"It Is Swell" is the family retreat you’ve been dreaming of! Located in the coveted Eastern Lake-Seagrove neighborhood known for its tranquil, wooded setting and authentic Seagrove charm, we are a 3 minute walk to the Eastern Lake Public Beach access, so no private beach concerns, and only steps away from the neighborhood community pool. After days spent on the beach, enjoy sunset views from the crows nest, or listen to the waves from our porches on all 3 levels.

PLEASE NOTE: If you are interested in booking a SPRING BREAK STAY, please reach out prior to booking. Spring Break stays require PRE-APPROVAL.

Upon arrival, you’ll be greeted by a spacious, yet cozy living room, dining room and kitchen open concept. The living room boasts ample comfortable seating for family movie or game nights. The large dining room table seats 8, perfect for lively family meals. The gourmet kitchen is well equipped for all of your meal preparation and cooking needs and has additional seating for 4 at the breakfast bar. There is a large, open pantry next to the kitchen for easy access to all of your provisions. Tucked away on the 1st floor, you’ll find a calming king bedroom with a shared full bath, with a tub + shower combination.

Up the stairs lies the 2nd king bedroom with a relaxing lounging sofa and private balcony. Down the hall, and past the laundry room with full sized machines, is the generous bunk room, suitable to comfortably accommodate 4 children or young adults. The 2nd floor king bedroom and the bunk room share a unique Jack and Jill bathroom. Each room has a dedicated, private vanity and water closet, with the shower between them shared.

The 3rd floor boasts the final king bedroom with a private balcony and a full on-suite bathroom with double vanities and a walk-in shower. A cozy nook is nestled just outside the bedroom, equipped with plush seating, and a mini fridge and sink, perfect for curling up with your beach read or relaxing with loved ones. Step out onto the large 3rd floor deck where you can lounge and enjoy the ocean breeze. From the deck, a trip up the spiral staircase will land you in the crows nest, the perfect spot for coffee at sunrise, sunset views, and evening cocktails.

“It Is Swell” comfortably sleeps 10, with convenient off street parking for 3 vehicles and outdoor space which includes a propane grill and an outdoor shower. Enjoy complimentary access to the neighborhood pool, 8 backpack style beach chairs, and 2 umbrellas. Please note that the pool is unheated, and will be cooler in the Spring and Fall months.

Whether visiting with family or friends, “It Is Swell” is sure to become your ultimate 30A oasis. Our tight-knit community is a mix of residential homes and vacation rentals, but we share the common sentiment of always looking out for each other. Parties and loud, rowdy behavior are strictly prohibited. Exterior security cameras may be present on the property. Immediately after booking, a copy of the valid drivers license/ID will be required from the primary renter. Our entire group enjoyed this house. It had a great layout, especially with nice big bunks for the kids. It is also nice how it is set in the woods, while there are 2 houses nearby it still feels isolated and quiet. Its a quick 5 minute walk to the beach, especially if you don't mind wading through the lake access point, was easy enough for some 5 year olds to handle. The lake / lagoon was definitely a fun feature that the kids really enjoyed. Host response to a few minor issues was also prompt. We'd be interested in returning. Did not venture into the area much but fresh seafood market, beach gear shops, and plenty restaurants within couple minute drive. Great time!

The property was perfect for our family of 9. Every family had their own spaces and the kids loved their bunk room.We cooked almost every night and the kitchen was well-stocked!The location is just perfect. The street is so quiet in comparison to being right off of 30A. And while the eastern lake beach access is unique in that you have to walk across the water to get to the shore, it makes for a really great spot. Younger kids enjoy playing in the lake area and you can also easily access the ocean.Would highly recommend a stay at this lovely property!!

Our family had a wonderful time at It Is Swell. The accommodations were perfect for us! Everyone had their space. The beautiful home is well equipped with everything we needed. Clean, spacious, and short walk to the beach

Our time at It Is Swell was absolutely amazing. From the moment we arrived, we could tell how well-maintained and thoughtfully designed the space was. Everything was spotless and so well-organized—it made settling in easy and stress-free. The layout worked perfectly for our group, especially as a bigger family, with plenty of room for everyone to relax comfortably without feeling cramped.The location was another huge plus. It’s close to everything we needed—shops, restaurants, and just a short walk or drive to the beach, which made our days super convenient and fun. The neighborhood felt safe and peaceful, which made it even easier to unwind and enjoy our vacation.You can tell a lot of care has gone into creating a welcoming and family-friendly environment here. We had such a great time and would absolutely stay again. Highly recommend It Is Swell to anyone looking for a clean, spacious, and perfectly located spot for a family getaway!

Beautiful, Spacious, & Great Location!

We had the best time during our stay, such a beautiful place! I went on a girls trip with some close family/friends and we enjoyed our time hanging out in the spacious shared living spaces, at the pool, and taking quick strolls to the beach! We were also pleasantly surprised by the coffee/shopping that was a walkable distance from our stay! Hosts are very friendly and responsive - 10/10 would recommend!!!

The house was exactly as shown in the pictures and the location was perfect for walking to/from the beach without having to rent a golf cart. Plenty of restaurants and shops within mins of the house. The hosts was easy to communicate with and send me tons of information prior to the check in date. House has plenty of space to relax and hang out. I would defiently book again.

My husband I brought our two daughters and a few of their friends 18-22 for a relaxing vacation/ celebrating bdays and the kick-off to summer. Plenty of room for all of us, close proximity to beach and restaurants. The home was lovely and very clean! We would absolutely recommend “It Is Swell”

Great Vacation!!

Our stay at "It is Swell" was fantastic!! The home was very clean and had everything that we needed and more to make our vacation perfect. The house was only about a 5-to-7-minute walk to the public beach access and never had an issue finding a spot on the beach. My only recommendation would be that a golf cart rental is a must. We rented a golf cart for our stay and it made our travel to the beach access with our chairs and other items so much easier and also made going out at night easier then dealing with a car and parking. We would definietley stay at "It is Swell" again in a heartbeat. We will be back!!!!

Nice home away from home

Perfect Beach Stay

This is the second time we have stayed at It Is Swell, and we loved it just as much as the first. The location is perfect for a family with littles (can easily play at the ocean, in Eastern Lake or at the pool). We rent a golf cart which makes getting to the public beach access with all of our stuff a breeze. The house is beautiful and has all of the amenities we need. The street is street lined and transports you to what you think a tiny beach village should look like. The owners are also wonderful and great communicators. Nothing but positive things to say!

Amazing home for a family vacation!

We enjoyed our stay in this beautiful home. "It is Swell" accommodated our combined families of 4 adults and 5 children perfectly! The house is appointed with all necessities and comforts to prepare meals, rest and relax! We have rented homes in the 30A area over 8 years and this home was by far a favorite! The hosts were very attentive and responsive! My only recommendation is for those who are pool lovers, ask the hosts what the status is on the maintenance for the community pool. During our stay there was a challenge with accessing the pool the first couple of days and it did not appear to be maintained at the level you would expect of such a nice community. Our hosts again were very responsive and this is no reflection on them or the home. Thank you for a WONDERFUL home away from home experience!

Great house and location

The house is laid out nicely with close proximity to the beach. We had two very minor issues and the communication and resolution couldn’t have been any faster if they lived onsite. Would rent this house again in a heartbeat.

Fabulous location and great house!

The house was conveniently located to the beach. It was clean, updated and was stocked with everything you need in a kitchen! Front screened in porch was a bonus as was the Weber grill.
