A large villa with a private pool set in the countryside of Umbria, the green heart of Italy, within a private agricultural estate: the perfect place for a holiday of relaxation and privacy, surrounded by nature, hill towns and great day trips.

Remarkable experience

We had an amazing travel experience at this villa. Giuseppe, the owner, was great and responsive. He helped us not only with an early check-in, but also helped us to organise an outstanding anniversary dinner with the best Italian wines, great food, and beautiful decorations. Moreover he invited us for a tour to his olive oil mill, where one of the best Italian olive oil is being produced. Overall, it was absolutely incredible stay and I recommend Giuseppe as a great host. Best regards, Alexander

Overall impression good, spoilt by a number irritating faults with the property. Items that were good wifi, water supply, linen, china, cutlery, kitchen utensils, beds,furniture, pool and other outside areas. Items that were poor lack of chairs/sunloungers around pool, shower cubicles and curtains need updating, lack of veranda furniture not enough comfortable seating, main oven unuseable no oven bars, washing machine did not spin, pizza and bread oven unuseable poor condition general lack of instuctions. Would like to have had a separate drinks cooler. Complaints made at time were attended to in decent time scale. Overall we had a very good holiday

The house was perect for us with 8 adults and 5 children. The service was outstanding.

The best with the property was silence around the house combined with great porch and pool area. All questions we asked during the week was answered within 1h. Only small details can be improved like more coffee cups and wine glasses. The kitchen was fully functional but a bit outdated. We loved this week and can recommend this place to everyone

We hadden een fijn verblijf en hebben genoten van het zwembad. Wel enige overlast van insecten en de inventaris was beperkt. Al met al prima voor een verblijf met een grotere groep.

Villa with nice pool, good atmosphere and a lot of potential.

We had a really nice time in Umbria. The villa has a great garden, wonderfull pool, amazing patio and a nice atmosphere. The surroundings and little towns near by are breathtaking...also the nearby lake and waterfalls. The villa would be absolutely amazing and has a lot of potential. However, you can tell it it's not really been taken care of for some time. The kitchen is old and not really full equipped or just with old random stuff. I have the feeling that the bathrooms could be renewed, they are very small and not really inviting. The furniture in the villa seems like put together from all kind of places and some stuff is broken, which is really a pitty because some pieces are really beautiful vitage pieces. The frist thing we did is clean up the pool area (it was messy), invest in some light bulbs (the light inside is like at the dentist) and also some small stuff for the kitchen. However the shower next to the pool didn't work, after we reported it, it got exchanged on the next day and now there is a very fancy nice pool shower. :) The communication with the owner was very easy and he always responded to our needs, questions and suggestions. Thank you very much. All in all i think it's a amazing place that needs a bit work and innovations to it and maybe a better wifi. After we redecorated a bit, we felt good and had a good, easy good time.

Fijn zwembad groot huis

Wij waren met twee gezinnen, 11 personen in het totaal. Er waren genoeg slaapkamers en het zwembad is groot genoeg. Jammer genoeg zijn de keukens en badkamers zeer oud en zijn er veel dingen die niet werken, zoals de waterkoker, de oven beneden en de buitendouche. Alles is aan vernieuwing toe. De eigenaar is wel behulpzaam en is perfect bereikbaar.

Grande propriété, calme absolu, décoration à revoir

Nous etions 13 voyageurs, enfants, chien.... La maison est très vaste, le domaine est surprenant par sa taille, 60000m2 ! Comme figée dans le temps, la maison semble être dans son jus depuis de nombreuses années, c'est flagrant. On va commencer par ce qui ne va pas DU TOUT: - Les normes électriques sont largement dépassées, dangereux + pour les jeunes enfants ( une prise nous est même restée dans la main) - wifi inexistante bien qu'elle soit visible parfois sur nos appareils, très chiant ça... - cuisine du haut qui ne sert à rien parce qu'à part un frigo, il n'y a rien d'autre d'utile pour cuisiner. - frigo du bas à moitié déglingué. - salles de bains un peu pourrie comme décrit dans les commentaires précédents qui pourraient être repris point par point. Rien à été fait depuis. Clairement on se fou de nous sur ce point. C'est une maison qui n'a pas été respectée par l'entreprise propriétaire des lieux( huile d'olive Malvetani pourtant réputée à l'international ) C'est une maison pour faire la fête sans se prendre la tête. La maison des teufeurs! On a retrouver des vestiges de soirée. - Pas daspirateur, juste un petit balais - Piscine extérieur en fin de vie, liner décoloré, crasseux, margelle qui se décolle, parasols détruits. - le long de l'allée menant à la maison il y a en exposition permanente de vieux outils agricoles rouillés avec des pointes, des dents, des lames...pas sécurisé non plus. - message sans réponse pour demander un aspirateur et pour des draps manquant. Bref, c'est vieillot et moche. Sinon passons à ce qui va bien et pourquoi on arrive à oublier le reste! - Maison très spacieuse et conviviale - Cuisine du bas bien équipée et taillée pour famille nombreuse. Les gamelles, plateaux, plats sont juste immenses. - La literie est impeccable - La télévision fonctionne normalement - les canapés en bon état et propre - le mobilier extérieur est en bon état et en nombre suffisant. C'est vraiment agréable de vivre dehors ici. - Pour la piscine, le vieux robot aspirateur fait son boulot, tout fonctionne bien de ce côté. - Le four à bois est fonctionnel après notre passage bien qu'il manque tout le matériel pour l'utiliser correctement. - Il y a du personnel d'entretien qui se déplace pour la piscine, l'électricité, pour le remplacement du linge de maison ( un peu à l'improviste et à n'importe quel heure, ce qui est risqué pour eux avec un chien...) - Pleins de chaises autours de la piscine Voilà, et en toute objectivité!

