The breakfast and tea times were wonderful. Free parking around back was a huge convenience. It's in a very walkable area. Staff was super friendly. Lovely center courtyard and sitting rooms. Lots of fireplaces in use and available in our bedroom too. Beautifully maintained inn. We would definitely stay there again!

Francis Malbone House is an oasis in the hubbub of downtown Newport. All the wharves are easily walkable. It was less than 15 minutes to walk to the Elms. On site parking is a huge bonus. Daily breakfast is always delicious. But the best thing about this inn is the staff. They are so friendly and helpful.

You would never know this gorgeous property is steps away from the bustling, somewhat noisy, Thames St. Once you step inside the front door, into the main house, all the chaos disappears. The courtyard in the center of the property is a peaceful place to have morning coffee or rest between excursions. I loved that my husband could walk the docks early while I was still getting ready, then be back for 8am breakfast. And I could shop while he napped. The property has a large entry from the private parking lot in back...easy to unload suitcases. In the room, I was happy to see Farmhouse Fresh products in the bathroom. We also walked into jazzy big band music playing on the radio/phone charger. Nice touch! Throughout the property, it's worth taking a look at the historic art, which seemed to tell stories about early America and the Revolution, all the way to the late 1800s.

The property itself is beautiful and staff outstanding. I was a little disappointed that the common areas did not have air conditioning. Location. Location. Location. Five minute walk to everything! Excellent breakfast and snacks.

The property was fantastic, the AC worked great, the area was quiet. The staff couldn’t have been more kind, they were great all around. I would recommend the Francis Malbone Inn every time to anyone staying in Newport.

The property is very nice, well kept and an extremely incredible staff. The breakfast is amazing and changes daily. A favorite and I haven’t seen other places do to this extent is afternoon eats. They put out a spread that is made from scratch with dips, sweets, and even had foot long hotdogs on the 4th of July. Highly recommend this place and look to stay hear every time we visit Newport.

Everything about The Francis Malbone House was amazing. The location is in the middle of bustling Thames Street full of shops and restaurants while the Inn itself is tranquil and private. The breakfasts were amazing and the staff was friendly and helpful. My husband and I hope to visit again soon.
