WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
-Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
-This unit provides cable television.
-There is whole-house AC.
-The fireplace is wood burning. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
-This unit has a propane grill.
-Use of a fire pit at this property is not permitted.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 2 CARS.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing two steps.
-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

Trash and Recycling
You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

Disclosures
-A signed rental agreement is required for all reservations
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

Fairway Villa 23 - winter

Well stocked house, clean, and great location for access to ski area. The entrance road and house access are well maintained during the winter. Ventured up to the Mt. Washington Inn a few times but was nice to have a quiet place to land and rest after a full day of skiing. Had my meal delivery switched for the week so we had food and kitchen had everything I needed to make meals. Nearby market also has essentials for making simple meals. Great house - would stay again.

Pack and Evac in the Whites

Pros: This property is located near the golf course. No views but easily accessible. Updated kitchen. Great views of the Presidentials. Short walk to The Mt. Washington Hotel. Cons: landlord and property management relations are abysmal. An unforeseeable issue occurred in the utility room that led to an emergency evacuation of the home and a 911 response. Thankfully my 86 year old mother in law was not present for the event. Property Management recommended we pack up and prepare to move to a different unit. Not only was this a traumatic experience it was also a huge inconvenience the day before my daughters wedding. If we had not been home during the event, damage to the property would have occurred. Interaction with property management was minimal and we had no communication at all from the homeowner. This is disgraceful. At a minimum I would have expected at least one nights compensation for the inconvenience and stress during an extremely busy day. In summary, great location. Bunk beds are in need of an upgrade. Management and owners need to be available to their guests during emergencies.

This condo backs up to hole 5 on the 9 hole course. Nicely decorated and stocked. Easy access to Bretton Woods. Would definitely come back to this unit

Moms 88th Birthday Celebration

Sister and bro-in-law have condos at Stickney but we needed more room to gather for 4 nights celebrating Mon’s 88th birthday. Location and size of this place was perfect, comfortable and well accommodated gatherings for dinner and games each evening. Will stay here again!

Very clean and attractive. Well equipped. Worked well for my family. A few small maintenance issues, but excellent overall.

Great location

It was perfect. Loved the property and location. Only issue was rotten fruit was in bowls (limes and mangos) there was only a little bit of wood for fireplace. There wAs fresh fallen snow and parking and side walks were not cleared when we arrived. Weren’t sure where to park. These were just minor things but felt I should let you know. We had a great time.
