Located in The Village of South Walton in Seacrest Beach, 30A Vistas is your perfect upscale beach retreat. This 3-bedroom condo sleeps 7 and is located on the 3rd floor, providing a birdâs eye view of 30A and even a little peek at the Gulf! It's decorated in a contemporary and comfortable style sure to make you feel like it's your home-away-from home. The sophisticated, open-concept feel to this condo makes for a welcoming and relaxing spot after a day on the beach. The kitchen is well equipped for all your meal and snack prep needs. There's seating for 4 at the bar and 4 more at the dining table, plus there is seating on the balcony for 4. 2 bedrooms have king beds and the 3rd room has a bunk bed that is perfect for the kids. The 2 bathrooms in the home have amazing updates, both with cool gray tones and warm brass accents. The generously sized shower in the master bath gives you a true spa experience!

There is on-site coin laundry available for your convenience. There are several dining options at the Village as well as shops and bike rentals all right at your fingertips. Right next door to the Village you can easily walk or bike to Rosemary Beach via the trail that parallels 30A. Rosemary Beach is a little piece of European flair in Florida. This was one of the best condos we stayed in. We have been coming tot he property for the last 3 years - itâs always wonderful but this until was amazing!
Weâve stayed at the South Walton Village three times before this trip. This was the nicest condo that we have stayed in here. Updated and decorated nicely. The showers in both bathrooms were amazing. The location on 30A is beautiful. Lots of good restaurants and shops within walking distance. The two bikes that came with the condo were an added bonus! My only complaint is that Seacrest Beach was extremely crowded and people were very rude. The lady overseeing the walkway down to the beach was down right hateful. There were no beach chairs available for rent so we had to sit on the other side. It was so crowded; it was miserable and we only stayed an hour. The condo didnât have a pizza cutter and the garage disposal didnât work but I let the condo managers know and I am sure they will resolve that. There are no seasonings or any pantry items but the TP, paper towels and dishwasher detergent they supplied was enough for our party of five. I would definitely recommend this space!
The beach that we were "allowed" was WAAAAAY too small for the number of guests. The umbrella rental area was WAAAAAY too large by comparison. I was very disappointed. The unit in which we stayed was really nice and well-kept.
Pros: The condo itself was great! Clean, great location, never had an issue with parking, etc. We loved sitting outside on the balcony listening to the live music down below while we played board games and drank wine. Nothing was more than a short walk away, including the beach, except the tram service is a great added bonus if you have a lot of things to carry. The bed is beyond comfy!! If ever just me and my husband again, and maybe one other couple, would definitely stay here again.
Cons (but in no way deal breakers): My advice would be to make sure if you plan to cook any meals at all (we tend to always do breakfast in, eat out rest of the time), plan to bring anything you need (other than pots/pans) as just for 3 days we had to buy coffee filters, salt pepper, cooking spray, foil, etc. Not a huge deal but most places Iâve stayed at least have a couple of those essentials. We had to make a couple publix runs to pick up things we forgot while mid cooking. Also, it could have just been our luck but the people above us must have had a hyped up toddler from sun up to sun down. We never heard the parents walking around, but as the kid ran back and forth across, the light over the table shook terribly. Itâs a beautiful light, but I would recommend the owners change it out as the metal rattling all the time made the matter worse. Definitely not a deal breaker, though. Check in is 4 on the dot. Not a minute sooner. The door lock does not activate until then. We arrived at 3:50 and had to wait 10 minutes outside for it to open up. Saw some other visitors doing the same. I find that to be a little late of a check in, but I do appreciate the door code so we never had to keep up with keys. We thought we were missing the spring break crowd mostly, but unless you planned on getting to the beach by 9:00, there was no where to sit. The whole deeded area for the Seacrest open beach area was maybe half a football field with chair/umbrella vendors waiting to jump on you if youâre an inch within their coned off areas. I did not understand why so many chair/umbrella companies were needed especially when so many of them were empty. Not a huge deal for us and our schedule, but if you have kids or are with a large group, I can see how this would be very frustrating.
Overall, wonderful experience and no issues the condo or management itself. Everything worked great and we left relaxed and refreshed. Just do some research on the time of year you go.
Condo was clean and comfortable. Location was great and we could walk everywhere. Property Manager responded quickly whenever we had any questions. Parking was a little tough but it was spring break and extra crowded when we were there. Would definitely stay here again!
This condo was perfect for our vacation! Three adults and two children! Quick easy access via tram to beach. Pool was great! Condo was very clean! Overall very pleasant stay! Would definitely recommend
We really enjoyed our week long stay! We spent most evenings on the balcony listening to the live music in the Pavillion. Plenty of places to walk to for drinks, dining and entertainment.
About a 12-15 minute walk to the beach.

Everything was wonderful and we loved the property! It was close to great restaurants, fun shops and the beach! Thursday night came around and we got to hear and witness the young adults on the floor above us keep us awake u til 2 am!!! This was awful. The last two nights of our stay were the least relaxing. It was very frustrating- it wasnât just loud steps or walking. It was banging and taking and flushing and it was just awful.
We had issues from the start. The condo is nice but our experience didnât match. The room wasnât ready nearly two hours after check-in time. The AC went out for an entire day. The ice maker leaked water all over. Multiple times we couldnât find a parking spot after coming back to the complex. The elevator kept going out. And then thereâs the beach issues. Itâs a long walk. We thought there was going to be a tram to get us there but it would never show up. We were told by one tram operator (who was stopped as we walked by him) that they didnât have enough help. Once you get to the beach they cram everyone into a small area. I couldnât see the water from where I was sitting due to all the people. We found an area that was wide open to toss a football but that lasted a few minutes. An HOA rep for the complex next to ours threatened to call the police unless we left that part of the beach - she said was a private area. I know itâs a busy part of the season but sitting on top of each other isnât ideal. By the end of the week we were driving 25 minutes to a state park so we could enjoy the beach. I donât write bad reviews but thought it was important anyone looking at this place knows what we experienced. The rental company was helpful in trying to rectify all of this but I cannot recommend renting this condo.
Great location and plenty of room for four! Nice updated master and bathroom. Range top was iffy. Late check-in (5pm) and early checkout (10am) made travel days long while waiting for access to unit with luggage.
We had a wonderful time and, overall, it was a very pleasant stay. On our vacation were our 14 month old, my husband and I, and my in-laws. Baby had her own room which was nice!
PROS:

- Thereâs a tram that can take you to the beach, but we walked - it was an easy walk
CONS:
- The floors were not mopped and havenât been in a very long time as evidenced by the bottom of our feet and my babyâs knees while she was crawling around
- The main master bathroom has been renovated and is very nice, but the second bathroom has not been - old fixtures and tub/shower. Also, the exhaust fan, when NOT turned on, makes an inconsistent dripping/rattling sound that woke us up. Turn the fan ON and thereâs no problem with that sound
- Unfortunately thereâs not much that can be done about this, but there was a family upstairs with a little one that ran up and down the hallway starting at about 6:30 am. We heard each step and this woke us up. It also made the chandelier in the dining room rattle.
- The elevator was not working off and on during our stay
Overall, for the price and location, this was a good stay! The owner communicated really well with us, too! We didnât go to the pool, so I canât comment on that. But the location is great and there are a bunch of little shops and places to eat right downstairs!
