SKY LIGHT TERRACE is a beautiful top floor and crossing apartment with two bedrooms. It has an ideal location in the hyper center, 3 minutes walk from the Promenade des Anglais and beaches. You will be in the heart of Nice's city life. The apartment benefits from an exceptional terrace of 50m ÂČ with a clear view on the city and the mountains. It also has two balconies on the courtyard side.



The apartment has a modern decoration. The light walls give a sleek look and accentuate the brightness already present in the apartment. The furniture is upscale with quality materials.



The magical view will accompany you from every room thanks to the large windows that line the apartment.

You will be seduced by the two beautiful bedrooms configured as hotel suites with their private bathrooms.

With the smart TV in the living-room you can access your Netflix account in addition to hundreds of international channels available.





The apartment is on the 8th and last floor, accessible by elevator. It's the only apartment of the floor.

It benefits from free fiber optic WiFi connection and air conditioning throughout the apartment.





SKY LIGHT TERRACE has an ideal location in the hyper center.

All the must-see places in the city are less than 10 minutes walk from the apartment:

- The Promenade des Anglais and its beaches

LIVING-ROOM :

It has a soft sofa, a smart TV with articulated arm, a coffee table, a beautiful glass dining table and 4 chairs.

The living room is air-conditioned and opens onto the terrace.



KITCHEN

The kitchen is open-plan. It is equipped with an oven, a microwave, a fridge, a freezer, a kettle, a Nespresso coffee machine, a dishwasher, an induction hob and a toaster.

The kitchen opens onto a balcony.



BEDROOM 1 + BATHROOM 1:

It includes two single beds with 22 cm thick mattresses of high quality. The two beds can be configured as a KING SIZE BED.

The bedroom also has a wardrobe and desk area. The room opens to a balcony and is air conditioned.

The bathroom has a washbasin with illuminated mirror, a shower, a heated towel rail, hanging toilets, a washer-dryer and a hair dryer.



BEDROOM 2 + BATHROOM 2:

It includes a KING SIZE bed with a 22 cm thick mattresses of high quality, wardrobe and desk area. The bedroom opens onto the terrace and is air conditioned.

The bathroom has a washbasin with illuminated mirror, a walk-in shower, a heated towel rail, hanging toilets and a hairdryer.



TERRACE

It has a dining table and its 4 chairs, 4 sun loungers and a summer lounge with two garden chairs and a coffee table.

Each balcony has a table and 2 chairs.

It's separate.

Heating: Heating is collective and managed by the building. Start-up is scheduled for mid-November to mid-December. Shutdown is scheduled for mid-April. Start-up and shut-down dates depend on the local climate and the building manager.

Looks good in photos but not worth it!We stayed at this apartment in June 2025. While the unit itself is modern, airy, and bright with a lovely terrace view, the overall experience was disappointing and not worth the high price.Each room came with only two pillows, and despite requesting extra for my husband’s back issues, management refused. Towels were another frustration—only one thin, poor-quality towel per person was provided, and when we asked for an additional set so we could rotate them while washing, we were denied again. For the cost of this rental, this level of service is unacceptable.The check-in process was also inconvenient. Picking up keys from an office and then hauling luggage through crowded streets was a hassle. Inside the apartment, the app didn’t work at all, leaving us unable to properly use the washer and dryer. With no English instructions, our laundry came out soggy after five hours in the dryer.Despite being close to the beach, the apartment provides no beach towels or chairs, amenities we’ve had at other rentals in the area. To top it off, we were charged more than the quoted VRBO rate.Overall, the apartment looks nice on the surface, but the lack of basic necessities, poor management, and overcharging made this stay frustrating and not worth the money.

Stunning views

I found it a bit annoying that we had to pick the keys up from the office, which meant having to cart our cases around in the heat. This was a minor inconvenience though and when we got there I was really impressed how clean everything was and how well equipped the apartment was. There was a lot of attention to detail and great facilities. There is a supermarket nearby which was handy for getting supplies. The main thing we loved were the views from the roof terrace and the balconies. Perfect to sit with a drink in the evening or to sunbathe in the day. We did have an issue with leaky aircon which didn’t get fixed whilst we were there and we had to use a saucepan to catch the leaks in spite of us reporting it. This didn’t impact on our stay though. The location is perfect as there are a lot of bars and restaurants locally and it is a short walk to the beach. We also used the train and uber to explore other areas nearby.

Property was great. Property Management meh.

The property was exactly as described. There were three of us and it good space. If we weren’t able to be outside - anymore than the 3 of us wouldn’t have a place to sit comfortably. But if the weather is good, there is plenty of room with the decks. The location was perfect. So close to the water and within a few minutes walk to the old town and all the markets and good shopping. Having parking was key as well. The property management company was a bit all over. They have an app but it wasn’t well organized and you had to go searching for emails for all the different items you needed such as address and codes and directions. It made things much more difficult than it needed to be. Directions weren’t all clear. There isn’t a phone number to call and everything was through a message on the app. I’d definitely stay again and would recommend The property!

35th anniversary

Location and place is second to none. Balconies reveal breathtaking views. Minor inconvenience is lack of basics such as hand soap, starter coffee pods. Salt/pepper, etc. many of these are usually left behind from previous visitors and can be useful to the new ones. Had to go shopping after our late arrival.

Perfect Location in Nice

My husband and I truly enjoyed our stay for a week in Nice. The location was perfect and not too far of a walk to all the great restaurants in Old Town. The Manager and Concierge were very helpful gettin us settled into the apartment. Also the elevator went out for awhile however they were right on it to make sure we knew it was being addressed. ( It was only out briefly). The views are spectacular and it's a very quiet place. We will definitely be returning!

Perfect location for first timer. Great variety of restaurants, shops nearby; Promenade and old town too. Lovely modern apartment. Only thing missing might be a comforter or quilt on the beds for this time of year.

Bright, Quiet, Clean

This apartment is in the centre of Nice, but, being on the eighth floor, it is very quiet. It was spotlessly clean when we arrived. With plate-glass patio doors on both sides opening onto terraces, the views are spectacular: the Ferris wheel in the Place Masséna on one side, the Negresco and the distant mountains along the coast on the other. We would definitely rent it again. It's easily suitable for four people. There are two bakeries, a grocery store, a green grocer, a cheese shop, a wine store, a ravioli shop all within steps of the front door. (We bought croissants and baguettes at Chez Maßtre Pierre every morning.) I wish that we had stayed an extra week!

Beautiful and spotlessly clean place!

Our family of four stayed here the end of August. The house was centrally located, beautiful terrace wrapped around the house which gave us a picturesque city Mountain View. Such a well designed layout with very modern and sleek furniture. A lot of lighting, closet space.. you name it. It’s all there. we’re already thinking about returning next year!!
