Welcome to our Sunshine Oasis Nestled in the heart of Scottsdale, this spacious 4-bedroom, 2-bathroom home is designed for relaxation and fun, comfortably accommodating up to 12 guests. Our home is centrally located with easy access to Old Town Scottsdale (5 mins), downtown Phoenix (15 min), & a quick 10-min drive to the Airport. Whether you`re gathering with family, friends, or here for a special occasion, our home offers the perfect base for all your activities.

Our beautiful, resort style backyard provides you with everything you need from our HEATED pool, mini-golf, connect4, dining set, grill, & our comfortable outdoor seating for you to enjoy a fun, relaxing stay!

Inside, you`ll find a modern, spacious home with new furniture that`s designed for comfort and relaxation. Our home is laid out perfectly for up to 12 guests, with a total of 4 bedrooms that offers plenty of space and privacy for everyone. Our home is both friend, family, & workspace friendly.

Accommodations include a master bedroom with a luxurious king-sized bed, a guest bedroom with two cozy twin beds, another guest bedroom with a welcoming queen bed, a fourth bonus room outfitted with 2 twin beds & a pull-out couch. There is an additional pull-out couch in the living room, plus the option for a full airbed with extra bedding available.

Features and amenities of the home include a private heated pool for your enjoyment, mini golf, connect 4, foosball, darts and a propane grill for cooking up a feast (note: propane not provided).

The pool can be heated with at least a 72 hour notice. There is a $50 per day heating cost.

Material rule violations that may lead to reservation cancellation per platform policies: parties/events; unapproved visitors or exceeding listing occupancy; indoor smoking/vaping; device tampering (cameras, noise sensors, Wi-Fi); safety hazards (for example glass by pool after a warning, propped pool gates); unauthorized pets; repeated quiet-hours violations; illegal activity.

1. Parties, events, outdoor noise — No parties, events, DJs, or commercial shoots without written approval. Quiet hours 10:00pm–8:00am. No amplified outdoor sound at any time.

2. Registered guests only (visitors count as guests) — Anyone on the property is a guest for this reservation; there is no “visitor” category. Overnight is limited to guests listed on the reservation. Day visitors require written pre-approval in the message thread, maximum 2, allowed 9:00am–9:00pm. Total headcount must never exceed the listing’s max occupancy. The booking guest must be present for the entire stay; no third-party bookings or rotating visitors. Amenities (pool, hot tub, grill, backyard) are for registered guests only.

3. Check-in / checkout windows and access — Check-in 4:00pm; checkout 11:00am (unless your confirmation shows different). Early check-in when available: 3:00pm = $50; earlier than 3:00pm = $25/hour. Late checkout when available (must be approved 24h in advance): $50/hour. Unauthorized late checkout: $50/hour plus a cleaner reschedule fee equal to the cleaning fee already charged for this reservation. Exterior maintenance (weekly pool service; landscaping) may occur without notice; times can shift. For interior maintenance we will give a heads-up when feasible; emergencies may require immediate entry.

4. Cameras, sensors, and tampering — Exterior cameras and/or non-recording noise sensors may be present for safety and compliance; never inside living, sleeping, or bath areas. Do not cover, move, unplug, or disable any device or any Wi-Fi hardware.

5. Smoking, vaping, incense — No smoking or vaping inside, on balconies, or in building/common areas. No incense or sage indoors. Smoking odor/residue inside will result in odor remediation and extra cleaning at cost (baseline $1,000) and linen replacement if needed.

6. Pets (pre-approved only; Airbnb assistance animals welcome) — Pets must be disclosed and approved before booking. Also see pet fees below. Keep pets off furniture/beds; scoop immediately; no pee pads inside; do not leave pets unattended unless kenneled. Airbnb: assistance animals are welcome at no fee. Pet fees per 30-day period (charged per pet): stays 1–6 nights = $50/pet; stays 7–25 nights = $100/pet; stays 26–30 nights = $250/pet; on day 31 the count resets. Maximum 5 pets. Unauthorized pet: $500 per pet plus the standard pet clean and any damages.

7. Pool and hot tub — Bathing suits required to swim. No street clothes, cotton, or cut-offs in the water. No glass in or within 10 feet of the water. No running/horseplay. No animals in pool or hot tub. Children must be actively supervised at all times; toddlers must wear swim diapers. Important: do not remove the pool vacuum/cleaner or tamper with any pool equipment, valves, timers, breakers, automation panels, or skimmer baskets. Gates and safety latches must remain closed; do not prop them open. The pool is serviced weekly; storms can affect water between visits. If something looks off, message us right away; dispatch depends on vendor availability. Heating: [not heated] or [available by prepaid request only].

8. HVAC and windows/doors (guest responsibility) — Keep doors and windows closed when AC is on. Set AC 71–78°F. Do not set below 71°F (icing risk). If icing or damage occurs due to misuse (for example doors/windows left open while AC runs, thermostat below 71°F), you are responsible for the emergency service visit and all related repair costs (parts and labor). If icing happens, set system to OFF, fan to ON, and message us.

9. Umbrellas and outdoor furniture — Close and strap umbrellas whenever not in use or if windy. Lift furniture, do not drag. Return items to original positions.

10. Parking and neighbors — Park only in designated spots; do not block driveways or sidewalks. Follow posted signs.

11. Cleanliness and trash — Bag trash and keep lids fully closed (wind/critters). Extra-mess items such as glitter, confetti, candle wax, heavy makeup on towels, and dye on linens are billable.

12. Plumbing and kitchen use — Toilets: toilet paper only. No wipes, feminine products, paper towels, hair, sand, or grease in any drain. Plumber invoice plus $200 trip fee if found to be misuse.

13. Deliveries and left items — Do not ship packages before arrival. Hosts are not responsible for delivery issues. Left items can be shipped back at guest cost.

14. Report issues fast — Report cleaning or damage issues within 12 hours of arrival; report safety/operational issues during the stay so we can address them. Late reports are hard to validate for reimbursement.

15. Grills, propane, fireplaces — We do not refill propane or charcoal between guests. You are welcome to refill during your stay if needed. Follow posted safety instructions. Do not use oils, bath bombs, or dyes in hot tubs.

16. Amenity downtime and outages — If an amenity stops working, message us immediately; we act quickly subject to vendor/parts availability. Amenity downtime alone does not automatically qualify for a refund; we address issues reported during the stay.

17. Longer stays and mid-stays — Reservations over 28 nights may require a monthly mid-stay cleaning billed at the same rate as the initial cleaning; scheduling is coordinated in the message thread.

18. Inventory and damage — The home is inventoried. Missing or damaged items are billed at replacement cost (parts and labor if applicable).

Fee schedule (baseline; processed via Resolution Center; actuals may be higher if remediation exceeds baselines): Unapproved guest/visitor = $100 per person per day/night; Unauthorized pet = $500 per pet plus pet clean and damages; Party/event or large unauthorized gathering = $500 base plus extra cleaning/damages; Camera/sensor/Wi-Fi tampering = $1,000 plus costs to restore; Heavy clean (for example glitter/confetti/smoke odor) = $250+; HVAC misuse emergency call = $250 plus actual parts/labor; Plumber misuse call = plumber invoice plus $200 trip; Late checkout (unauthorized) = $50/hour plus cleaner reschedule fee equal to the booking’s cleaning fee.
