Escape to your own private paradise at our stunning lakefront retreat. This spacious and comfortable house offers ample space for 14 guests. We provide all the amenities from home so your vacation is simple to plan and easy to enjoy, including Firewood. Whether you're seeking outdoor adventure or simply seeking tranquility, you'll find it all right here. Don't miss out on a memorable lakefront getaway! We are a family-friendly home. Parents or other individuals are not permitted to reserve the house on behalf of another person or group. The person making the reservation must be at least 25 years of age. We do not accept any reservations for parties or proms. Our rental license allows up to 6 vehicles at the property. If you will have more let us know in advance.

MAIN LIVING AREA:
The open living and dining room features spectacular panoramic views of the lake, 20 foot vaulted ceilings, a wood-burning fireplace and 75 inch Roku Smart TV with BOSE speaker so you can stream all the latest shows and movies. The space will be decorated for the holidays including a 12 ft tree from the end of November to mid-January.

KITCHEN & DINING:
The kitchen has all the essentials, a coffee pot, Keurig, microwave, baking items, griddle, crock pot, kettle, blender, and more! Child-friendly dishes and silverware are provided. The dining room has seating for 10 and a high chair.

BATHROOMS:
There is one full bathroom on the main first floor and a full bathroom on the second floor.

Also provided are 4 pack-n-plays and a Crib mattress for toddlers to sleep comfortably on the floor. Linens and Bath towels are provided.

Note: Twin bunkbeds are made for children only. If you have an Adult only group maximum guests is 12 to allow 2 per bedroom plus sleeper sofa in the basement.

BASEMENT:
The walkout basement includes a Game room, a Gas fireplace, a seating area with a queen sleeper sofa, 55in Roku TV, PS3 with games, and a walkout to the lake, beach, and hot tub. (A/C is not provided in this area)

WASHER AND DRYER
Washer and dryer is available to use, located in the basement. If you have allergies or are sensitive to certain laundry detergent, please bring your own linens and towels.

BOATS
Included with your stay from April-Oct (weather permitting) we provide 2 canoes, 2 single kayaks, 1 tandem kayak, and 2 stand-up paddle boards. (All guests must sign a waiver to use the watercrafts.)

NOTE: Dock is removed during the off season (Oct-April dates are unknown and based on weather and availability of the dock company)

UPPER DECK: (Outside the living & dining rooms) Propane Grill (propane & utensils provided) and seating for 10 plus a kids' picnic table

COMMUNITY AMENITIES:
A Pocono Country Place is a beautiful community with 2 lakes, 1 public swimming beach, 4 outdoor swimming pools, tennis courts, basketball courts, mini golf and other amenities. Amenity badges are required to use any public amenities. Badges can be purchased during your stay for $12/person/day for individuals over the age of 3.

Although our home is lakefront, swimming is at your own risk. We highly suggest if you would like to enjoy swimming to drive just a few minutes to the main section of the community at the dedicated swimming lake and beach where life guards are present. From the property you can boat and kayak or use any type of non-motorized water vessel, you can wade in the shoreline water where you can still see your feet, you can catch-and-release fish and enjoy the scenery. The community maintains this beach/swimming area very nicely and can be enjoyed with beach chairs (provided in the box by the hot tub), picnic blanket, sand toys and swimming. You may use the area already portioned off for swimming with their floating dock to jump right in! Go make a splash! Also at the beach is a pool, café, playground, tennis courts, basketball courts and baseball field.

Community has 4 Outdoor Pools which are open weekends only from Memorial day to late June and Mid August to Labor day. Pools open daily from mid-June to mid-August. Located within a 5 minute drive to the new K Pool built in 2022. Splash pad for the little ones and a large pool for the family to enjoy. There is also a bathhouse, tennis and basket courts and a playground.

We make no guarantees that community amenities will be available during your stay. The availability of the amenities and the days and hours of operation are at the discretion of the association. Hours and days of operation are typically provided at the beginning of each week. Refunds will not be provided if community amenities are not available as we have no control over closures for any circumstances such as, but not limited to, weather, staffing, Covid, etc.

You will be provided with a unique access code to the front door for easy self check-in. We are available if you have any questions!

COMMUNITY REQUIREMENT:
Our Community and Township Ordinances require the following when you make a reservation.

All guests (adults and children) and vehicles are required to be registered on the community registration form. All persons driving a vehicle will need to provide a valid and printed copy of their vehicle registration and Driver's license.

Upon booking we will send you an email to complete electronically a lease agreement, provide a copy of an ID, and community registration form.
Only the persons listed on the lease agreement and community forms are allowed to be at the property. We can be fined and even lose our license to rent our property if anyone misrepresents the number of people and ages of those at the property.

The community registration fee of $50 has been included in the price. There is a $75 late fee for forms not completed within 3 days prior to arrival.

Our cleaning fee includes: Cleaning of the house, Hot Tub cleaning & chemical balancing, Laundry for towels and linens.

Check out: All dishes are washed or placed in the dishwasher and started, all trash is placed in the trash bins in the garage, windows, doors, hot tub and boats are closed and locked. Towels and Linens can be left in the respective rooms.

Community quite hours are from 10pm to 8am.

WILDLIFE:
This is a home in the woods, therefore, outside you will likely see bugs or furry critters, such as ducks, geese, raccoons, deer and even bears. We do our very best to maintain the property with regular pest control, but due to the surroundings, if doors are left open, or food is left outside the house, critter curiosity is inevitable. Please keep doors closed, the outdoors clean and notify us personally if you have any visitors in this regard so we can address the issue promptly. PLEASE, do not feed our beautiful wildlife - it does more harm than good!
