São Bento Gallery Apartment (River View and Garage)

Apartment in Lisbon Center with a classic décor and an amazing view over the Tagus River and located in an building with elevator, garage and security. Next to the Portuguese Parliament and Foreign Embassies, the apartment is few steps away from all the main attractions and monuments, but in a very quiet and safe area. You'll find great restaurants, supermarkets and public transportation (including the 28 Tram) just a few meters away.

￫ Building
The apartment is located on the 9th floor of a building with elevator, free parking and an amazing view over the Tagus River and 25 de Abril Bridge. Ideal for families or a group of friends looking to rest in a privileged but very quiet and safe area of Lisbon!

Next to the building is the D. Pedro V auditorium, so on performance days, there may be some noise from activity and music.

Construction work is taking place in the subway, so there may be some resulting noise as well as traffic disruptions.

Elevators under maintenance, so they may occasionally not be in operation.

￫ Bedrooms
The apartment has one bedroom featuring 2 Small Double-Beds (120 cm x 190 cm / 4'0'' x 6'3'') and Air Conditioning.

￫ Bathroom
The apartment has a bathroom with shower.

￫ Living Room
The living room offers a TV with cable connection, air conditioning, a sofa-bed and a splendid view over the Tagus River and 25 de Abril Bridge. The living room also has a dining table for 4.

￫ Kitchen
The kitchen is fully equipped with a fridge, washing machine, dishwasher, oven, stove, microwave and coffee maker (coffee not included).

￫ The property is Self-Catered. Complimentary basic items are provided for your arrival, including first-day toiletries, toilet paper, etc. These items are offered on a welcome basis only - replacements or re-fills are not provided.
￫ Bed and bath linen are provided according to the number of guests confirmed in the reservation. For stays longer than 7 nights, additional bed and bath linen will be provided for free at the check-in.
￫ The Cleaning Fee included in your reservation covers the check-out cleaning only. Extra cleanings or fresh linens can be requested during your stay and are subject to an extra fee - these requests must be done with at least 24 hours in advance.
￫ Check-in time starts from 14:00 to 22:00 (additional cost of 25€ for check-ins after 22:00). Only one set of keys will be provided.
￫ We are obligated by Portuguese law to collect our guest's Passport information.
￫ Check-out must be done until 11am. Before leaving, please place the keys on the main table.
￫ During your stay, the guest is responsible for the safekeeping and proper use of the property's keys. Please avoid leaving them in the lock or mailbox. In the event that a specialized technician is needed for door opening or in case of damage to the key and/or lock, the costs associated with this service will be the responsibility of the guest. In case of key loss, a penalty will be applied.
￫ The property is equipped with noise decibel monitoring sensors. This system performs advanced analysis while ensuring the privacy of our guests, as no cameras are used, and no sound is recorded. Only noise levels are measured, thus guaranteeing the tranquility and comfort of everyone during their stay.
￫ Crib and baby chair are available upon request and subject to an extra fee.
￫ Construction works are taking place in the vicinity, with no timetable for completion.
￫ Construction work is taking place in the subway, so there may be some resulting noise as well as traffic disruptions.
￫ For stays equal to or longer than 28 days, monthly consumptions exceeding €150 will be charged separately. By making the reservation, the guest agrees to these terms.

CHECK-IN/CHECK-OUT.:

- Please confirm your check-in time as soon as possible so we can arrange everything specially for you.
- Flexible check-in and check-out are available upon request, but only if the property is available. These requests must be done in advance.
- Late Check-In Fee.: 25€ after 22h00.
- Late Check-Out Fee.: Possible if the property is available, but it’s subject to a payment of a 25€ fee.
- Early Check-In Fee.: Possible if the property is available, but it’s subject to a payment of a 25€ fee.


CLEANING and LAUNDRY.:

- Bedding Sets and Towels are provided according with the number of guests.
- The Cleaning Fee covers the check-in/check-out cleaning only.
- For longer stays it's possible to arrange extra cleanings (with an additional cost).
- For stays longer than 7 nights, extra linen will be provided.
- The apartment is always cleaned by a professional cleaning service. If there's something that doesn't meet your standards, please contact us.


OTHER RULES.:

- Make sure you are up-to-date on travel restrictions/requirements. We may ask for additional documentation according to government guidelines.
- Children’s High Chair and Baby Crib available by request (extra cost of 25€).
- The silent period in Portugal is between 22h00 and 08h00, and night rest period must be respected. The apartment is in a residential area and you should be aware that social events and other activities that might disturb the neighbors are prohibited.

In the event that a specialized technician is needed for door opening or in case of damage to the key and/or lock, the costs associated with this service will be the responsibility of the guest. - Lisbon is a historic city in continuous modernization, which may result in renovation works in the vicinity of the building without prior notice. We would also like to remind you that the property is located in a residential building, where conservation or renovation works may occur during your stay.
