The master bedroom is actually an efficiency studio with its own bathroom, kitchenette and its own outside entry that can be made to a third private unit, all in the same lot perfect for 3 separate families/group if desired.

Kindly advise trip purpose, we review each request to make sure unit is available as we also rent the 2 units separately. Each can be booked at anytime so please excuse us if we won't be able to approve your full house request. Please reflect accurate number of guests and advise us vehicle count. We will not accept more than declared guests to avoid fire hazard if beyond normal capacity.

ALSO BEFORE BOOKING, please make sure you and your group agree to follow quiet hours between 10PM to 8AM, absolutely NO smoking (will be subject to $300 remediation), no cooking of food with strong smell (will be subject to $150 remediation). We have external camera monitoring that will verify guest count and noise monitors in the house for security. In as much as we love hosting, we also need to keep our nice neighbors happy. Any violation will be subject to immediate eviction regardless of the time and you will lose rest of the payments. If you plan to have loud parties/conversations/music, please please book elsewhere. There are many who come with standard fun expectations, we look forward to hosting you and have a grand memorable time in our place. House is close to the southern tip of Pensacola proper connecting the city to Pensacola Beach. We are 8.6mi, about 18mins to Pensacola Beach.

Main house has 4bedrooms/2bath, second detached unit has 2 bedrooms/1 bath. Both units have their own kitchen.

MAIN HOUSE (4BD/2BA)

Lots of upgrade, new roof and HVAC for your comfort, plenty of modern artwork, dine with a huge group in the generous dining and kitchen counter area.

Living/Dining/Kitchen

- Bedroom 3 - 12 in king bed with 50in smart TV
- Bedroom 4 (master) - 12 in queen bed with its own bathroom, kitchenette/wet bar (fridge, microwave, toaster oven, plates) and 50in smart TV. This is almost an independent unit.
- Ironing board, iron, hair dryer

Shared Laundry Room next to the sunroom:
- High capacity Samsung washer and dryers with complimentary starter liquid soap and softener. This area is shared by the 2 units in the lot, laundry bins are provided in the bathrooms.

Security:
- the unit is a smart home fully protected by Vivint, has smart smoke and motion detectors.
- you enter the unit with a secured keypad code that will be provided to you before arrival.
- Doorbells have camera monitors, side yard is also camera monitored by the owner/property managers.
- Please don't modify/use the security system panel as it controls both units in the lot.

The master bedroom with new bathroom is located away from rest of the bedrooms with its own sunroom and easy access to laundry room.

2ND HOUSE (2BD/1BA)
Treat yourself to a coastal/farm house feel with the comforts of home. There is window AC in the living room and the 2 bedrooms. Space is heated by portable space heaters in each rooms.

- Varies anywhere from 20MB to 30MB. Wifi comes from main house

This is a non smoking home including the sunroon, kindly go outside if you need to. PLEASE check our house rules before booking. No pets and parties allowed, thanks.

Listing has 2 detached houses in a big corner lot. Driveway can fit total of 4 cars, 2 each side of the driveway in tandem.

Hot water travels to the separate main house first before hitting the in law detached unit. So hot water at 2nd unit it might take time at first use but it will eventually warm up. The new water heater is electric, some guests reported water getting cold after a few minutes of warm use, and will need to re-adjust the shower temperature knob again to warm up.
