A spacious and bright villa with a garden, equipped with all the amenities needed to accommodate up to 4 people, including parking and a furnished patio where you can enjoy pleasant moments of relaxation. The property is nestled in the peaceful countryside of Ostuni, surrounded by beautiful olive trees, just a 10-minute drive from downtown and a 20-minute drive from the beach. A short distance from the property is the entrance to the provincial road leading to other must-see destinations in the area, such as Fasano, Alberobello, and Locorotondo.



The 76-square-meter villa features a large garden with a wood-fired oven, small sofas, and a covered patio furnished with tables and chairs.



The interior layout is as follows:

- Open-concept kitchen with a dining table and a cooking area equipped with an induction cooktop, refrigerator, freezer, coffee maker, conventional oven, and microwave

- Living room with a sofa, split A/C, and TV

- Bedroom I with a double bed, clothes rack, and split A/C

- Bedroom II with a double bed and clothes rack

- Bathroom with toilet and shower stall.



Two uncovered parking spaces are available inside the gate.



Additional amenities available to guests: UNLIMITED WIFI, split-system heating, washing machine, mosquito screens, clothes drying rack, iron, and ironing board.

Towels and bed linens included (with optional changes available for a fee).



OTHER THINGS TO KNOW:

- The front door keys are located inside a combination lockbox. Instructions will be provided at check-in

- To use the outdoor oven, you must purchase firewood and the necessary materials to light it; these are NOT provided

- The fireplace in the living room is NOT usable

- There is an outdoor ladder leading to the roof; please be careful if you are traveling with small children.



Seven days before your arrival, you will receive instructions on how to register your documents via our Guest Portal. We need this procedure to verify your information and documents and to send the details to the Alloggiati Web police service, which is the Italian procedure for registering guests staying in Italy.

Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not fall below 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The period during which the system may be operated and the daily operating duration depend on the climate zone defined by the regulations.

Ostuni Climate Zone C: 9 hours per day from November 22 to March 23.



After 9:00 PM, check-in directly at the villa is available with the following surcharges:

- 21.00 - 23.00: €25.00;

- 23.00 - 24.00: €30.00;

- 24:00 - 01.30: €40.00.



The tourist tax of €1.00 per night per person will be collected in cash for the first 5 nights, as required by the municipality of Ostuni.
