POOL HEATING * note whilst solar is free, POOL GAS heating is an optional extra - an additional cost of $280 per stay, or per week - plus website fees will be added if you choose this option - highly recommended! (Solar will be on for free, but obviously depends on the weather)

NOTE - whilst we can accept up to 22 guests in your booking WE HAVE A STRICT NO PARTY / NO EVENTS POLICY, so only those registered guests allowed on premise, no visitors, and must abide by the Mornington Peninsula Code of Conduct for all rentals - no noise that can be heard from driveway, no outdoor / pool noise from 10pm) - enter all guest and visitors into your booking numbers.

For those who love the great outdoors and smell of fresh sea air, but don't want to tackle the beach crowds, our outdoor areas and grounds provide a sense of calm and sanctuary -entire premises are fenced for children and dogs to enjoy - pool is securely fenced seperate to deck areas, never leave the pool gate propped open.

With 6 bedrooms everyone has space to relax - we have 3 ensuites and 1 main bathrooms, + extra toilet in laundry - plenty of privacy for everyone!

NO EXTRA VISITORS allowed on premise unless registered as part of booking guest numbers. (ie: if you book for 8 or less guests but plan on more, then additional fees will apply for extra guests/visitors for whole stay even for day visitors)

TRULY PET FRIENDLY
We are TRULY pet friendly - No holiday is a true holiday without the furry family members being invited along! Your fur babies are more than welcome indoors and out (and we have 1 lovely medium doggy door so they have the freedom to be in and out) ……with plenty of sniffling, snuffling, sunny deck space in our fully fenced yard, we are sure they will be very well behaved and enjoy curling up inside at the end of the day. You would know the drill - don't leave them unattended + pick up all poop before you leave – treat our house like your house, and enjoy!

Note - sofa beds will NOT be available for use unless pre-booked for sleeping guests (if requested, extra $50 for linens, if a booked full house, no extra linens charge)

the Peninsula Hot Springs and amazing golf courses are a short drive away...not to mention the amazing wineries on the Mornington peninsula (UBER approx $40 each way...how easy is that?)

NO SMOKING OR VAPING is permitted inside and all butts have to be disposed of from outside areas prior to your departure.

Each stay has a provision for cleaning and our expectations are
* "neat and tidy" with all supplies and furniture in their original positions
* no dirty dishes left around - put dishwasher on before you go
* no rubbish left indoors or in driveway /curb if they exceed the space of provided bins (you must take it with you...with big groups staying, it can happen!)
* if pups staying, collect all poop and dispose to outdoor bins
* Leave bed linens as they are, any towels to be in bathrooms or bathtub/laundry area please, thats it!
BUT if more than cleaning is required guests will be charged the extra hours required from their bond. The BBQ must be cleaned by guests before departure (no grease or food left behind) or additional costs apply

our property is not for rowdy party groups or individuals who wish to make excessive noise, day or night. Our pool, yard and house amenities are for registered guests only - NO day/evening visitors without prior registration and fees paid as part of guest numbers booked.

WHEN MAKING A BOOKING PLEASE:
Let us know your total GUESTS & visitors & ages of guests and if any occasion.... having additional guests on site without approval, during day or night, will result in immediate termination of your booking and bond. No refund will be given. These rules are for your safety and our property security - WE ARE NOT A PARTY HOUSE

SCHOOLIES - young adults are welcome with a ID & parent contact requirement + Additional bonds of $200pp will apply depending on group size . A parental guarantee + contact details may need to be provided. Make sure you enter your dates and number of guests to get an accurate price estimation. We can adjust bond online BEFORE booking made to save having to pay upfront - reply that you understand this requirement!
