Casale del Castagneto is located in an area mostly covered by chestnut woods that have always played an important role in the economy and gastronomy of these lands and which provide the wood from which were obtained the beams which, interspersed with joists and terracotta bricks, make up the ceilings of this villa built in the Tuscan tradition that goes back in time. What used to be an old stable has been recently restored with the recycling of the original materials, integrated by local craft production The solid external stone walls enclose a brightly-lit living room with a warm atmosphere, an intimate environment where you immediately feel at home, overlooking the private pool and the outdoor dining area. The bedrooms are large and comfortable with wrought iron beds, air conditioning and ensuite bathrooms. The annex, one step away from the villa, has been obtained from the old sheepfold and renovated in the same style. The villa is located halfway between the Val d'Orcia Artistic, Natural and Cultural Park, a Unesco World Heritage Site, and the Tyrrhenian coast. A location that allows you to range from the slopes of Monte Amiata to the beaches of the Tuscan coast passing through the Maremma countryside, to travel along winding panoramic roads to discover medieval borghi such as Montalcino (home of the renowned Brunello wine) and Pitigliano, to benefit from the thermal waters of Saturnia or Bagno Vignoni and to visit towns of inestimable architectural beauty. You will find services, supermarkets and restaurants just 600 m from the property.

Interior:
VILLA: The villa is spread over four levels communicating with each other only internally via a wooden staircase. The main entrance on the ground floor opens into the living area with sitting room, smart TV and pool table; a dining room, kitchen and guest bathroom complete the ground floor. The first floor consists of a twin bedroom, a bathroom with tub and a double bedroom with en-suite bathroom with shower. The attic is composed of a double bedroom with en-suite bathroom with shower. In the basement is a large multipurpose room with home theatre, ping-pong table, table football, sauna and bathroom with shower; this floor is completed by the laundry room. The kitchen and living room have direct access out to the large portico with dining table, seating area and barbecue. The ANNEX: A few metres from the villa, consists of a double bedroom and an en-suite bathroom with shower. Adjacent to the annex is a room with a professional wood oven. All the bedrooms are equipped with air conditioning with independent control units. PLEASE NOTE: All the fireplaces are ornamental. Air conditioning in the bedrooms.
Park:
The property has a partially fenced, 3-hectare park dominated by centuries-old chestnut trees and consisting of a wooded area, 7000 sq m of lawn and 3000 sq m of garden with lawn surrounding the portico and swimming pool. Among oaks, Turkey oaks, holm oaks and chestnut trees it is not uncommon to come across squirrels, foxes, roe deer and porcupines. From the automatic entrance gate, the gravel drive bordered by hydrangeas leads to the 3-car uncovered parking area between the villa and the annex. The large, south-facing portico, surrounded by a plush lawn and connected directly to the kitchen and the living room, overlooks the valley of beech and oak trees bordered by Monte Labbro which, with the Tyrrhenian Sea far off in the background, frames relaxing summer lunches and unforgettable dinners at sunset.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The private swimming pool is located in the south-west facing area of the garden, 5 m from the villa and on the same level as it. It lies in the centre of a stoneware surface bordered by lawn on which the umbrella, deck chairs and sunbeds are arranged. The rectangular pool, measuring 9 x 4 m with a constant depth of 1,50 m, is lined in white PVC and has salt purification, a remote-controlled pool cover and semicircular corner steps. There is a solar shower. The internal and external pool lighting, together with immediate access from the portico, allows you to enjoy the pool area in the evening and at night as well. The pool will be open from the last Saturday in April to the first Saturday in October.
