Fully equipped kitchen with a coffee bar, microwave, two-door fridge, ice maker, oven, stove, and a single sink. Stocked with complete utensils, basic pots and pans, and essential spices. The adjoining dining area features a long, round wooden table with seating for eight, illuminated by a stylish chandelier.

Spacious and inviting with a comfy L-shaped sofa, a single accent chair, and a round wooden table. Features a smart TV, ceiling fan, and high ceilings for an open, airy feel.

Features include a single outdoor shower, a barrel sauna, and a mini bar with a high table, five stools, a mini fridge, and a single sink. Basic pool toys are provided for added fun.

**For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy.


Guests with zero reviews must sign a renter's agreement and settle a $750 security deposit. This will be held and released 5 days after your stay, assuming there's no damage in our unit.

We also charge a minimum of $150 for unapproved late checkouts.

Pool heating is available for $150 on the first day and $100 for each additional day.
Please note: Pool heating is not available from December 1 to March 1.

Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.

We only host groups where the primary renter is above the age of 25+ years old. Will need ID verification.

Pet Fee is $175 (max of 2). This is a one-time, non-refundable fee as it causes a lot of extra cleaning for our crew, extra wear and tear on the house and we have to shampoo the furniture as we have some guests who are allergic to pets. Pets must be house-trained and crated if left alone. Also, please clean up your pet's feces, or we will charge an additional $40 fee if uncleaned feces are found.

No events, parties, or additional guests than the number on your reservation without permission. An additional event fee will be charged.

Quiet hours in Austin start at 10 PM, which means no amplified music or loud noises/conversation/shouting in any outdoor area after 10PM. Our #1 priority is keeping the neighbors happy, and this being a successful vacation rental for the long-term and the only way that works is if this rule is followed.

Winter Notice:
The outdoor shower and outdoor bar sinks are turned off during the winter months (December–January) to prevent pipe freezing. All indoor water features remain fully operational. Thank you for your understanding!
