Well-appointed with amenities such as a large deck and screened porch with propane firepit, an outdoor woodburning firepit with Adirondacks, a large 7-person hot tub, four (4) indoor fireplaces, a gaming/fantasy football room, and stylish al fresco dining, this home makes leisure come easy. Decorated for welcoming rustic comfort with a refined elegance vibe, with incredible woodwork and plenty of spaces to socialize or escape, `The Chateau` is ideal for the gathering of family and friends. There`s a well-equipped, French-country styled kitchen on the main level, with a six (6) burner gas range and an additional wet bar/sink area. Plenty of seating to include two (2) sets of bar seating and two (2) large dining tables. There are three (3) living room / family rooms so that a movie can be watched in one, a card game in another, while the 3rd is just a quiet space to cuddle or read by the fire. A mountain bike mecca, almost 100 miles of world-class single-track trails, gravel roads and rails-to-trails can be accessed from the town of Davis, also home to the County’s full-scale bike shop. If you want to venture out, you`ll be spoiled for choices. Mountain Trail Rides Horseback Riding, Double S Stable, Canaan Valley Resort State Park Ice Skating Rink & Golf Course, Canaan Valley National Wildlife Refuge, and the longest sled run on the East Coast are only minutes from the home. Old Timberline -
A private, gated community located in beautiful Canaan Valley. You have access to both Spruce Island Lake and Sand Run Lake in Timberline to canoe and fish at (swimming prohibited by the HOA) and access to the Dolly Sods Wilderness Area.

You will be staying in a private, gated community. Please have a list of everyone that will be staying in the house (first & last names) and vehicle information. A guard house form will be given to you at check-in for you to put the information on that you will give to the guards.

Check-In & Check-Out:
You may check in at the rental office anytime after 4:00p.m on your arrival date. However, there may be rare occurrences in which it will be necessary to delay the release of keys beyond the 4:00 p.m. check-in time until Property is ready. No refunds or discounts are given for late or delayed arrivals. Our office is located on US Route 32, approximately 7 miles south of Davis or 4 miles north of the Canaan Valley State Park entrance. Check-Out at 10:30AM. Fully depart property no later than 10:30AM. A late check out that was not confirmed by us prior will result in an additional charge of no less than $150.00.

Cancellation Policy:
Refunds will be made if we receive your cancellation at least 30 days prior to your arrival date. No cancellations or changes will be accepted less than 30 days prior to arrival. No full or partial refunds or credit will be granted for no-shows, if you arrive after the first night of your reservation, or depart before the last night of your reservation.

Maximum Occupancy Limit:
The occupancy in a unit shall not exceed the maximum limit set at any time. No more than one unit may be rented to the same responsible party. All of our properties are privately owned; therefore it is the responsibility of the property management company to rent to family groups only. Sororities, fraternities, parties, schools or non-chaperoned groups are not allowed. You must be 25 years of age or older to book with the property management company and be Renter on File. As Renter on File you agree to be there for the entire duration of the reservation. Renter and all Guests accept to provide proof of identification at anytime. Any violation of these standards will be grounds for immediate eviction without refund.

Furnishings & Amenities:
All rental properties are completely furnished to include towels, bed linens, fully equipped kitchens and televisions. All units have electric or gas heat and most have a fireplace or woodstove. Firewood and propane are not provided. Every effort is made to keep each property and its equipment in good working order; however, No Refunds will be made for mechanical or technical failures, including, but not limited to, hot tubs, Internet and televisions. There is a Starter Supply Only of toilet paper, bath soap, dishwashing detergent, laundry detergent and trash bags. Any additional supplies or personal items needed will be the renter’s responsibility.
Note: paper towels, coffee filters and coffee are not supplied. All properties are presented in “as is” condition by the owner of the property, and not by the property management company.

Based on size of property.

Firepits:
Firepits are prohibited at all properties unless otherwise specified on the property description. Renters will be responsible for any fines incurred by the HOA for having illegal fire pits.

Smoking Policy:
All property management company properties are non-smoking. No smoking is permitted at the Property (including porches, decks and outdoor areas) at any time. Failure to abide by these terms will result in a charge to the card on file of no less than $500.00.

Pet Policy:
No animals or pets of any kind are permitted except in houses that are designated as “Pet Friendly”. In such cases, a $65 plus tax non-refundable pet fee is required Per Pet (or the specified amount required if different), or bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. A maximum of four pets are allowed per property, per reservation at a Pet Friendly property. Infraction of this policy will result in renters assumption and payment of all charges incurred for the complete removal of pet germs and allergens, completed to the satisfacti
on of the property management company. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens.

Roads & Driveways
Roads and driveways are routinely plowed. Some roads require vehicles with 4-wheel drive and/or chains. Snow chains are recommended for icy conditions. It is your responsibility to make sure your vehicle is properly equipped for snowy, icy mountain terrain. The property management company is not responsible for removing snow from decks or walkways. Please plan accordingly.

Many Properties Are Located In Private Residential Communities, and terms of tenancy are regulated by the homeowner associations. A copy of these documents are available upon request. Violation of any of the covenants and/or other applicable regulations may result in immediate eviction and loss of all rental monies.

Good Neighbor Policy:
Because the Property is a privately owned home, all Occupants must comply with this good neighbor policy. Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out.
