The Space:

The main house features an open concept living and dining area, with walls of windows that let in the Texas sunshine and offer stunning hill country views. Step outside onto the deck to dine al fresco, take a dip in the custom pool, or relax on the loungers. For the cooks in your group, the brand new kitchen is fully equipped with everything you need to prepare and serve your favorite meals, including a gas stove and outdoor grill. And when it's time to unwind, head to the large rec room with pool table, TV, and cozy lounging area.
The master bedroom is a spacious retreat with a king bed and luxury linens. It also features an additional twin daybed for extra sleeping space. A bonus set of twin over twin bunks is located within the master bedroom, making it perfect for families with children. The en-suite bathroom is a luxurious oasis, complete with a clawfoot tub for soaking away the day's troubles, a beautiful tiled shower, and double vanities. Large windows in the bathroom provide a scenic view and ample natural light.
On the main floor, there are two additional bedrooms with queen beds and comfortable linens. These bedrooms share a full bath, which features two separate tiled showers and a double vanity, providing convenience and privacy for guests.
Upstairs, the fourth bedroom offers two queen beds with simple and elegant decor, providing a cozy space to rest and rejuvenate. The fifth bedroom is a spacious room with two queen beds and a fun theme, perfect for larger groups or families. The sixth bedroom boasts a king bed and ample space to stretch out and relax. The upstairs bedrooms share a full bath with a tub/shower combo.
Upstairs, the bedroom with a TV for kids doubles as a video game display, while the fully equipped 600-square-foot private apartment above the billiard room can sleep up to 4 guests and offers a kitchenette.

Guest Access:
â This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1500 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $99.00 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

We have a 24/7 team dedicated to our rentals and our local property manager is available to be at the property.
Pool was cold as stated, hot tub was also. House overall met expectations. There are a few minor fixes you need to make. We left list at home. Communication was top notch. Home very comfortable.
Here is a comprehensive list of all the problems/issues we encountered during our stay from 09/29 to 10/02 :
Upon arrival I nearly fell in the living room due to the severely warped floor, creating a hazardous environment in the main shared living area. - photos sent.
The outside lights would not turn on - I called about this and was told that someone would arrive on Sat morning (09/30) to fix it. No one ever came during my stay. This prevented us from safely using the outside areas for the first night. The door handle on the freezer in the kitchen was broken/missing. - photos sent. A cabinet door (next to the trash bin) was hanging on by a single screw/hinge. - photos sent. SEVERE ant infestation in the kitchen and bathrooms. Food was ruined and had to be thrown away. - photos sent. The door handle to the shower door in the common bath on the ground floor was broken/missing. Guests had to pry it open by grasping onto the screw that was left behind from the missing handle. The bathtub in the garage apartment would not drain and a guest had to pull an enormous was of HAIR out to clear the drain. - I have photos of this. The bathtub in the upstairs bath was also slow to drain - We had everyone use the downstairs shower as a result. I called the day before my stay to ask what would be necessary to have the hot tub heated and working upon my arrival. I was told that it would be on. It was NOT. It was not on until after 3 pm on Saturday 09/30 and was turned off at 6:30 pm.
