Alii Kai: Waterfalls by Morning, Sunsets by Night

Wake up to waterfalls. End the day with a Pacific sunset. Alii Kai 1201 is a bright, top-floor Princeville retreat with something that is genuinely special: a large wraparound lanai with beautiful views in nearly every direction. Step outside with your morning coffee and look toward the emerald mountains, where waterfalls appear after the rain. In the evening, settle in with a glass of wine and watch the sky change over the Pacific. This is the kind of place where you may find yourself spending as much time on the lanai as you do exploring the island.

A Comfortable Home Base for Your Kauai Escape:
* The condo offers two bedrooms, two full bathrooms, and a spacious open living area, making it an easy fit for couples, families, or friends traveling together.
* The primary king suite has beautiful mountain and waterfall views and its own dedicated workspace with an executive desk and comfortable office chair—ideal if you need to stay connected while you're away.
* The queen guest bedroom offers a comfortable private retreat, while the fully equipped kitchen makes it easy to enjoy a relaxed breakfast before heading out or prepare dinner and dine at home.

Indoor-Outdoor Living:
* The heart of Alii Kai 1201 is the wraparound lanai. Open the doors, let in the trade winds, and enjoy Kauai's tropical surroundings from the comfort of home.
* There is room to spread out with your coffee, a good book, or a meal, while the changing scenery provides a beautiful backdrop throughout the day.
* The condo is naturally cooled by Kauai's trade winds and ceiling fans throughout. There is no air conditioning.
* Guests have access to the community pool, gas BBQ grill, scenic Princeville walking paths, and nearby trails.

The location makes it easy to explore the North Shore:
Princeville Center — about 1 mile: Restaurants, coffee, groceries, and shopping
Makai Golf Club — about a 10-minute walk: Beautiful ocean-view golf on Kauai's North Shore
Hanalei Town & Hanalei Bay — about 15 minutes: Beaches, surfing, restaurants, boutiques, and the iconic Hanalei coastline
Anini Beach — about 15 minutes: Snorkeling, paddleboarding, and beautiful reef-protected waters
Kilauea Lighthouse & Wildlife Refuge — about 20 minutes: Dramatic coastal scenery and one of the island's most memorable viewpoints

Why Guests Love This Location: Alii Kai 1201 gives you a peaceful place to come home to while keeping the best of Kauai's North Shore within easy reach. Spend the day hiking, snorkeling, golfing, or exploring Hanalei, then come home, open the lanai doors, and let Kauai put on the evening show. Come for the North Shore. Stay for the views.

Good to Know

Very large and spacious condo for our family. Got texts throughout our stay checking in on us. Nice views and lots of parking available. Right next to Turtle Cave, which my kids visited many times.

Beautiful place to stay. Everything was as expected. WE loved being there. Just fyi, those turquoise chairs were not usable. One of them has a large crack in the seat area. This did not affect our stay.

The VRBO worked well for me and my grandson. Having 2 bathrooms was great. The place was clean, equipped with a majority of needed items. I liked how close it was to Foodland, for grabbing a couple of groceries. Plus, it was near the attractions we were interested in. The rooster's crowing all hours was annoying, but when you consider 450,000 chickens to 80,000 people on the island, what can you do. The maintenance crew failed to respond to a couple of small issues, but it was Memorial weekend.

Kauai Trip

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This rental was amazing! We had the best week. The location was perfect near Hanalei and the gorgeous north shore. We had ocean and Mountain views. We loved the balcony and the gorgeous view. This rental has everything we needed for a week stay including beach towels and umbrellas. The master had a huge bed and the entire house was spacious. The turtle cove is right below the rental, but sadly we couldn’t do it because of the slippery conditions. Overall, I highly recommend this rental!

Excellent stay!

This is a great property. Everything about this condo is reported accurately, no hidden surprises. Well equipped and very comfortable, maybe one or two more beach towels, other than that perfect. We will request it again.👍

Family Vacation

The bed was super comfortable, unless you like a firm mattress, I slept like a baby hardly noticed the roosters after the first night. A newer Fridge with a great ice maker was awesome as was the washer and dryer. Location was great not perfect but great. Bedroom view of the mountains was beautiful. We were steps away from Turtle caves which did not disappoint on any day or time if day. It was a fabulous stay , not the Ritz but worth the cost. One small problem with a ceiling fan but it should be taken care of soon.

Great Location near the Turtle Caves

Location was great. Very easy to communicate with. The space for our family was great for our 3 week stay. The primary bed was way too soft for our comfort but the other bed was fine so we so switched on and off with the kids. There was a bit of an ant issue when we got to the home and we were very careful to not leave food out for it to get worse, but it was manageable. The availability of the BBQ’s was great to have access to. The private balcony was a nice and relaxing way to enjoy the morning sunrise on one side and afternoon and evening at the back looking at the mountains. A bit outdated but overall a nice place.

Great location

Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Very clean with comfortable beds and tropical breezes always keeping the rooms comfortable. Would have enjoyed bigger lanai so 4 of us could eat around a table. More information about the area would be helpful - such as the Adirondack chairs near the cliff for whale watching. Hard to correspond about non-working tv due to the large amount of cellular dead spots on the island. Texting would have been better than phone calls.

The dining and kitchen are ocean views. The dishes, silverware and cookware were clean and nice. Short drives to Hanalei and Anini beaches. We would stay here again. We rank it a 5/5.

Spacious with mountain and water views

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: There was only two of us but the apartment had plenty of space for 4. We enjoyed having the two balconies with different views and position for enjoying sun or shade depending on the weather. The location was great with shops and restaurants only a short drive away. You did need a car to drive to the beach and to successfully navigate the island. A cruise out of Hanalei Bay and a doors-off helicopter ride over the island were fabulous must do activities. We also did a day drive to Waimea Canyon (1 1/2 hours from Princeville) and found that to be incredibly scenic as well. Was easy to fill our week. Loved it.

Kauai VRBO stay

The rental was good but dated. Great location and easy to get to. All was good, even without AC, as the condo was pleasant and not too hot because the breezes were enough to keep the temperatures comfortable. We enjoyed the wraparound lanai as we had the view of both the mountains and ocean and could enjoy the sunny days on either side. One issue we had was with the TV in the living room. It was difficult to use as it appeared to only be steaming services with older movies and TV shows and no current TV channels. We had to watch real TV in the bedroom. Not exactly the most comfortable way to watch NCAA basketball. Would have been nice to have had some instructions if actual live TV was available. All in all it was a pleasant stay.

Blissful Stay

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Our second stay in this quiet condo complex, although first stay in this particular second-story unit. No elevator, so be prepared to carry up your luggage. Liked the numbered door lock, so did not have to carry a key. Comfortable unit. Appreciated the well-furnished kitchen and the beach supplies. Nice flat-screened TVs. Especially comfortable mattress topper. Great views of the ocean and the mountains from the L-shaped patio. Easy to get to Hanalei and the other beaches further north. Later stayed in a Poipu rental, so didn't have to do too much driving. Would stay here again.
