Restored with care, the villa retains its original stone and terracotta character, combined with classic country style and generous living spaces, including a billiard room and multiple sitting areas. The main villa and annex are surrounded by a fenced garden with olive trees, a wood oven and a pergola for outdoor dining. A panoramic infinity pool sits on a lower terrace with views of Sinalunga and the surrounding hills. Ideally located for exploring the cultural towns and wine-producing areas of southern Tuscany, the villa is a short drive from Montepulciano, Pienza and Siena.

The property consists of the main villa and an annex. The villa is on four floors connected by an internal staircase. The main villa is about 480 sqm and the annex about 40 sqm. BASEMENT FLOOR - Billiard room and a bathroom with shower. Laundry room with independent access from the outside. GROUND FLOOR - The entrance hall of the villa communicates with the kitchen, the dining room, the living room with ornamental fireplace and the stairs to the upper floor. Sleeping area with a double bedroom with divisible bed, a bathroom with tub and a double bedroom with queen-size bed (1.40m). FIRST FLOOR - Living area with ornamental fireplace. Double bedroom with ensuite bathroom with whirlpool tub and two basins, twin bedroom (joinable beds) with bathroom with shower and ornamental fireplace, twin bedroom (joinable beds) with joinable beds with adjacent bathroom with shower, double bedroom with divisible bed with ensuite bathroom with shower. MEZZANINE FLOOR - Connects the first and second floors (28 steps). SECOND FLOOR - Twin bedroom with joinable beds with bathroom with shower and walk-in closet. ANNEX - Double bedroom with divisible bed with ensuite bathroom with shower and walk-in closet. Air conditioning (in the bedrooms).
Park:
The property extends across 2.6 hectares of land with olive groves and vines. Around 8,600 sqm is enclosed with a 2-metre-high fence and forms the villaâs private garden, featuring lawns, hedges, holm oaks and aromatic plants. A sitting area is located between the villa and the annex, accessible from the kitchen. In front of the annex is the barbecue area and a wood-fired oven. The outdoor dining area is situated under a pergola at the exit of the main house living room. A covered parking area within the grounds offers space for up to four cars.

Swimming Pool:
The pool is located on a lower terrace about 50 m from the villa and accessed via steps or an electric stair lift. It offers panoramic views over the surrounding countryside and the town of Sinalunga. Rectangular in shape; measures 15 x 8 m with a depth ranging from 1 to 2 m; lined with PVC and tiles; access via a steel ladder; saltwater purification; internal and external lighting; solar shower. The sunbathing area, measuring approximately 20 sqm, is equipped with sunbeds and two umbrellas. Open from the last Saturday in April to the first Saturday in October.
