you for the great communication throughout our stay!

Close to UT campus

The house is very nice and solid. It was built well and not just thrown up in the renovation phase that is happening over in East Austin. There was no other construction in the area while we were there, so that was great. It was quiet. House was cleaned well. The picture you are looking at is the front of the house. The pool is in the front yard. There is a solid wood sliding gate and a walk through gate. So when you arrive, you can pull your car into the driveway off the street. This is very nice. Our only issues were with the management company itself. I specially asked for an extra flat sheet of any size to be left at the home. They promised this would occur and was not done. (I did not ask for it once I arrived cause it was not worth the hassle. We got in late.) Two- the management company gave us the wrong gate code to get into the property. Had we arrived very very late we would not have been able to get into the property at all. Cause their office closed at some point and it is not like a hotel where you can go down to the front desk with a problem. So we were lucky and caught them and were able to get the code after 15 minutes. So- yes I would stay here if I was you, but get there early enough so that you can make sure you make it through the gate. Or you can not get to the front door. And two- do not expect the management company to come through with your requests even though they say they will. Set your expectations. (No pool towels either. Two bath towels per bed).

Relaxation in Style

Our stay was absolutely amazing! The hosts made it easy and were so helpful. The pool is right outside and was a hit with the kids. The rooms and beds are welcoming and the beds comfy. The house’s decor was refreshing and the high ceilings made it feel spacious and fresh. The location is a quick drive to downtown and most places we wanted to see- with coffee shops within walking distance. It was a great respite from the summer heat and we will definitely stay there again!!

Perfect house for us while visiting family in Austin

This was a clean and beautiful house for us to stay in while in Austin visiting family. Located in an area with lots of places to eat, and easy access/travel to where our family is located. Big and well stocked kitchen. All the bedrooms have comfortable beds and plenty of bathroom/shower space too. We even enjoyed some pool time during our stay! We will definitely check availability the next time we are coming to Austin.