Die Bilder waren vielversprechend...

Leider waren wir enttäuscht von dem Objekt, aber auch von dem persönlichen Umgang. Zunächst einmal zum Haus. Es war sauber. Dass hier keine Bilder von Küche und Badezimmer zeigt werden, verwundert uns nun nicht mehr. Die Bäder sind allesamt sehr klein. Die Duschen sind winzig und definitiv in die Jahre gekommen. Der Duschvorhang ist viel zu kurz, sodass das Wasser unten rausspritzt. Die Küche ist sehr übersichtlich und auch schon alt. Über Lackabplatzer in der Dusche und Schrammen in der Küche darf man sich nicht wundern. Die Küche in der oberen Wohnung war in Ordnung. Warum man in ein Schlafzimmer einen Schrank mit einer Kleiderstange auf 2 m Höhe und ohne Einlegefächer stellt, frage ich nicht. Im Außenbereich gab es leider auch einige Mängel. Die Kissen für die Liegen am Pool waren total verschmutzt und hatten Wasser- und Stockflecken. Wir haben sie erstmal gewaschen, damit wir wenigstens wussten, dass sie sauber sind. Das Haus hat von außen auch schon ein paar Schrammen. Leider hat man sich nicht einmal die Mühe gemacht, das Etikett vom Kauf unter der Glasplatte des Tisches zu entfernen. Achja, die schönen Holzliegen von den Bildern gibt es auch nicht mehr. Leider hatten wir das Pech, dass nach 6 Tagen (vermutlich) die Pumpe des Pools kaputt gegangen ist und sich das Wasser grün färbte. Dafür kann natürlich keiner was, aber die Kommunikation war mehr als dürftig. Ich hatte nur Kontakt zu der Mitarbeiterin des Hausherrn. Ihn selbst haben wir nicht gesehen. Sie hat zwar immer gleich geantwortet, wenn man ihr geschrieben hat, passiert ist allerdings die nächsten 5 Tage bis zu unserer Abreise nichts. Einmal war sie da und meinte, der Techniker kommt. Er kam leider nicht. Der Pool war also nicht mehr zu benutzen. So etwas darf für den Preis einfach nicht passieren. Es war insgesamt ein wenig lieblos. Wenn der Besitzer schon eine Olivenplantage hat, hätte man vielleicht wenigstens eine kleine Flasche Olivenöl auf den Tisch stellen können. Ein Feuerzeug oder Streichhölzer, damit man den Herd in Betrieb nehmen kann, wäre auch schön gewesen. Für den Preis erwarte ich schon, dass ich diese nicht erst kaufen muss.

