The property lies in Umbria at 14 km from the town of Todi, 40 km from Orvieto and Perugia (airport), 130 km northern of Rome. It’s an excellent departing point to visit whole Umbria (Orvieto, Gubbio, Assisi, the marmore waterfalls, Montefalco, Bevagna can also be reached by car It's a quiet area with nice panoramic views.
This villa is encircled by a well-maintained garden with a 14x7 meter pool, all for private use of the tenant. Next to the pool there is a large terrace with gazebo, table, chairs and barbecue to eat near the pool and enjoy the panoramic views. The whole villa is furnished with fine furniture and all the rooms are equipped with air conditioning. It is suitable for up to 10 persons (baby cot also available on request). There are 4 bedrooms each with own bathroom and air conditioning. The last two sleeps are on mezzanine (1,40 meter high, so we suggest for 2 children), also here air conditionig available. On the ground floor there are: porch with table and banks, terrace with gazebo/table and chairs, well equipped kitchen with table for 10, living room, bedroom with en-suite bathroom. On the 1st floor there are 3 bedrooms, each with own bathroom and the mezzanine area.

If interested, it’s possible to have additional services on spot as: cook and/or cooking lessons, maid service. We have also local contacts for bike and vespa rentals, horse riding, wine and food tasting, tours of Umbria and hot air balloon experience.

The nearest restaurant/pizzeria (Al Leone) lies at 3,5 km from the property. Other nearby restaurants we suggest are Osteria Novecento (5,5km), Villa Selva (9km). The nearest winery (cantina Signae) is at 12km and there are many more around the old village of Montefalco (24km). To buy groceries, there is supermarket at 4km open all days from 8 in the morning to 8 in the evening (on Sunday only in the morning from 8am to 1 pm. If you like to buy food from local farmers we suggest Fattoria Luchetti and farmer Alessandro Ricci (near Papiano) for fruits and vegetables. There are also 2 fruits and vegetables shops on the road to Marsciano. Hospital at 3km (hope you will not need it…).

Ground floor: large living room with fireplace, satellite TV, DVD/CD player and access to covered terrace, spacious kitchen with dining area. One double bedroom with a window overlooking the garden and en-suite bathroom with shower. Outside is a covered terrace with large table for dining.
First floor there are three double bedrooms all with en-suite bathroom with shower, loft with 2 single beds. Dining room with kitchen.
