Step into the living room, where a grand brick fireplace takes center stage, creating a cozy atmosphere complemented by a large flat-screen TV and a queen-size sofa sleeper for added convenience. The fully equipped kitchen is a delightful space with rustic charm and ample room for culinary creations.

Wood floors guide you through the entire home, enhancing its warm and welcoming ambiance. The master bedroom is a serene haven featuring a queen-size bed and sliding glass doors that open to the back patio, offering a peaceful retreat with a direct connection to nature. The master ensuite is thoughtfully appointed with a shower, vanity, and toilet.

The bunk room is a playful and versatile space, boasting a twin-on-twin bunk bed and an additional queen bed, providing flexible sleeping arrangements. The guest room offers a tranquil escape with its inviting queen-size bed. The guest bathroom is well-appointed with a shower-tub combination, vanity, and toilet.

A full-size washer and dryer are provided in the utility room just across the carport for added convenience.

We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans). Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience! We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay!

The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay!

With any excessively dirty unit (excessive pet hair, vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :).

-If booked on the same day or weekend, please call After-Hours # provided, as we can access our phone quicker than AirBNB
-No day visitors (8 guests-max occupancy- occupancy includes children)
-Max parking- 2 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival)
-For stays over 28 days- max 1 guest per bedroom

Nice house
The river was right behind the house . But was covered with Lilly pads . I didn’t think it safe to go in the water . I tried cooking and the stove or oven didn’t work . The next day I found that it was unplugged . The house was extremely hot . I found rat droppings in the drawers and several drawers were broken . They looked good until you touched them . Communication was good but the house wasn’t up to par

Relaxing oasis close to everything
This place was awesome. It's close enough to San Marcos to go to stores/restaurants and far enough away from any crowds. You have direct access to the river which is very calm. I was able to SUP up river with no problem and relax on the float back to the house. The house is nice, clean, and cozy as well. I would definitely rent this house again.

We stayed at this beautiful property which provided easy southern access to COTA as well as the famous Blacks BBQ in Lockhart. The host is great and we will definitely consider staying here again for next years race.

Cozy Wet and Fun
The house was cozy, however it needs some TLC, with deeper cleaning and some quick maintenance items that needed attention. It could use a replacement of shower curtains, pots & pans as well as fixing the kitchen cabinets. It was really nice to be so close to the river, although the backyard grass could have been cut to make the walk even nicer. Our family really enjoyed this location and would consider renting in the future.

Great weekend get away with friends and family
The River House was the perfect weekend get away for our little family and a group of friends. The yard is HUGE and the kids loved playing outside. The river was cool and refreshing. We swam and floated and fished. The house is old but comfortable and had everything we needed.

The house was the perfect size for our group! We loved having river access and the outdoor space to use. Good for kids too! Only small complaints were it was a bit warm in the evenings because you can’t turn the AC down past 72 and we ran out of trash can space outside with only one smaller black bin. Cute house
This was a cute house, close to town and right on the river. Kara was helpful, easily contactable and responded quickly. We had family come in from all over Texas and it was perfect! The kitchen had almost everything we needed but you will need to bring or buy all spices. If you have a party with lots of trash bring trash bags only supplied a couple of extra bags. No washer or dryer access.
