- The Pool/Hot Tub and lawn is maintained weekly. Please message us before your arrival if you have any privacy concerns or requests.
- Exterior security cameras monitor the driveway, front, and side of property; a doorbell camera is at the front door. No interior cameras.

- Indoor fireplaces are for decorations only and are not functioning.
- Pool is not heated but we do have a Hot Tub
- Garage and fitness center have AC/Heat (minisplit system)
- Poker shed has window unit AC and space heater only

- Rental agreement & valid ID (via OwnerRez) required after booking. Front door code sent on arrival day after completion & security hold (if applicable)
- Respect neighbors: quiet hours 10 PM–8 AM
- Lock doors/windows & turn off lights, AC, and appliances when out
- Guests liable for damages
- Swim at your own risk
- No smoking
- No parties, unapproved pets, outside guests, or commercial use without written OK
- Supervise children at all times
- Report any damage so we can replace items
- Bugs are rare but possible—this is Texas! Home is professionally cleaned
- Leave home as found; don’t move furniture—$25+ fee if not followed
- Dog-friendly with approval - Maximum of 2 allowed at $20/dog/day , please message for approval. If our team needs to handle pet waste, a $25 fee will apply.
- There is a $50 administrative fee for shipping left-behind items.
