General Rules âą Good Neighbor Policy: All guests must review and agree to the Good Neighbor Policy, which will be provided electronically upon booking. This is required by the City of Big Bear Lake. Violations may result in fines or eviction without refund. âą Noise: Quiet hours are from 10:00 PM to 7:00 AM. No outdoor spa use or amplified music is permitted during these hours. âą Trash: Guests are responsible for taking trash to public sites: âą Clean Bear Site #1: 41790 Garstin Drive âą Clean Bear Site #2: 39690 Big Bear Blvd Failure to remove trash will result in a $25 fee per bag. âą Parking: Park only in designated spaces (2 vehicles max). No street parking allowed.
During Your Stay âą Treat the property with care. Report any damages or maintenance needs immediately. âą Smoking/Vaping/Drugs: Strictly prohibited indoors. Evidence of smoking may result in a $500 fee. âą Pets: Guests must clean up after their pets (indoors and outdoors). Excessive pet-related cleaning or damage may result in additional charges up to $250. âą Fireplace & Fire Pit: Only use as described in the listing. Ensure the fireplace is off after use. Outdoor wood fires are prohibited. âą Excessive dirt or debris may result in a $150 cleaning fee. âą Child Safety: The property is not childproof; children must be supervised at all times.
Check-Out Instructions ⹠Check-out time: 10:00 AM. No need to return to the office. ⹠Clean and return any used items (dishes, BBQ tools, etc.). Uncleaned items may incur a $50 fee. ⹠Dispose of all trash at public sites before leaving. ⹠Set the thermostat to 55°F during winter months. ⹠Ensure all windows and doors are locked.
Winter/Weather Considerations âą Snow and ice are common in Big Bear Lake. Exercise caution when navigating the property. âą Carry tire chains (required by law from November to April). âą If additional snow removal is needed during your stay, contact us in advance.
Liability and Damages âą Guests are responsible for any damages caused during their stay. Costs for repairs or replacements will be billed accordingly. âą The host is not liable for accidents, injuries, or loss of personal items during the stay.

The property was very nice; the only thing is that it was too dark at night. The balcony lights were not working, and the heater was too high, and we were unable to adjust it. The property is nice but not as big as how it looks in the pictures.
Location is good, but communication with the hoster was not easy. He promises to provide pin/key to enter to house but didnt on time, so we were waiting for 2hours to enter. Finally contact the other person to get a pin. House overall looks comfy but dirty. Please WASH the towels and bed- all were dirty. Patio was dirty as well, so we had to manage to clean patio and furniture cushions. Would recommend to have at least one tissue in bathroom.
The location is nice. The upstairs sliding door had the screen door removed and leaning against the side of there house. Closer inspection revealed that it was damaged prior to our arrival. Nice relaxing backyard with fire pit was nice but the patio furniture needs new cushions as the ones there were dirty and worn out.
Chrisâs place was perfect for our stay. It had everything we needed. Rooms were comfortable and patio was nice. Best thing about the place is the proximity to the lifts. It was basically ski
