Located along the Mississippi River, this scenic path offers beautiful views and is perfect for a leisurely stroll or a bike ride. You can also visit Tom Lee Park, where youâll find riverfront views, green spaces for picnics, and various festivals throughout the year.
This historic theater, just minutes from your location, hosts Broadway shows, concerts, and films. The beautifully restored venue adds a touch of vintage Memphis charm.
The area is full of dining options, from the famous Gusâs World Famous Fried Chicken to modern eateries like South of Beale. The Beale Street Entertainment District also offers great bars and live music spots for a night out.
**ID Verification required**
†For basic background check as per the buildingâs requirement, guests are required to complete an ID verification before check-in. A link will be provided closer to your your check-in date. Once confirmed, we are ready to provide you the check-in instruction!
†Outdoor security cameras are present but not inside the property
†The swimming pool operates 24 hours. However, please be aware that the pool may undergo regular cleaning and maintenance (usually on Mondays), which can result in occasional closures. We will do our best to keep you updated on any changes from the building management. We appreciate your understanding in advance.
†Due to the prime location near downtown, please be aware that there may be occasional noise from the surrounding area or building that is beyond our control. Disposal earplugs and white noise machine are provided for light sleepers.
†Street parking is available on a first-come, first-served basis on E. Pontotoc Street. Be sure to read the parking signs for detailed information. For more secure parking, there`s a covered parking garage, the MLGW garage, directly across from the main entrance, with daily rates. Further information will be given in the check-in instruction.
†Please be advised the unit is a loft-style apartment with an open layout, meaning there is no door to the bedroom.
RENTAL RULES (Please read carefully):
1. Occupancy: Declare the number of occupants at booking or when new occupants enter. After 2 guests, no extra guests allowed without permission. Please note that our unit has 1 king size bed solely for two guests. $25 extra fee/guest will incurr after 2 guests, per night .
2. Objectionable Guests: Landlord reserves the right to request removal of guests deemed objectionable to neighbors or property. Failure to vacate results in cancellation without refund and liability for damages.
3. Early check-in and late check-out are available for $25 per hour,subject to our cleanerâs schedule and required prep time.
4. Hold Harmless: Homeowners are not responsible for accidents, injuries, illnesses, or loss of belongings on the premises. Guests assume all risks arising from the use of the premises.
5. Weather/Natural Disasters: No refunds for unfavorable weather, storms, earthquakes, or wildfires.
6. Surveillance: Outdoor security cameras are present. Tampering with cameras leads to cancellation, forfeiture of deposit, and removal without refund.
7. House Rules: Maintain property and furnishings in good order. No outdoor shoes inside. Please feel free to bring indoor shoes, if need be.
8. Noise: Observe quiet hours from 12:00 AM to 7:00 AM to avoid disturbing neighbors.
9. Smoking: Smoking: Smoking/vaping is prohibited in the property. A $500 fine will be charged for smoking in the property.
10. Damages: Charges apply for broken, stolen, or damaged property at the repair/replacement cost plus 20% service fee.
11. Housekeeping: No daily housekeeping. Do not remove linens, towels, or provided supplies from the unit.
12. Outlets and Plugs: Do not disconnect cables from outlets. Reconnect cables before departure in emergencies.
13. Pets: A maximum of 1 pet is allowed up to 50lb. Please declare your pets during the booking process.
Undeclared Pets: An additional fee of $100 will be charged per stay for each undeclared pet beyond the allowed one.
14. Parties: Large group gatherings/events are not permitted at our unit. Hosting a party causing extra cleaning or neighbor disturbances will result in cancellation, eviction, and deposit forfeiture. Guests who hold a party without prior authorization will incur a $500 fine.
15. Garbage: For stays under 2 days, using over 4 bags incurs a $10/bag penalty after the first 4 bags. If you encounter any issues or have concerns regarding the process, feel free to reach out to me.
16. Kindly be advised that the replacement cost for the lost fob key is $150 and $10 for the door key. Guests are solely responsible for covering this expense. We highly encourage guests to exercise caution and avoid misplacement to ensure a seamless and enjoyable stay.
17. We have a strict last-minute cancellation policy; cancellations during the stay are allowed but will not be eligible for a refund.
18. **Please do not dispose fluids in the trash bag, as leaks make the garbage messy and uncollectible by the building`s valetservice; dispose of fluids in the sink instead, as improper disposal may result in an additional cleaning fee of up to $150.
19. No refunds for issues not reported during your stay; please notify the host promptly.
