Let me start by saying that we enjoyed our time, so why 3 out of 5 stars. We were surprised by the construction and not getting a proper heads up about it. It was literally from 8am to 8pm and with the position of our room, it really made a difference on our comfort and enjoyment levels. My only guidance would be to make it very clear to families like ours that there is significant construction going on that will be a distraction for the vacation. Outside of that, service and food for the resort were great.
The condo was even better than the photos! The place is huge, well maintained, and well equipped but you will need to buy groceries for anything beyond salt & pepper. The staff at the resort are fantastic and very friendly. The pool area never felt crowded. It is walking distance to a few off-resort restaurants, but unless you like long treks, will need to taxi or drive to marina area.

This villa/condo is a wonderful place to stay! The online listing and photos are very accurate, and Giovanni was great about responding to questions. The concierge Samantha brought us guacamole, pico de gallo and margaritas when we checked in. The place was clean, and the location was ideal, overlooking the beach and the ocean.
We lucked out that for the first 4 days, there were no cruise ships anchored offshore; on days 5 and 6, we had 2 huge ships blocking the gorgeous views and preventing us from seeing the whales just out from the shore, as we'd enjoyed while sitting on the balcony in the mornings. Of course, the setting is lovely, regardless....
The one thing I will mention that was annoying was that the neighboring resorts (part of the Villas complex) had LOUD music playing each night until about 11:00 PM. One of the things we loved about Estancia was that they never blast music at the guests!
It would be better if the neighboring resorts kept the volume down and didn't play the disco music that tourists seem to attract. It was loudest in the end bedroom, which has windows looking out to sea and is closest to the neighboring resort. We didn't hear the music last year from a condo that was in the interior of the complex--but it was well worth it to have the great ocean views and sounds of the surf just outside our rooms!

Older resort, could use some updates but villa views and space were amazing. Very clean, comfortable beds. So much space. Paid premium I'm sure for the view but it was worth it. Wouldn't have wanted to stay anywhere else because the view from this villa is money! Water pressure in shower could be better but that's really all we could slightly even complain about.
This end unit right on the beach,has spectacular views from all patios. It is spotless and has everything you need. (Hair dryers, washer/dryer and iron) We were greeted at the front by the Concierge and escorted to the Villa and served Margaritas with chips, guacamole and salsa.
The grounds are beautiful and the staff always there when you need them and willing to help with anything. Including going to the store to buy the guys tubes to float in the ocean on!
We had a light go out in one of the bathrooms and maintenance was there in less then 15 minutes to replace it.
I can't say enough about this Villa, we will definitely be back!!
For this listing, I had made all arrangements in Nov 2015 for March 2016 trip. All went per usual ( reservation confirmation email from owner with confirmation #, time blocked off availability calendar, funds received) and were validated by the VRBO website/listing. A week before the start of the trip I had not received check in information from the owner. Several emails seeking information went unanswered. I contacted the owner directly by phone four days before check in date. He told me immediately that I had NO reservation and that he had not received any payment ( I guess he had gotten the emails after all). After checking with customer service at VRBO it was initially put in my lap to sort this out. In trying to salvage this trip I had two more phone conversations with this owner who was incredibly rude, condescending and ignorant. After several ( 3+) hours with the VRBO customer service department, he issued a refund ( which takes 5-7 days to process FYI). His curt " sorry for the confusion" email was irritating as we scrambled to find another place in Cabo San Lucas for our spring break family trip . Also suspect was his quick offer of a similar booking at the same resort "off the record" of VRBO. Please beware of this owner!
