If you do decide to bring your furry friend with you, there is a pet fee of $150 a week or $300 for a month long rental (per pet). This is simply to reward our cleaners for the extra detail they will put in to remove any additional stains or shedding that occur during your best friends stay in our home. :)

All cancellations, regardless of cancelation policy, are less our standard booking fee to cover the expense of processing your initial payment. Thank you for understanding!

Thank you for choosing us for your vacation accommodations. This Guest Acknowledgment Statement confirms your understanding and agreement to abide by the rules and policies that will be outlined in your check-in documents.

1. RECEIPT OF RULES & POLICIES
I acknowledge that I have received and reviewed the check-in documents provided by New Smyrna Stays, which were sent via email three (3) days prior to my arrival. These documents include important information regarding check-in procedures, community rules, unit-specific guidelines, and safety protocols.

2. COMPLIANCE WITH COMPLEX AND COMPANY RULES
I understand and agree to fully comply with all complex rules and New Smyrna Stays company policies during my stay. I recognize that these rules are in place to ensure a pleasant experience for all guests and to maintain the integrity of the community.

3. PET POLICY – STRICT ENFORCEMENT
I understand that the vacation rental complex has a strict pet policy that must be followed at all times. Violations of this policy will result in an automatic $200 fine and may also lead to immediate eviction from the property with no refund.
Pets are only permitted if pre-approved for the specific unit and must be kept leashed at all times in all common areas. Additionally, pets are NOT permitted to relieve themselves anywhere on the property grounds, including lawns, landscaped areas, walkways, or parking lots. All pet restroom needs must be taken off-property.
Failure to comply with this rule affects all guests and owners. If pet policies continue to be ignored, the complex may permanently revoke pet privileges for all future guests. Your adherence protects the community's current pet-friendly status.

4. SMOKING & VAPING POLICY
I understand that smoking and vaping are strictly prohibited inside the condo, as well as on any balconies, patios, or outdoor areas attached to the unit. This includes cigarettes, cigars, pipes, e-cigarettes, and any other smoking devices.
Violation of this policy may result in additional cleaning fees, fines, or immediate eviction without refund. This policy exists to maintain the cleanliness and safety of the unit, and out of respect for other guests and residents.

Excellent Location

The location of the property was excellent. The furnishings were all great and the bedroom sizes were large enough. I would definitely return to this property. I do think that the stove needs to be replaced. It was rusted and one of my kids cut their finger on it and the TV in the guest room really should be a smart TV but other than that the property was fantastic!

Beware of construction

Totally felt misled. First, the unit itself is fine. Updated enough, cute decor and great ocean front view. Second though, the condo complex is undergoing updates and construction is still ongoing. After reading other reviews I contacted “host” (management company) and specifically asked if construction was wrapped up. I was told heavy equipment was done. I have photos to support that the place was a mess and construction was not finished. I would not recommend renting this place for at least another 6 months (Sept 2025?)

Horrible experience filled with lies

Furious that I was tricked and lied to. We left immediately. Not told that the entire property is under extensive loud filthy construction, buildings are enclosed by chain link fences, there is no grass, there is a 20 ft deep dirt channel actively being dug out and taped off along the beach front. There was no beach to access bc there was no beach. The water's edge stopped at tall metal plank makeshift barrier walls. We had a great, up close view of 2 excavators.

Sister getaway weekend

We arrived later at night - the owner wanted to make sure we got in ok which i thought was very nice. The condo is beautiful. We had everything we needed. My sisters and I would sit out on the porch overlooking the ocean every morning and have our coffee. The condo was clean and very nicely decorated, just like the pictures. We would stay here again, the beach was gorgeous.

Nice condo. Problem with Ocean Properties giving us wrong wifi info which took a full day and a half to sort out after multiple phone calls and messages. And no parking pass was left for us so we got a notice our car would be towed. But contacted Ocean Properties again and someone brought a pass to us.

Great beach front condo

The condo was beautifully decorated and had everything we needed. I could have left an entire bag full of beach items at home! The beach chairs in the storage closet and umbrella were very good quality and in good shape. I even used one of the boogie boards! The location was very quiet and family-friendly. I enjoy the sunrises each morning and walking on the beach. I hope to return soon.

Recent Trip to New Smyrna

My husband and I stayed in this condo with my sister and her husband and a 2-year-old. It definitely is not the best setup for two adult couples. We did see in the photos on the listing that the kid's room had 2 beds and they were pretty small. So I definitely would recommend it for a couple and children but not multiple adults. The condo itself was cute. Very beachy theme and we loved being on the first floor so we could walk right out the back door to the beach. The building is kind of old and run down. They were doing maintenance on the Northside so it was constant noise starting at 8 a.m. Even on the beach, all you could hear was a jackhammer all day. The pool area and deck in front of the property could use a face lift for sure. The management team sent a long list of DON'TS before we checked in which made us a little nervous. They didn't seem very friendly at all. But once we checked in we never had any issues on the property with neighbors like some other reviews mentioned. The beach was beautiful and I liked that we were on the quieter more low-key side of New Smyrna. We were just a short drive to Flagler and there was a 7-11 and grocery store right across the street. Next visit we will have to find a place that better accomodates adults but we had a great vacation.

The location of the condo to the beach was just what we were looking for. Being on the ground floor made it very convenient for us to bring groceries and "supplies" in. We could have done without some of the construction noise but all-in-all it was a very nice stay.

Wonderful Oceanfront Condo Experience

This condo is a dream come true. We have never been this close to the ocean and on 1st floor you see the ocean waves break in front of you. Views from living room, dining room and kitchen. Gorgeous renovation and decor and fully equipped kitchen, too. Just 2.5 miles to Flagler Ave shopping and dining . We even walked there on beach once. Fabulous holiday memories have been made here. Thanks for letting us bring Fido as well.
