In una delle zone più caratteristiche della Venezia autentica, a pochi passi dalle Fondamente Nuove, l’appartamento gode di una posizione strategica per il visitatore. Si trova in una zona tranquilla piena di negozi caratteristici e ristoranti frequentati da veneziani. Inoltre è molto vicina alle principali attrattive della città: il ponte di Rialto dista a piedi 10 minuti, Piazza San Marco 20 minuti.
L’appartamento, elegante e luminoso, recentemente ristrutturato è arredato con cura e attenzione al design. Si trova al primo piano e si sviluppa su una superficie di 60 mq. E’ composto da una zona giorno con angolo cottura completamente attrezzato con cucina ad induzione, lavastoviglie , due camere doppie (una con letto matrimoniale ed una con due letti singoli che all’occorrenza possono essere uniti), un bagno con doccia, uno spazio lavanderia dotato di una lavasciuga. L’appartamento è provvisto, inoltre, di due poltrone letto e di wi-fi. Gli arredi sono curati nei minimi dettagli. All'arrivo sarà corrisposta un tassa di soggiorno di 4 euro per persona per giorno per i soli primi 5 giorni. La tassa si dimezza tra i 10 ed i 16 anni. la tassa non deve essere corrisposta sotto i 10 anni.

Convenient location

We throughly enjoyed our stay here. Both Paolo and Natasha were very helpful which made our visit quite pleasant. This property is close to Fondamente Nove station which is convenient to go to Murano and Airport.

Paulo was a wonderful host and made check in very convenient. He showed us how everything worked, and made sure we had everything we needed. This is a fabulous place to stay in Venice! This was our second time here and will stay here again if we come back. It is so conveniently located - close to all the water bus stops and only about a 15 minute walk into San Marco square. It is away from the main tourist area and very quiet. There are great little neighborhood restaurants a supermarket close by. The home is well-stocked and had everything we needed along with very comfortable beds. I highly recommend this home!!!

We were passing through Venice on our way to the mountains with quite a bit of gear. The close location to the water bus station made this the perfect location for us. Paolo was very friendly and quick to respond to messages. We loved our stay!

Wonderful!

This well-equipped apartment was perfect location and size for our family of four! Communication was great, and we were greeted at the water bus to make our check in convenient and easy. Loved the quiet location away from the busier, tourist-packed areas. Very close to the water bus stop, so it made for the perfect home base to explore Venice. Restaurants and grocery store within easy walking distance. We would definitely stay here again!

Paolo was an amazing host. He was very communicative up and during our stay. He offered great recommendations for restaurants and museums to visit in Venice. The apartment was very clean and the beds and linen very comfortable. The location was quiet although it was close to the water, we could not hear anything during the evening.The location was amazing. It was close to the vaprettos which we used for a day trip to Burono and Murono. We highly recommend staying at Nel cuore di Venezia. If we find ourselves back in Venice one day, we would definitely stay at Nel cuore di Venezia again.

Very convenient, clean and lovely welcome

I cannot rate the owner and this property too highly. Communication was easy, we were met in person and shown around. Everything is very clean and well organised. The owner reassured us that we could contact them if needed and gave us some local recommendations too. Very close to the vaporette stop, local shops and cafe but quiet at night for sleeping. We will definitely choose this property again

Perfect for us

The flat was exactly what we had hoped for - clean, well taken care of and equipped with everything you might need, close to the centre of the city but in an area that isn't overcrowded with tourists. It's right next to a water bus-stop from which you can easily reach all the other islands as well. Long before our arrival the owner contacted us with lots of useful information, he personally picked up at the waterbus-stop and patiently answered all our questions. If I go to Venice again, I'd definitely try and stay in this apartment again.

Delightful cozy apartment on Venice Island

Our host, Paolo, started our wonderful experience here even before we arrived. His prompt and enthusiastic communications with us provided very helpful and useful information that helped us navigate efficiently from Marco Polo Airport to the Fondamente Nuove boat stop seamlessly. The apartment was clean and renovated with modern appliances. It was a charming stay with perfect proximity to everything we needed, even a three minute walk to the boat stop. Paolo explained everything about the apartment thoroughly and made some great recommendations for restaurants and pasticcerias and more. He was always responsive to our every need. Great place to stay!

Great Location

Paolo, the property manager was very friendly and helpful in getting our luggage up the stairs! We were on the first floor, of course that means the second floor to us Americans. Haha. The apartment is very nice. 600+ sq ft doesn’t sound like much but is actually plenty of room for a family of 3-4. We had 3 adults. Awesome location for the Waterbus/Vaporetta, it was literally at the end of the alley. Good luck figuring out the Waterbus lines and schedule. I watched a YouTube video and finally got it.

Amazing place - super clean & modern

Our stay in Paolo’s apartment was wonderful and I’d definitely stay there again. It was clean, spacious and modern. The beds were comfortable and they’d thought of everything, including a converter plug from Australian to European power points. There was air conditioning in all the rooms, a dishwasher and washing machine and an indoor washing line and outdoor typical Venetian washing line. The place was immaculately clean and the kitchen was well equipped. They supplied enough toilet paper/dishwashing liquid for our 3 night stay and even provided detergent for the washing machine. The apartment was not in the middle of the tourist area, which we enjoyed as it was quieter, but was a 1 minute walk from the fondamente Nove vaparetti stop. It was about 25 min walk to piazza San Marco. The only tiny things I’d improve upon, were that the shower was quite small and the shower head extended too far out from the wall relative to the size if the shower, and the spin cycle on the washing machine left the clothes still quite wet after they were washed, which meant that they too longer to dry. So the place was very close to perfect! The communication with Paolo was fantastic as he set up a WhatsApp group for any questions and sent us information. He also arranged for someone to meet us at the fondamente nove vaparetto stop and show us to the apartment.

Un super hôte très disponible et serviable. De bonnes adresses, des conseils de visites a faire. Un logement tres bien situé, suffisamment à l'ecart du centre bondé durant ce carnaval. Vaporetto à 100 m du logement qui se situe au 1er etage. Je recommande a 100 % Tres bon sejour
