Summary:

Majestic Modern is a stylish 4-bedroom, 4-bath townhome on the most private corner lot in the Majestic neighborhood, sleeping 10. Watch the sunset over Emerald Mountain from the private hot tub, gather around the gas fire pit, and walk out to the Yampa River Core Trail. The free city bus gets you to the ski base in about 10 minutes.



The Space:

This three-level home is set up for families and groups.



Ground level: heated 2-car garage with gear storage and boot dryers, a full bathroom and the bunk room, with its own TV, games and movies.

Main level: open kitchen, living and dining areas with a gas fireplace, a queen bedroom with its own bathroom, and two decks, one with a gas fire pit and the hot tub (with Bluetooth) overlooking Emerald Mountain and the Yampa Valley, plus a propane grill.

Top level: two suites and a full laundry room.



Bedrooms (sleeps 10):

- Main suite: California king bed, walk-in closet, TV, bathroom with double vanity

- Junior suite: King bed, walk-in closet, TV, private bathroom

- Main-level bedroom: Queen bed

- Bunk room: Queen bed and twin-over-full bunk



Also: radiant floor heat throughout, central vacuum, a well-stocked kitchen with pantry basics, crib and high chair.



Guest Access:

You'll have the whole townhome to yourselves. We'll send your front door code on the morning of check-in (Nest/Yale smart lock).



You have 4 reserved parking spots: 2 in the heated garage and 2 in the driveway. More guest spots in the neighborhood are first come, first served.



The Neighborhood:

Majestic is a quiet, family-friendly neighborhood of full-time residents, backing onto a protected wetland along the Yampa River. Walk out to the Yampa River Core Trail, a flat, paved path that runs along the river all the way downtown, past parks, the botanic gardens and hot springs. The river is great for fishing, tubing and paddleboarding, and you'll often see sandhill cranes, eagles and otters. The grocery store and the ski area are about 5 minutes away by car.



Getting Around:

The free city bus stops at the entrance to the neighborhood ("Majestic Circle" stop), about 50 yards from the front door, and gets you to the ski base in about 10 minutes. Take the Orange line in winter and the Green line in summer; the RouteShout 2.0 app has schedules and live tracking. The bus also runs downtown and to the grocery stores.



Other Things to Note:

Check-in is at 4:00 PM and check-out is at 10:00 AM.



This is a family-friendly neighborhood, so please respect quiet hours (9 PM to 9 AM). A noise monitor on the property sends an alert if noise exceeds set levels during quiet hours.
