The Space: The charming colonial facade gives way to a bright, and modern exterior. Enter the spacious living room with dramatic black-and-white furnishings and decor and a large picture window. The flat-screen TV pairs perfectly with the high-speed internet to offer a great streaming experience. You`ll also find a convenient coat rack and side table in this space.
A fully-equipped kitchen boasts soothing dove-grey cabinetry, along with stainless steel appliances, and abundant counter space. The family chef will feel right at home, with everything needed to create anything from a simple snack to a full-course gourmet meal.
The adjacent dining area features a mid-century modern table for 8. Family dinners are back in style here!
On the other side of this space is a work area, with a desk and swivel chair.
This dining/workspace leads out to one of the two outdoor spaces. This is an open deck, overlooking a green space and comfortably furnished for four. It`s a lovely spot to enjoy your morning coffee or a well-deserved afternoon beer or cocktail.
A convenient half-bath is also found on this level.
A master suite on the first level will feel like your own private kingdom! This is a great family bedroom, with a king-size bed and a daybed! You`ll also enjoy your very own gas fireplace, flat-screen TV, and private entrance to the private-courtyard. This level also houses the laundry room.
The 3rd level of the townhome is home to 3 additional bedrooms. The master suite has a king bed, while the other two bedrooms have queens, and share the hall bath.
Neighborhood Overview IMPORTANT: This home is strictly for quiet groups, not suitable for family loud family gatherings or group celebrations; families with very active children must not book since our walls are thin and are neighbors are very sensitive to noise.
CountrySide in Sterling VA is a quiet, tree-lined and family-oriented community. Our very favorite thing, though, is also its best kept secret - HorsePen Run Wetland Nature Preserve. This 370 acres of protected land is for CountrySide residents' and guests` enjoyment. Located roughly behind some of the nearby schools, the preserve is a true nature sanctuary, with 12 different trails of varying lengths.
Outside of CountrySide, you`ll find all the amenities and attractions necessary for a great trip, like grocery stores, movie theaters, shopping, and dining. And of course, DC is just minutes away.
Important Things to Note:
This property is dog-friendly with an additional fee of $250, per pet, for stays less than 30 days. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).
Mail Policy for Stays Over 30 Days: Guests staying over 30 days will be granted access to the mailbox. A $150 fine will apply if the mailbox key is lost.
For Stays Under 30 Days: Guests may not receive mail at this location or our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for recovering lost mail or packages.

We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.
If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.
Late Checkout: Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.
If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.
Same-Day Bookings: Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from the company. We will ask you to provide information on your group and the purpose of your stay.
If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.
Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.
Internet/Cable: The company is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.
The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Pool: If the property has a private pool, please understand that we service all of our pools weekly. Due to our tropical surroundings and lush vegetation, it is not unexpected that debris will all into the pool. Though it may give the appearance otherwise, the pool is still clean. Our technicians maintain the pools with the correct balance of chemicals on a weekly basis. We are unable to send them out to properties to sweep up daily debris. Pool skimmers are available at each property for guests' convenience.
If your private pool is exceptionally dirty or you find items other than vegetation in it, please contact us and we will remediate the situation.
If you are in a property with a shared pool, such as a condominium, please be advised that most condominium communities have their own pool cleaning schedules that we have no influence over. If you experience a problem other than normal daily debris, please let us know and we will make inquiries on your behalf.
Privacy: This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.
Starter Supplies: We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.
IMPORTANT NOTE: CountrySide is a family-oriented community that prizes courtesy and quiet. For this reason, we can only invite family groups to any of our CountrySide properties. Additionally, because of past conflicts, we have had to enact a ZERO TOLERANCE policy for any violation of the either our noise or quiet hours (10pm - 8am) policies. In order to be fair and impartial with this noise policy, we have installed NoiseAware in all of our CountrySide properties. This technology is similar to a smoke alarm, but instead detects noise over a pre-set decibel.

Sterling townhome
The property was very clean and well equipped. While- like another former guest- problems with the provided entry code, the host was quick to resolve the issue and everything was fine afterward. For the two of us, the house was much larger than we needed, but those traveling with groups or families, there is abundant space for everyone! The location was ideal for our stay and easily accessible to shops and restaurants.

Large space for family stay
Overall, a great experience. Communication was a little convoluted (some issues booking, a lot of extra emails and ID checks beyond VRBO expectations the week before check in, and we couldn't initially get in because the check in code provided was incorrect), but once we were at the townhouse, there were no issues. The place was very large and had ample bed space, and rooms were large with big closets. There was smell of cigarette smoke in the unit, most concentrated in the laundry room. Overall, a great space that fit our needs!

We would not recommend. The place is very dated, the pictures make it look much nicer than it is. Overall we had a very bad experience. When we checked in it very hot, 79 degrees, and we discovered the AC was not working. We reported it, they sent and HVAC person the next day, he said it needed to be replaced. I then spent that day of vacation working with the property management person on figuring out if the owner would replace it or not. Quite frankly not what I should have to do while on vacation. They replaced it the following day, but it still wasn't working. They had to send the HVAC person again. So we didn't have AC until mid 4th day of our stay. Also, they were missing basic things, kitchen linens, kitchen sponges were old and gross, pots and pans that were usable, toaster, dishwasher detergent, dish soap, basic bathroom toiletries, etc. I reported and they did drop some items off, not all, which I than had to wash. Making me do laundry (no laundry soap provided) and dishes that I didn't use. The basement bath was half renovated, both the upstairs hall bath and basement bath toilets didn't flush fully, they sent someone to fix them, said they were, but they weren't and wanted to come back again. At that point I just didn't want anyone else in and out of the place. It was more work and inconvience for me, so tols them just to fix them after we checked out. They have a lot to fix before they should rent this place. While they did give us a discount for 3 nights with