Photos non contractuelles est certainement le meilleur résumé de cette location. Il ne faut pas se fier à l'aspect accueillant et au mobilier qualitatif présents sur les photos. C'est ici tout l'inverse. Une maison à l'aspect vétuste et obsolète nous a accueillis. Les matelas des bains de soleil sont tachés, comme certains coussins des canapés, boutons d'allumage de la plaque de cuisson et du four cassés, ventilateurs également (4 pour 8 "chambres") À notre arrivée, nous n'avons même pas trouvé une simple bouteille d'eau fraîche mais à la place, un frigo débranché et une odeur nauséabonde à l'intérieur de celui ci. S'en est suivi d'autres déconvenues tant à l'état de la maison et des salles de bain (douches qui fuit, rideau trop petit, odeur d'égout très présent). Ces problèmes ont déjà été signalés sur plusieurs plateformes depuis au moins 2018 (abritel, Google notamment) Pour l'habitabilité, la maison est proposée pour 16 personnes mais le matériel présent est insuffisant (la cuisine de l'appartement du haut est entièrement vide, 4 petites cuillères seulement dans la maison, pas assez de verres,...) La piscine est plutôt agréable et bien ombragée la matin mais dans un état d'usure avancé : joints de margelle qui se détachent, robot nettoyeur vétuste (filtre dans un etat catastrophique à notre arrivée) , il nous a fallut attendre une semaine pour avoir du clore et retrouver une eau claire. Pour le reste la propriété est suffisamment grande, vignes présentes sur les hauteurs, et à l'écart de toute autre habitation mais encore une fois l'entretien fait défaut : four à pizza inutilisable (pelle à pizza HS), salon de jardin particulièrement sale, lampes du patio remplies d'insectes morts et ampoule HS. Tout ces désagréments font vite comprendre que les propriétaires ne recherchent que la rentabilité et non à qualité et le confort du séjour de ses locataires. Cela est plus que confirmé au vu de l'attitude froide de la personne à laquelle nous avons eu affaire (bien que très réactive via WhatsApp) Accès à la main son également plus que limite pour les voitures Nous déconseillons fortement cette location ou les gérants ne se préoccupent pas du tout du bien être de ses locataires

Leider hatte der Eigentümer es nicht nötig uns das Haus von innen zu zeigen. Nachdem wir selber durchgegangen sind, wussten wir auch warum. Es besteht ein riesiger Investitionsbedarf in Bädern und Küchen. Alle Duschen verschlimmert und angeschlagen. Halterung für den Duschvorhang Lose und der Vorhang nicht groß genug, Dadurch lief das Wasser bis raus in den Flur bis zur Treppe, Sehr gefährlich. Die untere Küche besteht aus alten Möbeln.Geschirrspüler und Kühlschrank waren gut. Den Einbauherd fanden wir im Nachbarraum provisorisch auf einen alten Unterschrank gestellt. Die Knöpfe vom Herd waren teilweise mit Klebeband befestigt. Mülleimer nicht vorhanden. Die Zimmer waren normaler Standart, also OK. Sonst ein schönes Grundstück .Auch ein schöner Pool, welchen wir auch selber reinigen durften., auch die Filter und den Poolroboter. Abends gab es wunderschöne Sonnenuntergänge und morgens zog immer eine Schafherde mit einem netten alten Schäfer über das untere Grundstück. Unsere Hunde hatten sich nach ein paar Tagen daran gewöhnt. Ein Highlight für kleine Kinder auf jeden Fall. Wir fahren seit über zehn Jahren immer in eine andere Gegend,. Wir wollen das Haus nicht schlecht reden, aber für das geforderte Geld, müssten saubere absuchen und wenigstens eine intakte Küche möglich sein. Jetzt verstehen wir auch, warum es hiervon keine Bilder gibt

Härlig avkoppling i naturskön miljö

Underbar plats med närhet till det mesta. Vackra Stroncone på promenadavstånd (dock en rejäl uppförsbacke) och Terni (med bra tågförbindelser) några minuter bort i bil. Huset har allt man kan önska sig, stora ytor så det finns plats för många. En pool i härligt läge med utsikt över gårdarna runt omkring samt en trevlig hyresvärd som var bra att kommunicera med. Utflyktsmål: Marmore falls, Narni, bad i Adriatiska havet (dagsutflykt), Rom (med tåg från Terni) och så klart promenad till den goda glassen på torget i Stroncone

Erholung pur.

Wir waren mit 7 Erwachsenen, 4 Kindern und 2 Hunden in der Villa und fühlten uns gleich wohl. Außer ein paar Ausflügen ( Marmore Falls, Otricoli zum Parco Archeologico di Ocriculum und an die Toskana) waren wir die meiste Zeit in der Villa. Wir haben eine sehr schöne und unvergessliche Zeit dort verbracht. Morgens sind wir schon mit den Hunden und den Kindern in den Weinbergen spazieren gegangen. Gegessen und gefeiert haben wir immer auf der herrlichen Veranda. Der große Grill wurde natürlich auch benutzt. Das Highlight war natürlich der riesige Pool. Dort holten wir uns auch eine herrliche Urlaubsbräune und die Kinder hatten die größte Freude. Leider gab es beim Abschied auch ein paar Tränen. Wenn wir nicht 15 Stunden Anreise hätten, würden wir so bald als möglich wieder kommen.
