-The apartment is accessed from the street with a secured commercial-grade door. For your safety and convenience, there is also 24/7 surveillance on the exterior.
-Upon booking, each guest will have their own unique access codes to the main door and their separate apartment door that are only good for the duration of their stay.
-Of course the entire unit is completely private with no shared spaces.
-Located on the second floor (with an elevator as a bonus!)

The newly designated `SoHo` neighborhood of Spokane is known for its proximity to the business district of downtown, while not sacrificing on the accessibility to trendy shops, cafes, and bars in the area.

Located above the Wave Sushi Island Grill, and Domini`s Sandwiches.

Some of our favorites include Indaba Coffee Cafe, Revival Tea Company Lounge, or Method Juice Bar which all offer cozy urban spaces to relax with friends, or to bring your laptop and get some work done!

You`ll find that everything in downtown Spokane is in walking distance!

-5 min walk to Riverfront Park which offers gondola rides, an ice skating ribbon, and beautiful trails for walking or jogging.
-5 min walk to the downtown mall where you`ll find shops like Lulu Lemon, NorthFace, Urban Outfitters, just to name a few. Plus tons of locally owned shops as well!
-2 min walk to Spokane Comedy Club
-5 min walk to Indaba Coffee and Method Juice Bar
-10 min walk to Saranac Commons filled with local shops and eateries
-8 min to the Spokane Convention Center

Being in the middle of downtown, there comes the typical hustle and bustle you`d expect to find. We don`t have designated parking spots, but there is a parking garage located diagonally across the street for around $15-$25+/day depending on seasonality which is standard for downtown.

We are available during waking hours for any questions or concerns that may arise to ensure you have the most care-free stay possible. If you need anything, don`t hesitate to reach out and we will do our best to accommodate you and your guests!

Security Camera Notice:

For the safety and security of all our guests, please be advised that the property is equipped with active security cameras located exclusively outside the home. These cameras are positioned to monitor the exterior front door and the outdoor hallway areas only.

There are no cameras inside the property or in any private or indoor living spaces. The purpose of these outdoor cameras is solely to enhance guest safety and prevent unauthorized access.

IMPORTANT:
To ensure peace of mind during your stay, we offer two options for damage protection: a small, one-time non-refundable Accidental Damage Waiver (our most convenient and guest-preferred option) or a fully refundable Security Deposit, returned after your stay if no damage is reported. Once your booking is confirmed, you’ll be prompted to complete this step.

How to stay like a local:
There are so many awesome things to see, do, eat, and drink just steps away from your Rental Unit.

That being said, to help you have the best stay possible, we have a few tips for your stay.

1. You’re living like a local, be respectful of the other locals.

2. All of our Rental Units are smoke-free environments. Including the entire Rental property.

3. Pets are NOT allowed in this Rental Unit for any reason. Bringing an unauthorized pet will result in the immediate termination of your reservation without a refund.

4. Your trip details should already be complete. If they aren’t, just go ahead and message us!

5. Your friend, your responsibility. Pretty simple: if you invite them to your Rental Unit, you’re responsible for their actions.

6. There are occupancy limits Roav Stays must follow for each of our buildings. Help us follow the rules.

7. We’re here to help! Roav Stays is managed locally. If you have any questions at all feel free to message us!

FEE SCHEDULE BREAKDOWN: (all charges in $USD, unless otherwise noted)

Unauthorized Late Check Out : $25 dollars each half hour after check-out time. Up to the cost of any impacted nights subsequent to originally scheduled check-out

Smoking in Room/Common Area:
$200 minimum charge and eviction from the Unit

Excessive Cleaning: Up to $125.00 per hour of additional cleaning needed

Damaged or Missing Items: Varies depending on cost of item

Noise Complaints: potential warning issued or, if necessary, eviction with no refund and a charge of up to $1,000.00

Party in Unit or Common Area: Up to $2,000.00 plus any damages to Roav Stays

Unauthorized pets: $150/day

This downtown VRBO was conveniently located and very clean. The washer/dryer was very handy. There were plenty of towels. TV and internet worked well.

Property was great but I won’t be staying downtown Spokane again. Neighborhood bordered on dangerous at night. Couldn’t walk anywhere without several homeless people in various states of sanity approaching you. Check in process was confusing too. Idk why they made me go on a separate website.

Perfect downtown spot

Exactly as advertised. Check in instructions were clear and easy to follow. Building and unit are clean and comfortable. Building is quiet with very minimal traffic on the streets. Ample parking very close to the building. Great location with food, drinks, Fox Theatre, etc all within a few blocks.

Great experience

Everything was great. Great location , close to everything, convenient, comfortable and a very comfortable bed, best sleep ever. Only negatives are that there were periods of time when a strong sewer smell was present in the unit, and being downtown there were some questionable people hanging around outside.

Wonderful Stay + Convenient!

Conveniently located in the heart of downtown Spokane. Easy and short walk to multiple restaurants, bars, and shopping. Easy check-in process and Jake (Property Manager) was very responsive and kind in his messages. However, some things to note: dishes in the cabinets needed to be rewashed and we noticed the bathroom door needed to be wiped down, along with shower curtain. Small things that just needed some extra attention but overall we thoroughly enjoyed our stay! Great for short or long term stays.

Great downtown location!

We came into town to head to a play that was showing downtown, and it was the perfect spot for us! We were able to get our vehicle parked, got settled in to our place, and were able to walk to all of the restaurants and entertainment downtown! Great little spot!
