Welcome to Rustic Cove, a newly constructed cabin with a cozy but modern décor. It is perfectly situated in the heart of Pigeon Forge, a stone’s throw from Dollywood. Bring your family to this beautiful getaway, but be warned, you may not want to leave the cabin! This retreat is perfect, whether you’re looking for a relaxing weekend away or thrilling outdoor activities.

THE SPACE:
Sleeping Arrangements (sleeps 12):
- 4 King beds, private rooms with attached baths, each bed sleeps 2.
- 1 Queen size sleeper sofa in the living room.
- 1 Twin size bunk bed in game room loft.

MAIN LEVEL
- Living Room: Queen size sleeper sofa (sleeps 2) + gas log fireplace + wall mounted 55” Roku TV
- Kitchen: Open concept kitchen equipped with a gas range, microwave, oven, fridge/freezer, dishwasher and fully stocked with utensils. Granite Countertop with ample space for meal prepping.
- Bedroom #1: King size bed (sleeps 2) with side tables, 1 chair, wall mounted 43” Roku TV and full bathroom.
- Dining: Large size dining table with 5 chairs + 1 bench (can comfortably seat 8). To accommodate more people, bar stools in the hallway can be used.
- Coffee Nook: Ninja coffee machine + coffee grinder + storage/supply cabinet.
- Laundry: Full-size washer + dryer.

UPSTAIRS
- Bedroom #2: King size bed (sleeps 2) with 2 side tables, 1 dresser, wall mounted Roku TV and full bathroom.
- Bedroom #3: King size bed (sleeps 2) with 2 side tables, wall mounted 32” Roku TV and full bathroom.
- Bedroom #4: King size bed (sleeps 2) with 2 side night lamp tables, wall mounted 32” Roku TV and full bathroom.

LOFT
- Game Room: Ms. PAC-MAN Partycade (7” LCD Screen and Light Up Marquee) + 54” 3-in-1 Combination Game Table (Air Powered Hockey, Foosball and Table Tennis) + Electronic Dartboard + Board Games.
- Bedroom #5: Twin size bunk bed sleeps 2 located in game room loft + wall mounted 32” Roku TV.

BACK DECK/OUTDOOR AREA
- Small private back deck with 4 lounge chairs.
- Covered 7-person Hot Tub in the gazebo.

COMMUNITY SPACE
- Seasonal non-heated pool located right in front of the cabin.
- Picnic area with charcoal grills and tables located behind the cabin.
- Fenced playground for kids located across from the cabin.

THINGS TO NOTE:

GUEST ACCESS
- Your stay comes with 3 unassigned parking spaces. There is ample parking throughout the development, but we can only guarantee 3 parking spaces. Additional parking spaces may be available depending on occupancy of other cabins with-in the resort.
- Guests need to walk up a flight of stairs to get to front entry door. Hence it’s not suitable for groups that need accommodation for physical disabilities (NOT ADA accessible).
- Keypad entry front door lock. Check-in details and other instructions sent via email/text the morning of arrival.

Wi-Fi/INTERNET
The cabin is equipped with high-speed cable internet powered by Spectrum. The download speed over Wi-Fi can reach up to 300 MBS, however, this speed cannot be guaranteed and can fluctuate. You will have unlimited access to Wi-Fi throughout your stay.

SECURITY
For your protection, there is a security camera on the front porch to monitor the main entry point of the cabin. This camera will ONLY record activity on the EXTERIOR of the property and WILL NOT record any activity interior of the cabin.

TRASH
- Trash Cans: Do not allow trash cans to overflow or dispose of trash outside the cabin.
- If you stay more than 4 days, contact us for a mid-stay trash pick-up.

STARTER KIT OF ESSENTIAL SUPPLIES
- Bathrooms: 1 Starter size bath soap + shampoo + conditioner per bathroom, 1 Toilet paper roll per bathroom, and hand soap
- Other Household items: 4 garbage bags, 4 laundry pods, dishwashing soap + sponge, 1 roll of paper towels, 4 dishwasher pods and ground coffee.
- Please do bring your own extras of the above, or any other cooking/ conveniences you may use during your stay, including personal toiletries, condiments, cooking oil + spices, zip-lock bags, plastic wrap, aluminum foil, coffee + creamer, bottled water and charcoal (for outdoor grill).

WILD ANIMALS/BEARS
- Please respect nature and our community by not littering. DO NOT feed bears. You are in the middle of the mountains and bears sometimes do like to wander around - even in DOWNTOWN PIGEON FORGE! Feeding bears can endanger you, and can make bears dependent on human scraps, in which case they may need to be 'put to sleep' or relocated. This is a huge problem in this area, so PLEASE DO NOT FEED BEARS! Do not leave trash or food outside.
- NEVER leave doors, windows, car doors unlocked. Bears know how to enter, and will do a lot of damage if they get inside vehicles or homes.

PESTS/ CRITTERS/ FRIENDLY BUGS
You are in the mountains! Bugs do sometimes sneak their way inside the cabin, especially lady bugs and stink bugs (mostly in the fall to escape the impending winter temperatures). We do our very best to get rid of all of these critters, but occasionally they hide, or enter after our cleaner has left. We do have monthly pest control service but ask you to understand if the odd bug does present itself, we cannot provide refunds.

TRAVEL PROTECTION INSURANCE
We do recommend all guests purchase "cancel for any reason" insurance in the rare event of an outage that affects your stay OR if you might need to cancel for any reason at all to receive your money back!

INCLEMENT WEATHER/ SNOW
Please be prepared for the winter with 4WD / AWD in case of snow or ice making entry difficult. The Cove is in downtown Pigeon Forge and thus very accessible even during storms, but please be prepared as we do not provide refunds of any kind for weather-related events.

GENERAL THINGS
- A strict check-in 4:00 PM and check-out 10:00 AM policy is enforced to ensure thorough cleaning between guest stays.
- A security deposit of $450.00 will not be charged at the time of booking and but will be placed as a hold until check-out.
- The minimum age to book this cabin is 25 years.
- Maximum guests allowed is 12. You will be kindly asked to leave without a refund if more than maximum allowed stays at the cabin.
- No parties or events with large gatherings are allowed.
- No pets are allowed inside the cabin. If this rule is violated, a special cleaning fee of $450 will be charged in order to clean for the next guest and we may ask you to kindly leave without a refund.
- Absolutely NO SMOKING, VAPING, or DRUG use inside cabin at any point. An additional cleaning fee of $350 will be added if smoked inside the cabin.
- A security flood light/camera is located on the front porch entry for guest safety. Do not cover or tamper with it.
- Do not unplug electronics such as WIFI/internet router/modem, TV’s and other entertainment/electronic components.
- There are no closets in the cabin.
- Please research Hot Tub health concerns prior to usage. Use Hot Tub at your own risk. No alcoholic beverages allowed inside the Hot Tub.
- No open fires such as candles, personal grills or fireworks permitted on property.
- Power, Wi-Fi, Water and outage of other important services due to harsh weather or occurrences beyond our control may occur. These disruptions are rare, and services usually resume within hours.
- While we are delighted to welcome you into our Cabin. There are some “hotel” like features/amenities that our cabin doesn't offer. Please bring your own personal toiletries, condiments, cooking oil + spices, zip-lock bags, plastic wrap, aluminum foil, coffee + creamer, and bottled water.
