⚠️ Due to unfenced pond, hot tub and uneven grounds, property is not suitable for unsupervised kids, pets, or persons with mobility difficulties or impaired judgement. ⚠️

STRICT HOT TUB POND SAFETY RULE
Children under age 12, including infants and toddlers, must be supervised by a responsible adult at all times, no more than 2 children per adult. Adult must be physically present with child when by ponds or hot tub.
ZERO TOLERANCE: Leaving children unattended will cause immediate cancellation of stay without a refund.
✦ PARTIAL HOME RENTAL with private use of rear property, 2 separate buildings & backyard.
✦ GUEST AREAS are private, not shared. Master Suite: 1 shared wall.
✦ The hosts are usually onsite to help.
✦ Host will notify booking guest if entry is required. Hosts retain right of access to whole property in any emergency without prior notice, including, but not limited to, any person attempting to, or entering pond water, unsupervised children in or near hot tub or pond area, drowning or life endangerment, negligence, imminent danger or illegal activity.

✦ BOOKING GUEST REQUIRED TO REGISTER ALL GUESTS PRIOR TO CHECK-IN & PRIOR TO PROPERTY ENTRY. Booking Guest charged MINIMUM $30/person/night for unregistered persons on property.
✦ NO SMOKING, NO VAPING, NO ILLEGAL DRUGS, NO ILLEGAL ACTIVITIES, NO FIREWORKS in, on or near property.
✦ EVENT & ALCOHOL RULES
• NO unauthorized parties, events, guests or visitors.
• All guests, parties or events MUST be approved first by host. Booking Guest must PAY ALL FEES PRIOR to entering property.
• Booking Guest must notify host of ALL GUEST AGES PRIOR to Guest Entering Property.
• Underage drinking strictly prohibited. Hosts reserve the right to check all guests ID’s for legal ages.
• No drinking or open containers of alcohol indoors or near water areas.
• No glass bottles allowed outside of kitchen area.
• No excessive alcohol consumption.
• No rowdy, reckless or belligerent behavior.
✦ AVOID ENTERING OR LOITERING by NEIGHBORS property. Avoid parking in front of neighbors homes (park on side of street with no homes), do not stop cars mid-street or aim headlights at neighbors homes.
✦ MEET DELIVERIES on time; avoid deliveries behind gate or to home’s front door. WAIT for transportation & deliveries in Guest areas or behind entry gate.
✦ The Property has EXTERIOR CAMERAS on 24/7 for security & compliance.
✦ We have a complete photo inventory of all items in the rental. Reimbursement and/or damage fees will be charged for items damaged or removed from property by ANY guest.
✦ BOOKING ACKNOWLEDGMENT
By booking, all guests acknowledge, understand and accept risks associated with property and agree to assume full responsibility for themselves and their party, including children and pets. Booking constitutes acceptance of property’s liability waiver included in Short Term Vacation Rental Agreement.

Booking Guest must sign Short Term Vacation Rental Agreement upon booking. Any guest may review the agreement prior to booking. If guests book and then refuses to accept terms of agreement, reservation may be canceled without refund.
