Additionally, the bustling Main train station (Nice-Ville) is a mere 8-minute walk away. Adjacent to Mozart Square Park, our building provides a serene oasis amidst the vibrant neighborhood ambiance.

Step outside and immerse yourself in local charm, with an array of cafes, shops, bars, and bakeries adorning your doorstep. For guests traveling by car, paid parking and a garage are conveniently situated just moments from the main entrance.

Housed within an elegant Bourgeois building with lift access, our flat seamlessly blends classic charm with modern comfort. Lofty ceilings and an inviting balcony offering a picturesque street view create an ambiance of relaxation. The spacious living room and bedroom feature long doors opening onto a quaint balcony, allowing you to soak in the atmosphere of the bustling streets below.

Designed with your comfort in mind, our apartment boasts a plush king bed measuring 160 x 200 in the bedroom, ensuring a restful night's sleep. Upon prior request, a comfortable sofa bed measuring 140 x 200 is available in the living room (additional charges apply). Complimentary amenities such as shampoo, toilet paper, and towels per guest are provided, with additional requests accommodated for a nominal fee.

Please note, for guests traveling with children, a incidental deposit of 500 Euros is required on-site, serving as a precautionary measure against potential damages.

Guests will have full access to the entire Flat, including the Living Room, Bedroom, Open Plan Kitchen, Dining Area, and Bathroom/Toilet with Bidet. Additionally, there is a Balcony where guests can enjoy a street view.

To assist you, here are some essential details:

Check-in and Check-out:

Please be aware that check-in is strictly between 15:00 - 20:00, with check-out scheduled for 10:00 AM. Late check-ins after 20:00 will incur a supplementary charge of €20, payable upon arrival.

Early or Late Check-in:

Should you require an earlier or later check-in, please inform us in advance, and we will make every effort to accommodate your request, subject to availability.

Rates:

Our property offers exclusive short-term rentals, with rates calculated on a nightly basis. If you wish to extend your stay, please reach out to us directly to benefit from special booking fee savings.

Appliance Usage:

We kindly request that you refrain from tampering with or disabling any provided appliances, including the WiFi, TV, and air conditioners. Unauthorized adjustments may result in the termination of your stay, constituting a breach of our rental agreement.

Standard Package:

(a) Each booking includes our standard package, comprising:
i) A complete bed set, featuring a sumptuously cozy duvet and a luxuriously comfortable pillow.
ii) A towel set per guest, including a delightfully plush bath towel and a velvety soft face towel.

Additional Requests:

(b) Additional requests incur nominal charges:
i) €30 for an extra bed set.
ii) €10 for an additional towel set.
Please note that all payments are to be settled directly at our premises via card payment upon your arrival.

Sofa-Bed (Additional Request/Advance Notice)
(c) Sofa Bed: Access to our sofa bed is limited to groups of more than 2 guests.

For groups exceeding 2 individuals:

it is obligatory to request an additional bedding set (consisting of a bed sheet and duvet set) at our flat rate fee. Alternatively, guests may opt to bring and present their own bedding set prior to the check-in and key handover process.

To guarantee a smooth experience, it's essential to provide advance notice for any additional requests. This enables our managers to make necessary arrangements and deliver the sofa bed/bed-set to you before your arrival.

Incident Reporting:

We kindly ask that any incidents affecting your stay be reported within 24 hours of check-in to facilitate swift resolution. Failure to report incidents within this timeframe may result in zero compensation and no refunds.

Lost Keys:

In the unlikely event of misplaced keys, a nominal fee of €300 will be incurred.

House Guidelines:

To ensure a serene and secure environment, please adhere to our house rules:
a. Animals or Pets are not permitted, with a cleaning fee of €250 if this rule is infringed.
b. Parties or events are strictly prohibited, and non-compliance may result in eviction.
c. Engaging in illegal activities, including interactions with prostitutes, is strictly prohibited.
d. Extended stays are subject to availability and rebooking options.
e. Smoking is strictly prohibited both indoors and on the balcony, with a cleaning fee of €250 for violations.
f. Disposal of wipes or cotton buds in the toilet is not permitted.
g. Only guests listed in the booking are permitted on the property. Unauthorized visitors will incur a daily fine of €80.
h. Food and drinks are not allowed in the bedroom.
i. At least one member of the group must be 21 years or older.
j. Departure time is 10:00 AM, and guests are kindly requested to leave the apartment in a tidy state.
k. All crockery, cutlery, utensils, and pans must be cleaned and stored appropriately, with household rubbish taken out.
l. Please refrain from bringing our towels to the beach.
m. Before sitting on our sofa or lying on our bed, please ensure to wash off your sunscreen to prevent damage. Any damage caused by sunscreen will incur cleaning costs and the maximum charge for replacing damaged sheets or towels.

Property Address Confidentiality and Unauthorised Mail Handling:

To maintain the privacy and security of our property, we enforce strict rules:

A) Please refrain from disclosing, sharing, or utilising the property address beyond your stay.
B) Any unauthorised mail received will be promptly returned to the sender or appropriately handled.

Please treat our property with care and respect, and adhere to the outlined rules for a truly harmonious stay.
