THE BEDROOMS
PRIMARY BEDROOM — PALM PARADISE
Palm Paradise features a king bed, quality linens, tropical coastal styling, and a Smart TV. Its private ensuite bathroom includes an oversized walk-in rain shower, creating a peaceful, spa-inspired retreat.

BEDROOM 2 — SAILOR’S CABIN
Sailor’s Cabin offers two queen beds, quality linens, soft coastal colors, nautical accents, a Smart TV, and access to the Jack-and-Jill bathroom.

BEDROOM 3 — CASTAWAY’S RESPITE
Castaway’s Respite features two queen beds, quality linens, peaceful beach-inspired décor, a Smart TV, and convenient access to the shared hall bathroom.

BEDROOM 4 — ANGLER’S ALCOVE
Angler’s Alcove includes one queen bed, quality linens, a Smart TV, a convertible sleeper chair, access to the Jack-and-Jill bathroom, and a workstation with a monitor, chair, outlets, and desk lighting.

Twin Oaks has six permanent adult beds—one king and five queens—plus one child bed in Angler’s Alcove. The child bed provides additional flexibility but does not increase the maximum occupancy of 10 guests.

Twin Oaks includes three full bathrooms:
• Private Palm Paradise ensuite with an oversized walk-in rain shower, towels, hair dryer, and bath essentials
• Jack-and-Jill bathroom connecting Sailor’s Cabin and Angler’s Alcove, with a shower, two sinks, towels, and bath essentials
• Shared hall bathroom with a bathtub-and-shower combination, towels, and bath essentials

PRIVATE POOL & SCREENED OUTDOOR RETREAT
The Caribbean-inspired outdoor retreat features a year-round pool, screened pool and Tiki Bar area, tropical landscaping, lounge seating, towels, floats, and toys. The fully fenced backyard adds privacy.

Guests may enjoy the private pool 24 hours a day while remaining mindful of neighborhood quiet hours. Pool heating is included November through March.

TIKI BAR & TWO FIRE-PIT AREAS
The screened Tiki Bar is a signature space for morning coffee, refreshments, outdoor dining, and memorable evenings.

Twin Oaks offers two propane fire-pit areas within the screened lanai: a high-top fire-pit table beneath the Tiki Bar hut and a second fire pit with comfortable seating nearby. Propane is supplied, and the fire features have electronic ignition.

A propane grill with supplied fuel is also available for outdoor cooking.

LIVING & DINING
The living room features coastal furnishings, nautical accents, a fireplace, and a 75-inch Smart TV for movie nights, game days, or relaxing after the beach.

Twin Oaks has two dining areas: a casual space in the family room for everyday meals and a separate formal dining area for group dinners and celebrations.

KITCHEN & COFFEE BAR
The spacious kitchen includes modern appliances, generous counter space, cookware, dishes, glassware, utensils, and serving essentials.

A stocked coffee bar with drip and Keurig options helps make mornings easy, with coffee, tea, sugar, and creamers provided.

TECHNOLOGY & COMFORT
This pet-friendly home includes high-speed Wi-Fi, central air conditioning, Smart TVs, keyless self-check-in, a washer and dryer, quality linens, bath and pool towels, and practical starter supplies.

ELEVATE YOUR STAY
Through Kermay Escapes, guests may inquire about private chefs, celebration dinners, cooking classes, restaurant reservations, activity planning, equipment rentals, and local excursions. These are subject to availability and may cost extra.

LOCATION
Twin Oaks is in a peaceful Largo neighborhood near Gulf Coast beaches, waterfront communities, restaurants, parks, shopping, and family attractions.

Indian Rocks Beach is approximately 5–10 minutes away, depending on traffic and beach parking. Clearwater Beach, Madeira Beach, John’s Pass Village & Boardwalk, Dunedin, Florida Botanical Gardens, Heritage Village, Walsingham Park, and the attractions of St. Petersburg are also within an easy drive.

GUEST ACCESS
Guests have private access to the entire home, garage, screened pool and Tiki Bar retreat, fully fenced backyard, and outdoor amenities. Nothing is shared.

Keyless self-check-in is available. Your unique access code and arrival instructions will be provided before check-in.

Parking is guaranteed for four vehicles: two in the garage and two in the driveway. Two to three street spaces may be available first-come, first-served.

GOOD TO KNOW
ARRIVAL & DEPARTURE
Check-in begins at 4:00 PM, and checkout is by 11:00 AM local time. During your stay, we’ll email checkout instructions and, when scheduling allows, an option to purchase a later checkout. Early luggage drop-off may be available with advance approval.

AGE REQUIREMENT
The booking guest must be at least 21 years old.

VISITORS, GATHERINGS & PARTIES
Visitors, gatherings, and parties require advance approval based on the size and nature of the plans. Contact us in advance so we can ensure the arrangements suit the home and respect our neighbors.

PETS
Up to two dogs weighing 50 pounds or less each are welcome with advance approval. Add them to the reservation; the fee is $100 per pet, per stay. Pets must stay off furniture and beds, and owners must clean up outdoors.

PARKING
Parking includes two garage spaces and two driveway spaces. Additional street parking may be available on a first-come, first-served basis. Keep lawns, sidewalks, neighboring driveways, and properties clear.

SMOKING, VAPING & DRUGS
Smoking and vaping are prohibited indoors but permitted outdoors away from doors, windows, and the pool. Indoor smoking or vaping may require specialized cleaning and a $500 fee. Illegal drugs are prohibited.

QUIET HOURS
Keep music, conversations, and outdoor activities considerate. Quiet hours are 10:00 PM–9:00 AM.

POOL SAFETY
Swim at your own risk; no lifeguard is on duty. Supervise children and non-swimmers at all times. No diving, running, glass, sharp objects, or breakable items are allowed in the pool area. Do not adjust or tamper with pool equipment. Help keep the area clean and safe.

FIRE-PIT SAFETY
Remain nearby whenever either propane fire feature is in use, supervise children, and completely turn off both the fire feature and fuel supply afterward.

CARING FOR THE HOME
Care for the home, furnishings, appliances, Tiki Bar, pool equipment, and outdoor amenities as if they were your own. Report damage or maintenance concerns promptly so we can assist.

ACCESSIBILITY
Twin Oaks is single-story, with one small front-entry step and no other interior or pool-area steps. Entryways are illuminated. There are no entrance handrails, separate pool safety gate, or ADA-specific modifications. Contact us with accessibility questions before booking.

FLORIDA’S TROPICAL ENVIRONMENT
Florida’s tropical setting is part of what makes the area special. Guests may occasionally notice geckos, lizards, frogs, insects, or other small wildlife. These natural visitors are common and may appear even with regular professional pest-control service.

AIRPORT ACCESS
From Tampa International Airport (TPA), take I-275 South toward St. Petersburg, then follow FL-688/Ulmerton Road west toward Largo. Use your navigation app for the final local streets. Twin Oaks is approximately 25–35 minutes from TPA, depending on traffic.

From St. Pete–Clearwater International Airport (PIE), follow Roosevelt Boulevard and Ulmerton Road west toward Largo, then use your navigation app for the final local streets. Twin Oaks is approximately 15–20 minutes from PIE, depending on traffic.
