WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed. (Maximum of 5 dogs), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -All pet waste must be disposed of properly by the pet owner. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. -Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival. -This home provides cable TV. -Two portable AC units and fans are provided. -The fireplace is gas; wood is not needed. -This unit has a propane grill; propane is supplied. -Use of a fire pit at this property is not permitted. -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Driving Access, Parking, and Entryway -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 2 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door requires climbing two steps. -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling -You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.
Disclosures -A signed rental agreement is required for all reservations -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made. -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

Everything was lovely! Such a cozy place to spend our ski week. The views of the mountains from the front and family room were stunning and the place was light & bright. Bretton Woods is a one minute drive. We had a great stay!
We stayed in F50, a clean and well maintained home. The weather was perfect and all aspects of our stay was perfect. Definitely would recommend this area for your stay, quiet, peaceful and centrally located to hiking, golf and outdoor activities. No doubt will stay again.
The house was filthy smelled and there were safety concerns that didnât get addressed until after I found alternate lodging for my first evening. I was advised there would be a refund for the inconvenience however I have yet to see that refund. In addition to that the property removed all on site dumpsters and charges a 10 fee if you want a trash pick up prior to leaving. Not staying there again. If I could give negative stars I would.
We thoroughly enjoyed our stay. Beautiful accommodations with all the comforts of home. Loved the fireplace. Beds very comfy. Kitchen well equipped. Host very responsive. Would definitely recommend and hope to stay there again!!!!
Stayed 3 nights at Bretton wood condo, great location to golf, and mount Washington . Clean , nice, good communication if we needed anything, also let us know we could check in early.
Property was very well maintained and had most of the provisions we needed to make our stay comfortable. There were no kitchen dish towels provided. We were only given 1 bath towel, 1 hand towel, and 1 wash cloth per guest for a 4 day stay.
Unit was very well appointed and very clean. Have stayed at the unit previously and would definitely stay there again! Did have some difficulty navigating TV controls - had to call management to determine how to watch cable. They did respond promptly! Enjoyed our stay very much!
