1. The reservation includes the background check cost for one guest. Additional guests will incur a fee of $18 per person.

3. A refundable security deposit of $150 is required at the time of booking.
4. Guests are responsible for replenishing their own consumables after the initial supply.
5. A pet fee of $125 per pet, per reservation applies.

To check in, a background check and valid government ID are required. If the background check is not approved, the building reserves the right to deny entry. Please complete all required documentation promptly, as we cannot issue refunds for entry denied on the check-in day due to delayed submission.

WAIVER OR SAFETY DEPOSIT
Please note that we offer two options to protect both you and our property, ensuring it remains in excellent condition for you and future guests: a non-refundable Damage Waiver for a small fee $30, or a refundable Safety Deposit $150. As an official partner of Airbnb, these options will be presented to you after booking via our Guest App.

9 PM on weekdays, 10 PM on weekends.
đ« NO SMOKING:
Smoking indoors is strictly prohibited and will result in a $500 fine. The removal of smoke odor and nicotine stains is a time-consuming process.

All pets must be registered prior to check-in as some breeds are not allowed. Failure to register do so will result in a $250 fine termination of stay.
đŸ PET ETIQUETTE:
Please ensure pets relieve themselves outdoors or in designated areas. Guests who violate these rules may face fines or cancellation of their reservation without a refund.
đ« NO PARTIES
A $1,000 surcharge will be applied to any group found to be dishonest about the intended use of the unit. Please be transparent and honest. Guests hosting parties will be asked to vacate the property immediately without a refund.
đ« NO UNREGISTERED GUESTS:
For liability purposes, all guests must be registered. A $50 fee per night will be charged for each unapproved or undeclared guest. Cleaning and inventory are scheduled based on the number of registered guests occupying the unit.
âŒïžSECURITY CAMERA
The security camera located on the outer door frame must remain functional at all times, as required by building management. Any attempt to disable or remove the camera will result in a $500 fine and is considered a violation of the booking. This security camera monitors activity outside the unit only.

CHECK-OUT TIMES
Check-out times are firm unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations. A $50.00/hour penalty is applied if guests fail to check out by 10AM as my cleaners are on tight schedules.
đïž GARBAGE
Garbage is to be thrown out in a sealed bag in the trash chute on your floor. Garbage is not to accumulate in the unit and is not to be disposed of anywhere else in the building or community amenities. Be sure to break down all boxes and seal all bags. Soiled trash, like pizza boxes, cannot be recycled. The trash cans in the parking garage and amenity spaces are for loose trash only.

Outdoor shoes should be left by the front door and not worn inside the unit.
đŁ COMMUNITY POLICY AND RULES
We kindly ask guests to uphold the buildingâs community values by following its rules and policies. By confirming this reservation, you agree to adhere to all written apartment and community guidelines, including proper care of the property. Any verified complaints from the building management may result in fines and/or the cancellation of your reservation without a refund.
đ CHECK OUT PROCEDURES
Please ensure all dishes are washed and put away, as dishwashing is not included in the cleaning fee. Place all used towels and linens on the floor near the bathroom, and dispose of all trash before leaving. We kindly ask that you leave the home in good condition to help keep cleaning fees reasonable and maintain the high quality of our guest experience.
đ KEYS
Lost keys are subject to a replacement fee of $150 each. Please return the key to the lock-box upon check-out. If keys are not returned to the lock-box , they will be considered lost and replacement fees will apply. Be sure the lock-box is securely closed before your departure.
âïž RESERVATION EXTENSION POLICY
Guests wishing to extend their stay are welcome to do so, subject to availability. Please provide at least 48 hoursâ notice prior to checkout to extend without any penalty.
Extension requests made 24 to 48 hours before checkout will incur an additional charge of 50% of the cleaning fee to accommodate rescheduling of cleaning services. Any requests made less than 24 hours before checkout will be subject to an additional cleaning fee.
