The Home:

Bedrooms: Three comfortable, well-appointed bedrooms, each designed for ultimate relaxation. You’ll find cozy bedding, ample closet space, and peaceful decor to ensure a restful night's sleep.

Bathrooms: Two pristine bathrooms, featuring modern finishes. The master suite has an en-suite bathroom with a walk-in shower and a large soaking tub for unwinding. The guest bathroom has a walk-in shower.

Outdoor Adventures: Explore nearby parks, beaches, and walking trails, or enjoy a day at one of the local marinas.

BOAT LIFT AND DOCK DISCLOSURE AND LIABILITY WAIVER


This Boat Lift and Dock Disclosure and Liability Waiver ("Waiver") is incorporated into and made part of the Rental Agreement between the Property Owner ("Owner") and Renter(s) ("Renter") for the above-referenced property.

1. USE OF BOAT LIFT
The property includes access to a boat lift for Renter's convenience. Use of the boat lift is entirely at Renter's own risk.

2. RENTER RESPONSIBILITIES

Renter agrees to the following:

a) Renter shall inspect the boat lift before each use to ensure it is in proper working condition.

b) Renter shall use the boat lift in accordance with its intended purpose and operational instructions provided.

c) Renter shall not exceed the maximum weight capacity of the boat lift.

d) Renter is fully responsible for properly securing their boat to the lift.

e) Renter shall not use the boat lift during severe weather conditions including but not limited to: high winds, electrical storms, high waves, or other dangerous conditions.

f) Renter agrees to follow all posted instructions and safety guidelines for the boat lift.

3. DAMAGE LIABILITY

a) **Damage to Renter's Boat:** Owner is not responsible for any damage, loss, or injury to Renter's boat or other personal property while using the boat lift, regardless of the cause. This includes but is not limited to: mechanical failure of the lift, operator error, weather-related incidents, power outages, or any other circumstances.

b) **Damage to Boat Lift and/or Dock:** Renter assumes full responsibility and shall be liable for any damage caused to the boat lift, dock, or related equipment during their rental period, regardless of how such damage occurred. Renter agrees to promptly report any damage to Owner and to pay for all necessary repairs or replacement costs to restore the damaged item(s) to their original condition.

4. INDEMNIFICATION

Renter agrees to indemnify, defend, and hold harmless the Owner, property manager, and their respective agents, employees, successors, and assigns from any and all claims, demands, damages, costs, expenses, loss of services, actions, and causes of action arising from Renter's use of the boat lift and dock.

5. ASSUMPTION OF RISK

Renter expressly assumes all risks associated with the use of the boat lift and dock, including risks to themselves, their guests, and their property. Renter acknowledges that operating a boat lift involves inherent risks.

6. INSURANCE

Renter is strongly advised to obtain appropriate insurance coverage for their boat and personal property while staying at the rental property.


7. NO WARRANTY

Owner makes no warranties, express or implied, regarding the condition, safety, or suitability of the boat lift for Renter's intended use.


ACKNOWLEDGMENT

By accepting the reservation, you undertake that, Renter acknowledges they have read, understand, and agree to all terms and conditions outlined in this Boat Lift and Dock Disclosure and Liability Waiver.
