THE SPACE:
Ocotillo Retreat, one of our flagship Palm Springs retreats, has been fully refreshed in preparation for Fall 2025. The living room now features a plush Restoration Hardware (RH) Cloud Couch and shuffleboard table. Outside offers a RH outdoor couch set, double and single chaise loungers, fire pit table, and two cantilever umbrellas for all-day shade. Enjoy a wellness-focused garage with an infrared sauna and cold plunge (+ ice machine), yoga gear, plus 55-inch smart TVs in four bedrooms!
An inviting, family-friendly, interior-designed retreat with room to relax and a stunning pool. Less than five minutes from Downtown Palm Springs. The open, spacious living area encourages gathering and connection. Floor-to-ceiling windows and very high ceilings bring in beautiful natural light. The patio is made for relaxing with a pool and spa.
Inside, the RH Cloud Couch anchors the living room for movie nights. The kitchen and dining area make cooking and sharing meals easy. There is a smart TV in the living room. Four of the five bedrooms now have 55‑inch smart TVs. Every bed features a Quince linen duvet.
Outside, the new RH seating with Sunbrella fabric seats the whole group. Choose a spot in the sun on the double chaise. Or find shade under the two cantilever umbrellas. Four loungers with umbrellas line the corner. Evenings invite conversation under the stars or a soak in the spa.
The garage is now a wellness hangout. Enjoy an infrared sauna, yoga mats, resistance bands, meditation stools, and a lounge area with a couch. A professional-grade ice maker keeps poolside drinks cold and is perfect for filling the cold plunge during group sessions. Guests must complete a liability waiver before using the equipment.
Two of the five bedrooms offer direct pool access. The primary suite includes a soaking tub. Fast, reliable Wi‑Fi averages about 135 Mbps down and 40 Mbps up and can handle a few Zoom calls at once. The pool and spa include two private mini-pools. There are five ceiling fans and closets in all bedrooms.
Folding high chair and Pack ’n Play travel crib are available on request. Tell us before arrival and we will deliver after check-in.

Guests have access to the entire home and the driveway for parking. No one else will be on the property, other than the weekly gardener and pool technician, unless discussed with you in advance.

The Palm Springs community is vibrant and full of things to do. Downtown offers great restaurants and shopping. The city continues to invest in making Palm Springs a top destination. Ocotillo sits in Tahquitz River Estates. The area began in the 1930s with small Spanish Revival homes. It later grew to include modernist homes, quirky motor courts, hotels by Howard Lapham and Hugh Kaptur, an Albert Frey church, and what may be Palm Springs’ first modernist residence from 1933 by William Gray Powell.
Please note. Per city regulations, all guests must sign the Palm Springs Statement of Rules and Regulations and the Good Neighbor Brochure before their stay. These rules are mandatory. Fines start at 500 dollars for violations. Repeated violations may bring additional fines and eviction. By booking, you agree to these terms.
PLEASE NOTE:
Pool and spa heating is optional for a nightly fee. Heating to 82 degrees is $75 per night. Heating to 85 degrees is an additional $30 per night. Heating to 90 degrees is an additional $75 per night. This is billed separately and must be confirmed and paid for before arrival. A two-day minimum applies. The pool and spa cannot be heated at the same time. Heat will transfer between one system or the other based on your preference.
OTHER IMPORTANT INFO:
Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed!

OPEN AIR HOMES HOUSE RULES:
- By booking with us, you agree to sign our Rental Agreement.
- You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.
- Damages and/or failure to pick up after your pet may result in additional charges at check out.
- Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to the Owner and/or Company.
- For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.
- A minimum of $25 will be charged per lost or unreturned keys, fobs, or access cards. Please ensure they are returned before check-out.
- Additional fees are required for pool/spa heat if applicable, please reach out to Reservations for more details.
- The AC cannot be set lower that 75 degrees when the outdoor temperature exceeds 100s. If tampering with the HVAC equipment causes any issues which require a service call and/or repairs, this will be billable to your party

- Guests are responsible for any damage to the property or its contents during their stay. Any damages must be reported immediately to the host to ensure proper documentation.
- Please dispose of all trash in the designated bins provided. If the trash bins are full, please notify the host for further instructions.
- Any unregistered guests are not allowed to stay overnight without prior written approval from the host. Additional guests may result in an additional charge.
- Utilities are included up to the property’s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.
PALM SPRINGS RULES & REGULATIONS
- Do not create excessive noise, disturbances or traffic, or engage in disorderly conduct (including parties).
- Amplified music is not allowed outside AT ANY TIME (including mobile phones on `speakerphone`). Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). IF YOUR NEIGHBORS CAN HEAR MUSIC, YOU ARE IN VIOLATION OF THE CITY ORDINANCE. The minimum citation is $1,000.
- Please keep voices and pool activities to a reasonable level. Continued and ongoing screaming for an extended period is one way to get a citation.
- Night time hours are between 10 pm and 10 am. Please consider moving indoors after 10 pm. If you choose to be outside, please be considerate of the neighbors and use indoor voices. Please remember PS neighborhoods are quiet, surrounded by mountains and voices can easily carry.
- Only one vehicle per bedroom is allowed at any given time. Utilize the driveway and/or garage when parking your vehicle before using street parking. And never block any driveway or street access.
- Palm Springs requires that all dogs be on a leash whenever they are outside, except in the City’s Dog Park. Also, we expect everyone to pick up after their pet, failure to do so will incur additional costs at check out.
- Please do not store trash and refuse within public view except in proper containers for collection. Please do not leave trash or recycling at the curb.
A call from the neighbors to the City will bring the Vacation Rental Compliance Officers to your door. City code enforcement officers may issue you a $1,000+ citation if you exceed the allowed noise levels or if another violation is observed. Please keep in mind that you may be cited and/or fined by the City, or even evicted by the owner, for creating a disturbance or for violating other provisions of the City’s Vacation Rental Ordinance. The surrounding neighbors have been given a 24-hour number to CALL should they need to file a complaint.
