Central location to all that Crystal River has to offer. Large living room/dining room combination with sleeper sofa and flat screen tv. Terrazo floors throughout the house. The living room opens out to the large Florida Game Room. Enjoy corn hole, ping pong table, tv and gaming station.

The Master bedroom has a king size bed, flat screen tv, his/hers walk in closets and a private bathroom with walk in shower.

On the other side of the house are the two guest rooms - guest bedroom #1 has - 2 bunks beds - full on the bottom and a twin on top.

Guest Bedroom #2 has a king size bed, full bathroom with a shower tub combo and closet.

There is a guest bathroom between the two rooms with a tub/shower combo.

The couch has a queen bed that pulls out if you need more room.

There is a wood burning fireplace between the living and dining room in the center of the house. The Kitchen features a new oven, refrigerator, built in microwave, double sink, and a breakfast nook. Inside laundry room with washer and dryer.

There is a large screened in porch in the back of the house looking over the water.

2 boat slips for you to use with a dock in between.

Next to the house is a large fenced area for boat trailers to park.

There is a full size garage and 4 kayaks available for guests use.

This house is walking distance to Crystal River Plantatin Golf Course, restaurant, tiki bar and boat rentals. Small pets ok with a $150 pet fee. Sleeps 12! Bring your boats or rent them next door. The boat ramp is minutes away. Watch the manatees come right up to the sea wall. Winter Long Term Renters Welcome - Special Rates Apply - Message for details. Pet fee applies $150 to any pets. Declare your pets. NO CATS. $50 fine for leaving dog poo in the yard.

RENTAL RULES-These will be emailed to you to read, sign and email back.

Guest acknowledges the Property is on the Crystal River, there is no fence blocking access to the river from the Property and there is no lifeguard on duty at or near the Property. Guest assumes all risks of damage, personal injury or death, arising from the proximity of the Property to the river and the use of the river for swimming, diving, boating and other recreation. This provision extends to Guest, the rental party and all other persons on the Property at the request or with the consent of Guest or any member of the rental party during the term of the lease. Guest will indemnify and hold Homeowner harmless from any and all claims, loss, cost, damage or expense arising from or relating to such risks.

Smoking is NOT allowed in the house or on the porch, Smoking is allowed outside only. $50 fine for leaving your cigarette butts in the yard.

People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Keep the property and all furnishings in good order - call us immediately when something isn’t working.

Only use appliances for their intended uses.

Video Surveillance outside the house is in effect.

PETS are permitted only with prior approval and the Pet Addendum must be completed.  No Cats. $150 pet fee.

Parking:
PARKING – Parking is limited to __3_____ vehicle(s).  Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

Trailer Parking: You may park your trailer in the yard to the right of the house. There is room for several trailers and cars.

Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the house.

Kayak and Paddle Board usage waiver-

I fully understand and acknowledge that: (a) outdoor recreational activities have inherent risks, dangers, and hazards and such exist in my use of paddle sport equipment and my participation in paddle sport activities. (B) my participation in such activities and/or use of such equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/ or total paralysis, death or other ailments that could cause serious disability; ( ; the negligence of participants, the negligence of theirs, accidents, beaches or contract, the forces of nature or other causes. Risks and dangers may arise from foreseeable or unforeseeable causes including, but not limited to, guide decision making, including that a guide may misjudge terrain, weather, trail or ocean conditions, and water level, risk of falling out of or drowning while paddle sporting and such other risks, hazards and dangers that are integral to recreational activities that take place in a wilderness, ocean, outdoor, or recreational environment.

By my participation in these activities and/ or use of equipment, I hereby assume all risks and dangers and all responsibility for any losses . I also verify that I am in good health, Not under the influence of any drugs or alcohol of any kind, nor do I have them in my possession , and am capable of pursuing paddle sports, and that my participation in this activity is voluntary. I/we also agree to a properly secured USCG approved personal floatation device, of type 3 or better, at all times.

I, on behalf of myself, my personal representatives and my heirs, hereby voluntarily agree to release, discharge, hold harmless, defend and indemnify Scott Family Fish House LLC and Homosassa Vacation Rentals and its owners, officers, and employees from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of my use of paddle sport equipment or premises or my participation in paddle sport activities. I specifically understand that I am releasing, discharging, and waiving any claims or actions that I may have at present time or in the future for the negligent acts or other conduct by the owners, agents, officers of Scott Family Fish House LLC.

I HAVE READ THE WAIVER AND RELEASE AND BY BOOKING THIS HOUSE, I AGREE IT IS MY INTENTION TO EXEMPT AND RELIEVE SCOTT FAMILY FISH HOUSE LLC AND HOMOSASSA VACATION RENTALS FROM LIABILITY FOR PERSONAL INJURY, PROPERTY DAMAGE OR WRONGFUL DEATH CAUSED BY NEGLIGENCE OR ANY OTHER CAUSE.

BY BOOKING THIS HOUSE I have agreed to the terms of this rental.
