Whether you're hitting the slopes at Bretton Woods, stepping back in time at the historic Mount Washington Hotel just minutes away, or unwinding with refreshments on the patio while the kids play in the yard, you'll find endless ways to enjoy your stay.

This air conditioned home features a fully stocked kitchen with stainless steel appliances, including a drip coffee maker, a dining table with seating for 8, and an open-concept living/dining area with a cozy stone fireplace, comfortable seating, and a TV. The lower level living area offers additional lounge space perfect for kids or large groups, and a TV and board games for extra entertainment. Outdoors you'll find a spacious deck with a grill and outdoor dining setup, a private backyard with a flat lawn and a small babbling brook, and direct access to a short path leading to the slopes of Bretton Woods Ski Area! Please note that this is a 3 bedroom home with 2 bonus rooms that are not suitable for sleeping as they do not have egress.

WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
-Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-This unit provides cable television.
-There is a remote-controlled AC mini split in the main living area.
-The fireplace is wood burning. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
-This unit has a propane grill; propane is supplied.
-Use of a fire pit at this property is not permitted.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 2 CARS.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing two steps.

Trash and Recycling
You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

-A signed rental agreement is required for all reservations
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.

Nostalgic Visit

We enjoyed staying in a condo at Bretton woods, where our kids (now in their 30's) learned to ski at an early age, and where we have had more positive experiences than we can count hiking and enjoying this area. The condo was larger than what we needed, but it was air conditioned.. The kitchen was nicely stocked both with equipment, and with spices etc. we forgot to bring. The gas grill worked well. We enjoyed going around the whole area and refreshing our memories.

Great time during tough time!

Our week was March 15-23, 2020 when ski areas and public facilities were all shutting down in the wake of the Corona Virus. Fortunately Bretton Woods stayed open until Thursday so we were able to get a good portion of our vacation completed, snow conditions were great as was the weather. The condo was perfect with on-mountain access so we didn't need to use the lodge. Unfortunately my extended family cancelled which left the place a bit too big for a family of 4 but hey, no complaints. Property management company was very responsive throughout. Overall, great stay and we'll look to book again next year after the pandemic settles down. Thanks again to owners and Bretton Woods Vacations for the flexibility and quick communications!!

Condo exceeded our expectations! Location was great..walkable to slope & daycare. Having 2 living rooms was indispensable with our group of 6 adults & 5 grandkids ages 10 yrs to 1 1/2 yrs. Spacious area for hanging coats & storing boots & ski boots. Kitchen well stocked with dishes,utensils,pots & pans as well as spices. It was awesome to have a baby sled, baby gate & pack n play to use. We all agreed that this was our favorite rental. We’ve rented at Waterville Valley twice, Loon, Attitash ,Sugarloaf & Blue Knob in Pa. The condo truly had everything we needed & more. Seating for all 11 of us in dining area including high chair. Toys & games for all ages was a nice surprise too.

Located in a beautiful area of NH. The cottage was spacious. The living room furniture and beds were comfortable. The patio off of the master bedroom was awesome as was the one off of the dining room. Both were private. We would stay here again.
