IMPORTANT:
This is a cozy smaller complex with a family feeling. It's not a fancy resort.
View: This is NOT an ocean view unit. The unit faces a wooded area.
Noise: You can hear waves, island roosters, and occasional cars. This is a condo, so potentially, you may hear other tenants.
Bugs: We are on a tropical island. Occasionally, you will see ants and bugs around.


-Located between Kona downtown and Keauhou harbor.
-Tucked away behind the Alli Dr. in a family-oriented complex. Close to the action yet quiet to relax
-Beach access and popular surfing spots(Banyan beach and Lyman's beach) across the street
-4 min walk to the best Poke place on the island
-1 mile from the famous Magic sand beach and a popular seaside restaurant
-2 miles from the famous Kahalu'u beach(one of the top 3 snorkeling spots on the island)
-3 miles from Kona downtown where all the shopping are
-11 miles from KOA airport

-Guests who violate the above will be evicted by condo management.

Great air conditioning, responsive host, kitchen was well set up. I wish there was aluminum foil or zip lock bags or something like that already here. I appreciated all of tge beach stuff tgat was here to borrow! Bed was a little too soft for me, but my daughter liked it.Only major drawback was the dang rooster. He crows from 5am-9am. So if you're a light sleeper, don't choose the master bedroom. Beach across the road was a nice place to check out. Overall a really wonderful experience. Thank you!!

We had a nice stay at this apartment near the beach. Welcoming and communicative host. Apartment was clean and had beach stuff for us to use. Was a little tight for 4 adults and 1 child to cook and eat, but overall a good experience.

Convinient Location to the best Kona Beaches & Great space for a family!

Awesome location, the communal pool is AMAZING with a beautiful Koi pond nearby. Spaced to BBQ outside and a fully furnished kitchen! Super close to surfing and some of the best beaches, easy to run down Ali'i drive!

Overall we really enjoyed our stay at the property. The pool and outdoor community space were very nice. We had an assigned parking space right near our entrance which was nice to have since we had a car. Check in and out we're easy. There is grocery shopping about 10 minutes away and some local shops near by. Several food options near by as well. There was plenty of space for our family of 5. The kitchen and bathrooms were well stocked. We did find the place to not be well cleaned overall, there was hair in one of the showers, a spray bottle lid on the floor, and the kitchen unwiped. While we didn't find the place to be overly noisy the walls seemed a little thin, you could hear people talking and walking around on the upper levels.

Relaxing and quiet

Ying's condo was a great place for our family to stay. My kids loved the pool and the access to the little beach across the street. The beds were comfortable and it was helpful to have to full baths. We would stay again.

Walking distance to the ocean

Ocean access was beautiful and in walking distance. The AC in the condo was awesome. The location was close to everything we wanted to do in Kailua Kona. Loved it!

Good Homebase for visit to the Big Island

We enjoyed our stay at Ying’s condo. Ying and Bridget were very attentive and quick to respond for needs of a few missing supplies. The condo was well stocked with dishes, towels, beach supplies, bathroom essentials, etc. The location was central for beach, shopping, and going north or south on the Island. It was nice to have a close parking spot and only about 5 steps to the 2nd floor. And the koi pond area was nice. We used the bbq and table down in the community area to watch the sunsets. It was a bit cramped for 4 adults. The tv area could use another comfortable seat or 2. We cooked most meals and the kitchen was tight for more than 2 people. Note that the doors are slatted on the bedrooms and hall bathroom which can be awkward if you’re traveling with another couple. Our biggest issue however was the flock of roosters next to the complex. Husband suggests you bring earplugs as they roost and crow in the trees right next to the master bedroom but were heard clearly and loudly in the far bedroom. This is not something Ying can do anything about, but it is an annoyance at 3 in the morning.

Perfect Base for Kona Adventure

The owner was a great with communication about check-in/-out, and ideas for things to do, restaurants, etc. The location was great for driving or even walking anywhere. The Kona shuttle bus was nearby as well. Even the small rocky beach across the streat was a fun place to go read, relax and take a dip. It was a quick drive to Kailua or other Island locations. The apartment was well equipped for the kitchen (great knives!!!) and beach gear. The pool area was a great place to relax and grill dinner, too.

This condo was in a great location to restaurants & shopping in Kona. The condo had everything we needed. Coffee, soap, toiletries(extra toilet paper), plenty of towels. We loved the turkeys & roosters out back even though they were scared of us.

Our family recently visited Kona and truly enjoyed the accommodations. The location was conveniently located to many restaurants and activities on the island. The unit was spacious and the pool area was fantastic. We would definitely stay here again.

Thanksgiving gettaway

We are a family of 4 from Honolulu and this was our first time to Kona. The unit was in a good location and was nice and spacious. A/C worked great and we don’t have central A/C in our house so it was a real treat. We cooked an entire Thanksgiving dinner in the kitchen. Having the master bathroom with big shower was super nice. Having the box of pool/beach toys was a nice touch. Our 15 year old and 2 year old loved the pool which was clean and a good temp. The only annoyance on the trip was the roosters in the woods nearby which start crowing at 4:30am! Overall we really enjoyed and would stay here again. The unit really is big and open and has a comfy feel.

Perfect family getaway!

Our family stayed at this condo and it was perfect! The condo came equipped with all of the essentials and more. The location is just a quick drive from downtown Kona and there is so much to do. We did have 1 issue with one of the slider doors and they came and fixed it the next day! The kids loved the pool and seeing the occasional kitty visiting the property. We enjoyed our stay and hope to visit again in the future!

Holualoa Getaway

This is a nice, clean condo. The island host and housekeeper were both easy to reach and very accommodating when we asked to drop off our things at the condo long before the check-in time, and they responded very quickly and fixed a leak in the ceiling.

Perfect location

I throughly enjoyed my stay! Location was perfectly located on Ali’i Drive, quiet, safe, and across from the beach to catch beautiful sunsets. All essentials were provided and communication with host was excellent. Yin was accommodating and quick to respond. Overall, I recommend booking her place

Kona Hidden Gem

Ying provided a great handbook before we arrived. Everything was detailed and we had issues while we were there. The condo was clean and comfortable for 4 adults, and outfitted with everything we needed. We appreciated having the beach chairs and beach towels, put them to good use. We had a great time exploring the Big Island, first time there and hope to go back.

Super relaxing

We had a great time at the Royal Kahili. The pool and outdoor area were great. The whole place has a very mellow vibe and the location is perfect for exploring Kona. The apartment was very comfortable and the back porch over looks an undeveloped forested area where we saw wild pigs and chickens. The only downside for us was that even though there was an elevator, there were multiple steps to get to the apartment and the pool. Our son uses a wheelchair and we had selected the apartment because of the elevator. We were able to make it work but it was a little tricky. Overall we would highly recommend staying here!

The pictures over sold the unit

The kitchen was under supplied. For example there were only 3 steak knives. There were 5 of us. The other sharp knives weren’t sharp. Three pool/beach towels. we did text the owner and were brought 2 more towels. Air conditioner was very loud. It place was pretty dated.. It was quite. The grounds and pool were nice. BBQs weren’t the best. The pool was great but the spa wasn’t working. Never got hot. The location was good with a pretty beach across the street but not for swimming etc. it was fun in the morning to sit and have coffee on the balcony and look out to a jungle with wild pigs, chickens and roosters and all kinds of birds. We could hear the waves. But the chest with the beach equipment etc was all wet and sandy and very unorganized. Smelled a bit mildewed. I would give the unit a C grade.
